Bob Bower: Closer to Home

SARATOGA — Having grown weary of the constant travel required by his job, Bob Bower decided to switch to a career that was closer to home. “Back in the ’80s, I owned a produce business that had me traveling between three states each year,” he remembers. “I eventually got tired of traveling all the time, so I decided to look into a new livelihood. One option that came to mind was to become a real estate agent. As a homeowner, I’d been through the process of purchasing a house a couple of times, and it seemed like a way I could both make a living and help people.”

After getting his real estate license and selling his produce business, Bob moved from Arizona to San Jose in 1990, where he and his wife, Berta, partnered to form a real estate team. In 2014, they expanded their enterprise by joining forces with Kevin Cole and Jeff Cole. Today, as a real estate agent with Bower & Cole Group, Bob says his favorite part of his job is the impact he’s able to make on his clients’ lives. “I enjoy helping people who are making major lifestyle changes, whether that involves buying their first house, upgrading to a larger one or selling their house and moving out of the area.”

A longtime resident of San Jose, Bob expresses his appreciation for life and work in the Bay Area. “Besides the great weather, we have such an amazing variety of things to do and see within a short distance, from San Francisco to Monterey and Big Sur,” he says. “As a Realtor, I also appreciate the fact that homes have such a high value here. Most of our clients have equity in their homes, so they can afford to have a full marketing campaign, which makes our jobs more fun.”

Outside of work, Bob makes it a point to relax and recuperate from his fast-paced career. “Since joining forces with Kevin and Jeff, Berta and I have had more opportunities to take time off and travel,” he says. “When you’re a Realtor, it’s easy to work seven days a week, but we’ve found it’s important to recharge our batteries every so often so we can be fresh for our clients.” In addition to traveling internationally (they recently visited Germany), Bob and Berta take regular trips to visit family. “Berta and I each have children from previous marriages, and both of us are now grandparents, so we like visiting our kids and grandkids, all of whom live out of state.”

In his life and career, Bob espouses the importance of honesty. “We try to be honest and forthright with our clients, and we make sure they understand everything up front,” he affirms. “We don’t want there to be any surprises, so we don’t hold anything back. Even if there’s bad news, we find it’s better to get it out right away than let it simmer on the backburner.”

When asked the first thing he’d do if he were to retire tomorrow, Bob says he’d hit the open road. “I’d buy a motorhome and just travel around the United States for a year or so. These days, we’re doing a lot of international travel, but after retirement, we might do some more domestic exploration.”

Michelle Carr Crowe: Carrying the Torch

CUPERTINO — For many people, following in the professional footsteps of a parent can be a daunting prospect that provokes fears of falling short of elevated expectations. Michelle Carr Crowe experienced similar feelings when she was first considering a career in real estate, but with a little encouragement and a lot of hard work, she found herself not merely standing in her mother’s shadow but carrying the torch. “After several years in real estate, my mom had made a name for herself as the local ‘super-agent,’” she recounts. “She wanted me to get my real estate license and join her firm, but I was worried that I wouldn’t be able to live up to her prominent reputation. When I expressed my concern to her, she told me, ‘Michelle, you care about doing things right and being honest, and that’s more important than any amount of skill or ability. It may take you some time to learn the ropes, but you already have what matters most: a caring heart.’”

Today, nearly 30 years after obtaining her real estate license, Michelle still takes pride in carrying on her mother’s professional legacy. “I’m continuing my family’s good work and helping local families make the right choices when it comes to buying and selling their homes,” she says. “I truly enjoy guiding my clients through the process toward positive, often life-changing outcomes.”

A lifetime resident of the Silicon Valley (where she lives with her husband, Steven), Michelle describes her locale as an ideal place to raise children. “I think life in the Silicon Valley prepares young people for what the world is really like,” she says. “In order to succeed in the world, children need to learn how to live alongside and collaborate with all kinds of people, which is why I think living in such a diverse area has been a valuable experience for both me and my kids.”

Outside of work, Michelle engages in a wide range of pastimes, from reading and going on nature walks to spending time with friends and family. “I’m an avid reader, and I take every chance I get to go to the library,” she says. “I also like to go on walks through the redwoods and hikes on local mountain trails.” In addition to personal hobbies, Michelle takes time to keep up with her two grown daughters, Marlene and Monique.

Michelle credits much of her professional success to her ability to keep the best interests of her clients at the forefront. “Sadly, there are a lot of people in this business who only care about getting deals through and not about what’s best for their clients,” she says. “This was actually one of my motivations for becoming an agent—I wanted to save people from the bad guys! After 29 years, I can say confidently that when you do everything with the client’s best interests in mind, everyone wins.”

When asked the first thing she’d do if she could retire tomorrow, Michelle says she would take the first flight to Hawaii. “Hawaii is my favorite place, and I like to think that I run my business in accordance with the ‘aloha spirit.’ Spending time there is a very healing experience for me, and it enables me to return to work refreshed and rejuvenated.”

    Factors to Consider Before Signing the Buyer's Agent Agreement

    If you are purchasing real estate in Santa Clara County, including the larger cities of Palo Alto, Cupertino, Gilroy, Campbell, and Morgan Hill, your real estate sales agent my ask you to sign a “buyer’s agent agreement.” This agreement protects the real estate agent if you, the client, choose to switch to a different real estate agent at the moment of signing a contract for real estate property for the purpose of saving money, etc. This contract ensures that the real estate agent will be compensated for their work. It specifies rights and duties of the buyer as well as how and when the agent will be compensated. If your real estate agent wants you to sign a buyer’s agent agreement, here are a list of issues you should carefully consider:

    • Term. You can always renew later, so determine a reasonable time period for working with the real estate agent. Remember that if you purchase a property that the real estate agent showed you a few months after the contract has expired, the agent is still entitled to a commission.
    • Compensation. Be sure that total compensation is covered in the buyer’s agreement. Any commission that is paid by the seller to the buyer’s agent will reduce any commission owed by the buyer. Avoid paying a retainer fee. Also check to see how to cancel the contract if you are unhappy with the real estate agent’s performance.
    • Geographic area. Make sure the real estate agent is experienced in your area. If it is possible that you will venture outside of the comfort zone of the real estate agent, make a provision in the contract that the real estate agent will refer you to another agent and collect a referral fee. Or that, in this type of case, the contract will be void.
    • FSBOs. If you don’t want to pay a commission on For Sale by Owner properties, make sure to put that in the contract. Keep in mind, however, that the real estate agent may be able to save you money by determining a fair purchase price and negotiating the deal.

    The contract should clearly define both the duties of the agent and the buyer. These duties should include:

A real estate broker typically has a four year degree as well as the completion of eight college-level real estate courses that qualify them to take the broker’s real estate exam. However, if the real estate broker does not have a four year degree, two years of real estate sales experience will qualify them to be able to take the eight college-level real estate courses. Thirdly, lawyers who belong to the bar can qualify to be a real estate broker if they pass the exam.

There are also many different types of listing agreements. The best choice for you will depend on your ability and willingness to undertake some of the home selling requirements. It also depends on the climate of the real estate market in your area.

Exclusive agency listing

In this type of listing, the broker represents the owner; however, the owner still has the right to sell the property without paying a commission.
