Dave Keith: The Remediator

By James Florence, Diamond Certified Resource Reporter

SANTA ROSA — A longtime construction professional, Dave Keith saw the burgeoning mold remediation industry as a chance to utilize his expertise to help those in need. “I have a family background in construction and development, so I’ve basically been involved in the field since the fourth grade,” he explains. “As the public awareness about mold and its effects began to rise in the late ’90s, I realized it was an area I could specialize in that would allow me to help people who were having mold problems in their homes.”

Dave’s first foray into professional mold remediation was a joint venture with his brother, who brought along his own pertinent experience as an insurance agent handling water and fire damage claims. “In 2002, my brother and I started a mold remediation company that was very successful—so much so that we ended up selling the company. The sale included a five-year non-compete clause, so I took a break from mold removal and started running a web company. Once the non-compete period ended, I went into partnership with my dad and started doing mold remediation and fire damage restoration, as well as general construction and remodeling.”

Today, as owner of NorthBay Environmental, Inc., Dave says his favorite part of his job is reassuring stressed-out customers. “Dealing with mold, water or fire damage is a lot different than doing general construction, in that it’s not something you plan for. It’s more of an emergency situation, and in many cases, the client’s home is inhabitable, so there’s a lot of anxiety and stress involved. That’s why I like going in and reassuring the customer that we’re going to take care of everything for them.”

A resident of Santa Rosa, Dave expresses his appreciation for life in the Sonoma County area. “I’ve lived for short stints in Southern California and the Reno/Tahoe area, which were both nice, but Sonoma County has a special place in my heart. It’s where my roots are, and I have a pretty large extended family, so there’s a real sense of support and belonging. This is home to me, and I love living here.”

Outside of work, Dave’s favorite thing to do is spend time with his family, including his four children and one grandchild. “Everybody is local, so we get to see a lot of each other,” he says. “As a parent, it’s great when your kids become young adults, because your relationship with them is quite different than when they were kids.” Dave also enjoys active hobbies like wakeboarding, hiking, playing competitive indoor soccer and working on his property. “I have a three-acre piece of property and I’m constantly doing things with it, like building a barn, tending to the garden or putting in a sandbox for my grandson.”

In regard to a personal philosophy, Dave says it’s all about integrity. “I’ve always believed that working hard and doing things right pays off. For me, there’s no such thing as a shortcut. Whether I’m working on my own house, a friend’s house or a client’s house, I treat it the same and always try to do a quality job.”

When asked the first thing he’d do if he were to retire tomorrow, Dave says he’d split his schedule between home improvement and world travel. “I would probably start another home project—fixing up my house is still one of my favorite things to do. At the same time, I want to travel more after I retire, so I’d do some of that as well.”

Ask Me Anything!

Q: If you could travel anywhere in the world, where would you go?
A: Scotland, because of my family heritage. I read in a history book that the Keiths ruled Scotland for 200 years, so it would be neat to find a castle where my ancestors lived.

Q: What’s your favorite sports team?
A: The Pittsburgh Steelers. My family is from near Pittsburgh and I’ve always been a diehard Steeler fan.

Q: Do you collect anything?
A: Sports memorabilia. I have a lot of autographed jerseys, helmets, balls and photos.

Q: Music or talk radio?
A: Music.

Q: What’s your favorite style of music?
A: Blues rock, especially stuff that not everyone has heard of. Some of my favorite players are Eric Gales, Chris Duarte and Stoney Curtis.

  • What To Ask References
Customers of Mold Removal and Repair Companies Can Tell You More

That’s because all research is performed in live telephone interviews of actual customers.

As you’re doing your research, keep in mind that references provided to you by Marin County mold removal companies are not equal in value to the large random sample of customers surveyed during the Diamond Certified ratings process. That’s because references that companies give to customers are usually hand-picked to include only satisfied customers, instead of randomly selecting references from all of their clients.

If you do call references on your own, specifically ask for a list of the mold removal company’s 10 most recent customers. This will help avoid them giving you the names of only customers they know were satisfied. Then, make some reference calls and ask these questions and others.

    1. Were you satisfied with the mold remediation work from _(Marin County mold removal company name)_?
    2. What was the type and scope of job they did for you? (This may include black mold removal, kitchen mold removal, mold removal from the bathroom, attic or basement mold removal services, mold damage repair services, etc.)
    3. Was the contractor friendly, caring, honest and qualified to do the work?
    4. Did the Marin County mold removal company you hired complete the work on time?
    5. Did the mold remediation contractor keep you up-to-date on the status of the project?

    9. Did the workers show up on time?
    10. Did they clean up and leave your home or business in good condition after the mold removal and repairs?
    11. If you need mold removal work in the future, would you use this contractor again?
    12. Would you recommend this company to friends or family?
    13. Is there anything you wish you would have known before hiring this Marin County mold removal company or began the mold remediation work?

  • How To Work With
Signing a Contract that Will Protect You During the Mold Removal Process

You’ve carefully vetted and interviewed mold removal companies in Novato, Mill Valley, San Rafael, San Anselmo, Larkspur and Corte Madera and near you. Now you should have a good idea of which mold mitigation service can best meet your needs in both a professional and personal capacity.

Now is the time to move forward by signing a contract for the services your home needs.

Be sure you’ve had mold testing done by a third party to confirm the presence of mold and the type of mold present. This is important, as it will inform the way the mold removal company performs their services and testing after the mold removal will prove that it has been completely excised from your home and property.

Once you know the type and scope of work to be completed, sign a detailed contract that represents your interests and protects you and your mold contractor. Good contracts should include the price (itemized amounts for materials and labor are best), scope of the work, start and end dates, and any requests or details of the work that you’ve agreed upon with your local home mold removal contractor. You’ll also want to confirm any warranties or guarantees at this time and make sure they’re in writing and present in the contract.

You can write in any special requests or verbal agreements to ensure that they are part of the written record and reflected in the final outcome.

Read through the contract and work order and be sure you understand all terms and limitations before you sign. Contracts are legally binding, so for your protection, never sign a blank or incomplete estimate, or one with which you disagree.

Then, schedule a date and time for the services and get ready for your mold removal and repair services.

Get Ready for Successful Home Mold Removal Services
Before your mold mitigation work begins, you should think about ways to simplify the job. Not only can this make your life easier, but it can cut down on the amount of frustration and billable hours for the job. This can save you money and stress during the work.

Know if you can stay in your home during the work. Depending on the size and scope of the work, and the type of mold present, you may or may not be able to remain in your home during the mold removal work. If your contractor recommends temporarily moving out of your home during the mold removal, make arrangements to stay elsewhere. This can be more comfortable for you so that you don’t have to worry about negotiating around mold removal technicians and the area where the mold is being removed.

Provide storage space. Mold removal and repair services in Marin County may need room to store mold removal equipment, mold repair materials and more. Find out if your mold abatement company needs room to store items, and then provide easily-accessible storage room where possible.

Supply access and clearance for work trucks and employees. During the work, your mold removal service will likely need to have oversized work vehicles on the premises. They’ll also need access for their employees. This may include finding room for parking in the driveway or on the street near your home. Ask how many work trucks and how much room will be needed so you don’t have to worry about parking on the day of their arrival. If you live in San Rafael, Novato, Mill Valley, San Anselmo, Larkspur, Corte Madera, Tiburon, Sausalito, Fairfax, Ross and Belvedere, Sleepy Hollow, San Geronimo, Marshall, Marinwood, Lagunitas, Forest Knolls, Greenbrae, Terra Linda, Woodacre, Muir Woods, Point Reyes Station, Strawberry Point or other areas, you may want to find out if your local jurisdiction has rules about parking oversized vehicles on city streets. Provide access codes, extra keys, or be around to let in employees during the work.

Move items from the areas to be treated for mold. Ask if you should remove furniture, decorations, rugs, stored items and other materials from the rooms where the mold abatement will be taking place. This will protect your belongings and make it easier for your mold contractor to access the affected areas. You should remember, however, that mold spores spread mold, so it’s important you talk with your mold removal company about which materials should be moved and which need to be treated to prevent the mold from returning.

Stay out of the work area. It can be tempting to check in on the progress of the job, but interrupting your Marin County mold abatement contractors while they’re working can be dangerous for you and for them, and it can slow down the job. Likewise, be sure to keep children and pets away from the work areas and areas where employees will be walking to and from the job. Even during off-hours, work sites can be filled with dangerous tools and equipment and mold can be exposed. Stay away from work areas and areas that have been cordoned off for your safety and the success of the job.

  • If the warranty coverage is transferable to the new owner if you sell the home or building in which the mold remediation work was done.
  • Any actions on your part that may nullify the warranty.

Top 10 Requests
Mold Remediation Service Requests Common in Marin County

The most popular mold removal and repair services in Ross, Belvedere, Corte Madera, Tiburon, Sausalito and Fairfax and throughout Marin County include the following:

Marin County Mold Inspections
Also known as mold testing, mold inspection is a common service provided by Marin County mold removal companies. Mold inspections may be visual inspections, in which the mold contractor does a physical inspection to see where mold is located and the extent of the mold problem. This may include moving or removing walls and other barriers to better see the area. Mold inspections can also be performed using air and surface testing methods and technology. This ensures that mold spores have all been removed from the area so that the mold doesn’t return. Keep in mind that it’s best to hire a third-party mold inspecting company before and after the mold removal to determine which type of mold is present and whether it has been completely removed.

Mold Abatement
Mold abatement is another term for mold removal and mold remediation. It’s the removal of mold from homes, businesses, schools, commercial buildings, apartment buildings and other buildings.

Mold Damage Repairs in Marin County
Once mold has been removed, homes and commercial buildings may require mold damage repairs. Contractors in Marin County that specialize in mold damage repairs, including those serving areas such as Novato, Mill Valley, San Rafael, San Anselmo, Larkspur and Corte Madera and beyond, are often skilled at insulation replacement, drywall repairs, wall repairs, plaster refinishing, cabinet repairs, exterior repairs and more.

Black Mold Removal
Some companies specialize in the removal of black mold and other toxic mold removal services. Toxic black mold, also known as Stachybotrys chartarum, produces mycotoxins that can make humans very ill. It is known to grow and spread easily in homes, especially in basements, attics, insulation, bathrooms, under cabinets, and in other dark and damp areas. Black mold removal must be done by a certified and qualified mold removal contractor who has the right tools for the job to prevent it from spreading throughout the house.

Mildew Removal Services
Mildew is a very common type of mold that is most often found in bathrooms, basements and other damp areas. It can be powdery or downy, white, yellow, brown, green or, most commonly, black. Mildew can usually be removed with a combination of sprays and wet removal methods, and by removing drywall, wood, insulation and other affected materials. Most mold removal companies in Marin County can provide mildew removal services and mildew abatement.

Bathroom Mold Removal Services
Bathrooms are common breeding grounds for mold and mildew because they are frequently damp. Wet, damp, and moist areas are favorite areas for mold growth. Bathrooms can see various types of mold growth, including mildew, black mold, mold under cabinets, in flooring, mold on walls, and mold in areas where water seepage occurs. Bathroom mold removal should also be followed by mold prevention strategies to prevent leaking and seeping water, and to remove the possibility of mold growing again in the same locations.

Removing Mold From Walls
Mold can grow in and on walls, particularly those that have been inundated with water or are in rooms or areas that are frequently wet or damp. Mold removal from walls usually includes hiring a company that can open up walls to remove any drywall, insulation, backing board, and other fibers and materials that have become infected with mold spores. Removing mold from the surface of the walls will only treat the surface of the problem. Underlying mold issues need to be torn out to keep it from returning or from becoming worse.

Commercial Mold Removal Services
Commercial mold removal companies work in commercial, public, civic and other large buildings to prevent and remove mold growth. These services often specialize in industrial spaces, multi-family units and apartment buildings, commercial buildings such as businesses and stores, and large-scale facilities and civic buildings such as governmental buildings and schools.

Mold Removal from Homes
Residential mold removal services in Marin County, including those in Fairfax, Tiburon, San Rafael, San Anselmo, Novato, Mill Valley and Larkspur and other areas, have the tools and expertise to remove mold from homes. This can include basement mold problems, kitchen and bathroom mold growth, mold in crawlspaces and attics, toxic black mold removal, mildew removal services, mold mitigation, sterile mold removal and mold testing services.

Basement Mold Removal in Marin County
Like bathrooms, basements can be prime ground for the proliferation of mold. Damp, dark conditions can encourage fast growth of white mold, toxic black mold, mildew, and other forms of mold. Basement mold removal includes pre-removal mold testing, removing visible mold, treating for mold spores and invisible mold, removal of any tainted materials, and post-removal mold testing services (preferably by a third-party service).

Toxic molds including toxic black mold must be carefully and completely removed from homes and other buildings where humans are present, and people who have had exposure to toxic mold should be under the care of a physician to rule out long-term health problems.

Q: What is mold remediation, removal and repair?
A: Mold remediation is the process of removing and cleaning up mold and mildew from homes and businesses. Homes or businesses that contain large amounts of mold or serious mold problems can benefit from mold removal and repair services, which remove the mold, treat the area to prevent mold from growing again, and repairing any damage resulting from the mold or the removal of mold and mold-tainted materials. Mold remediation contractors often use specialized materials, equipment and methods to completely remove mold from structures.

Q: How does mold become a problem?
A: Mold enters homes, businesses and other structures as small spores, which are usually airborne. Mold spores that are exposed to the proper physical circumstances can begin to grow and destroy the area around them. Mold requires moisture to grow, and most types of mold spores like darkness. Mold can grow in wood, sheet rock, insulation, carpeting, ceiling tiles, behind or on wallpaper, roofing, attics, crawlspaces and other areas and on other materials. Keeping your home dry is the best way to avoid mold contamination.

Q: How long will mold removal services take?
A: That depends on the type, severity and location of your mold. Most mold remediation services can take care of most mold problems in one to five days. Call your local mold removal and repair service for details on your specific mold problems, type and location.

Q: Are mold and mildew different?
A: Yes. Mold and mildew are different types of fungus with different colors, textures and levels of hazard. Mildew is more common than mold, and it often exists in small quantities in homes (particularly in bathrooms and under sinks or other damp areas). Mildew, while ugly and annoying, is rarely dangerous or toxix.

Q: What does mold look like? Can I determine if it’s dangerous by its appearance?
A: Mold comes in many varieties, all of which look slightly different and grow in various locations. Mold can range from light green to dark black, and usually prefers damp, dark locations. Some types of mold even have a distinct odor. If you think you have mold in your home, you should call a mold removal company or industrial hygienist to determine whether the material is indeed mold, and whether it is dangerous. They can advise you on removal methods, independent testing, searching for hidden mold locations and other services that may be needed.

Q: Is mold removal and remediation expensive?
A: The cost of mold removal services depend on the location, type, severity and other details of your mold problem. Repairs and other services may also be required. Mold removal can be very costly, and the expense only grows over time as the mold problem gets worse, so it is smart to have any mold taken care of immediately. Insurance may cover mold removal costs. Remember, the best mold remediation services are rarely the cheapest ones. Don’t use a budget company that has inferior removal techniques to save money. You may find in the long run that it is more expensive to have to hire a second company to complete the work. Instead, hire a licensed, insured, qualified company to provide guaranteed mold removal services that will protect you, your home and your family.

Q: Can I perform mold removal myself?
A: That depends on the type, location and severity of the mold problem, your skills, the materials and equipment you have available to you, and your ability to completely remove the mold in a safe manner. The biggest problem with mold removal is the fact that when you disturb mold by cleaning it, cutting it out, or otherwise attempting to remove it, you release mold spores that can be spread throughout the home or business, and which can create new mold problems in other areas. Thus, it’s important to know what you are doing when removing mold or you can make the problem worse. Properly containing mold spores and completely removing them is the only way to perform proper mold remediation and removal services. You will also need the right protection equipment to prevent yourself and other individuals active in the removal from becoming sick from contact with mold spores. If you’re not able to meet these standards, it’s best to hire a professional mold removal or mold remediation company to take care of the problem for you.

Q: How do I know the mold is completely removed?
A: You should be able to perform a visual inspection to see that the mold is gone. However, hidden mold and mold spores can be hard or impossible to see. To completely verify that mold has been removed, you should have third-party mold testing performed. Your mold contractor should not perform this testing, as it is a potential conflict of interest. Instead, they should rely on a separate service for testing both before and after the mold removal services. Additionally, be sure that the mold removal testing service uses independent tests that are delivered in writing and will stand up in a court of law if you ever have to go that route.

Q: Is mold dangerous?
A: Some types of mold are simply ugly. Other types of mold can be toxic. It’s not uncommon for the presence of mold to cause headaches, dizziness, allergies and allergic-type responses, coughing and wheezing, rashes, asthma, nasal stuffiness, throat irritation, lung infections and even, in extreme circumstances, death. Black mold is one of the most common culprits for reactions from sinusitis to death. That’s because black mold and other types of mold release mycotoxins that can make you very ill. Have your home tested for mold by an independent, third-party testing company and then hire a qualified, certified, licensed and insured mold remediation company to take care of the problem if you find mold in your home or business.
