He's very responsive and very easy to get ahold of. He has an assistant named Ben Dodge who's also very easy to get ahold of. He checked in several times after I purchased the house to make sure everything was okay. He's professional, has lots of experience, and overall is a great Realtor. I would and have recommended him highly.

The ability to get ahold of him when I needed him any time of day, that's important when you're buying a house and it's not always business hours when you have a problem. He gave me his cell which was professional.

He is just unbelievable. He is an ex-contractor, so he can do everything. He's just amazing. He is a unique individual in a sense that being a contractor previously, he brings tremendous knowledge and insight. If he sees a problem, he will do a lot of things for me because I had a very special case. I had to refurbish my 3 units, he ran around and got everything done that needed to be done.

He is very capable to address any problems and advise in the best way possible. He did so much for me and really went to bat for me when I needed it. He was really great and very knowledgeable.

Comparative Summary

Maintaining customer satisfaction is a crucial aspect of any business, but it’s even more important for real estate brokerages that have earned the prestigious Diamond Certified award. For The Dave Keefe Real Estate Team, keeping customers satisfied comes down to two factors: communicating with them to determine their needs and then serving those needs with compassion, respect, and a customized plan of action. “Our primary goal is to help every client get the information they need to make a great decision,” says Broker Associate Dave Keefe. “In real estate, sometimes people are unsure which path is best for their situation, so we take the time to educate our clients and make sure they feel good about their choices.”

The Dave Keefe Real Estate Team has been helping clients buy and sell residential real estate in Santa Clara, San Mateo, and Santa Cruz Counties since 2002. The firm provides a full marketing program for every home it sells, and its “zero hassle sale system” utilizes various satisfaction guarantees and no-pressure presentation tactics to help homeowners get the best deals for their properties.

Unlike real estate brokers that only work part-time and sacrifice a detail-oriented approach as a result, The Dave Keefe Real Estate Team is comprised of full-time real estate professionals who are dedicated to helping their clients succeed. “We’re easy to do business with because we handle the entire transaction,” says Mr. Keefe. “We remove the headaches and hassles from the real estate process and focus on getting the deal done, which our clients really appreciate.”

Another distinguishing attribute of The Dave Keefe Real Estate Team is Mr. Keefe’s professional experience with numerous elements of construction, including home design, planning, renovations and Green building. “I was a CEO for a construction company for many years before transitioning into real estate, so I have extensive knowledge that’s very beneficial to our clients,” he says. “For example, I can advise them on the structural components of homes they’re considering, which is great information to have during the buying process.”

Industry Info

If you’re trying to sell your home quickly, it’s important to consider three critical factors. When you put a home on the market, you want to sell fast and for the highest price, and knowing what buyers are looking for can give you an advantage in that area. “The three factors that sell houses are price, condition and availability,” says Dave Keefe, broker associate with The Dave Keefe Real Estate Team in Cupertino. “Homes that sell the quickest are generally in the top third of each of those categories, relative to competing homes in the area.”

Is the price right?
Buyers want a good price for their investment, and well-priced homes get more attention than overpriced properties. In fact, Mr. Keefe cautions sellers against aggressive pricing. “The first three weeks in the market have the highest level of activity, so pricing is important,” he explains. “You could miss your opportunity if you over-price. Being slightly underpriced is the safest plan.”

Condition matters
“A smart buyer is going to choose the home that’s in better physical condition for the same price,” says Mr. Keefe. He recommends adopting a prospective buyer’s point of view. Ask yourself: How will the home show based on first impressions? Are the walls freshly painted? Is there ample curb appeal? Has the home been cared for and maintained? Not every buyer demands a flawless showpiece, but the better the condition, the more interested they’ll be.

Availability sells homes faster
Mr. Keefe says more showings get more buyers in the door and garner more offers. “The ease of showing makes a big difference. Are there limited showing hours? Is a tenant in the building? Is the property a do-not-show? You won’t get as much money if you can’t get people in the home.”

Mr. Keefe admits that homes don’t have to be vacant in order to show well. However, motivated sellers need to be prepared for immediate showings. “If an agent is driving around with a client and they have to wait for hours to see a home, they probably aren’t going to show it—they’ll view other properties instead. If you’re more flexible to showings, there’s a better chance your home will sell quickly.”

Frequently Asked Questions

Q: How long will it take to get my house on the market?

A: Depending on the condition of your home, we can usually get a full marketing program in place and put your home up for sale in 14 to 21 days. Some homes need extensive repairs or renovations, which can take several months, but other homes are ready to go immediately. Once we see your home, we’ll be able to give you an accurate estimate.

Q: Who pays your fees if I hire you as a buyer’s agent?

A: In almost every case, the agent fees are paid by the seller, so you get the highest level of professional advice at no cost to you. There are a few instances where the fee isn’t paid by the seller. We’d have a conversation about that and talk about options, but 99 times out of 100, fees are paid by the seller.

Q: What types of improvements should I do to my house to get the highest return when I sell it?

A: Every property is different, so once we look at your home, we’ll be able to determine how to make it look its best. Primarily, you want to highlight the best features of your home and remove any potential objections that buyers may have.

Q: Do you sell multi-unit buildings and apartment buildings?

A: Yes, we sell multi-unit properties that range from duplexes to small commercial income properties.

Q: Are rental properties a good investment?

A: It depends on your investment objectives. In the long term, it’s a tremendous investment. However, we need to understand more about your objectives to properly answer that question.

Q: Is now a good time to buy or sell?

A: People buy and sell for many different reasons. If there’s a reason for you to sell or buy (you need to relocate or you’re tired of paying rent, for example), now can be a very good time. Once we determine your specific needs and goals, we’ll help you decide if it’s the right time to buy or sell.

Expert CONTRIBUTOR PROFILE

Dave Keefe: An Inspired Contribution

By James Florence, Diamond Certified Resource Reporter

CUPERTINO — Dave Keefe got an early introduction to the real estate business when, as a mere teenager, he bought his first home. “I bought my first house when I was 19 years old,” he affirms. “By renting out the other rooms, I was able to pay my mortgage and basically live rent-free through college. Through this experience, I came to believe in the value of real estate as an investment and wanted to share that with others. This inspired me to sign up for some real estate courses and eventually start working in the industry. I hit the ground running and I’ve been at it ever since.”

Today, as a broker associate with The Dave Keefe Real Estate Team, Dave says his favorite part of his job is the opportunity to connect with others. “Working in real estate, you get to make a lot of really good connections, many of which become friendships. From past and present clients to the other professionals I work alongside, there’s a great sense of community, which I really enjoy.”

A resident of Mountain View (where he lives with his wife, Jennifer, and their two children) Dave expresses his appreciation for the versatility of the Bay Area. “I enjoy everything about the Bay Area: the natural beauty, the recreational opportunities, the innovative tech scene, the diversity of the people…it’s just a fun place to live.”

Outside of work, Dave spends as much time as possible on two wheels. “I’m an avid cyclist and have raced in several masters world championships,” he affirms. “I also sponsor three different bicycle racing teams, so I’m active in the scene on multiple levels. My son actually raced in the state championship this year, so it’s neat to see him getting involved as well.”

In regard to a professional philosophy, Dave espouses the virtues of a helpful attitude. “When we serve clients, we always try to come from a standpoint of contribution—that is, of helping enrich their lives,” he says. “We believe that by helping our clients get what they want, we’ll be able to live the lives we want, so it’s an approach that benefits everyone.”

When asked the first thing he’d do if he were to retire tomorrow, Dave replies that he wouldn’t. “I don’t really think of this as a job,” he explains. “It’s not like I wake up every morning dreading my day. On the contrary, I truly enjoy what I do, so I plan on continuing to do it for as long as I can.”

Ask Me Anything!

Q: If you could travel anywhere in the world, where would you go?
A: The Galápagos Islands.

Q: Do you collect anything?
A: Bikes.

Q: What was your favorite Halloween costume as a child?
A: A ghost.

Q: What’s your favorite thing to do on a rainy day?
A: Go on a long bike ride.

Q: Is there a book that has been really influential for you?
A: “Transcending the Levels of Consciousness: The Stairway to Enlightenment” by David R. Hawkins.

  • First Impressions in Real Estate

CUPERTINO — One of the most crucial aspects of marketing a home is creating a good first impression. While part of this involves things like staging and curb appeal, in today’s Internet-driven market, a more important aspect to address is your home’s digital presentation. Most buyers will see your home online before they see it in person, so the key to making a good impression is having great photos for your online listing.

When choosing photos to display online, keep in mind that less is more. While you may feel compelled to give buyers a comprehensive view of your home, a better strategy is to give them a taste that will entice them to visit your property in person for a firsthand look. By posting a modest selection of your most attractive photos, you can be sure your home will be at the top of the list for prospective buyers.

CUPERTINO — Host, Sarah Rutan: If you’re planning to sell your home, one thing you’ll need to keep in mind is the importance of first impressions. Today we’re in Cupertino with Diamond Certified Expert Dave Keefe of The Dave Keefe Real Estate Team to learn more.

Diamond Certified Expert Contributor, Dave Keefe: When it comes to marketing and selling your home, the old saying “You never get a second chance at a first impression” is true. When it comes to selling your home, the photos featured first and prominently on the MLS are critical. Sometimes less is more. By selecting only the most enticing, clutter free photos, you ensure that your home is at the top of the list for prospective buyers. This will be the first step in getting the highest number of qualified buyers through your front door.
