What to deal with if you have ponding water or saturated soil conditions around the home, the yard areas next to the home. Some people may think this is just a nuisance, um, but it can lead to severe foundation problems and it can lead to mold in the crawl space of the home. So this needs to be addressed, um, either with or a combination of both surface drainage and subsurface drainage.
Surface drainage is just a system of buried pipes, um, grading the yard to drain towards drain inlets that are convey the water from the pipes away from the home. A subsurface drain is a rock-filled drain to a certain depth. Usually it's a depth below the elevation of the crawlspace soils, and that's intended to prevent water or moisture from getting in your crawlspace.
Um, twofold that can lead, moisture in the crawlspace can lead to mold growth and foundation problems, um, the cyclic problems you have with the expansion and contraction of the soils during the wetting and drying process, um, when you're on expansive soils. So a subdrain will minimize that fluctuation of moisture, thereby creating a stable moisture content in the soils that the house is founded on, and minimize movement that's caused from seasonal related wetting and drying of the soil.
