I would say that they're really good at analyzing a problem well enough that even if you've had many different people look at it and everybody scratched their head, he looks at it and he has a hypothesis. He looks at it more, investigates, and then comes up with a meaningful plan. I had several of these kinds of issues and in all these situations he had an actual solution that he was able to implement and solve the problems. He doesn't jump to any conclusions, he solves the problem.

Take care of small maintenance issues around your home to save money in the long run. Recent studies have found that within 20 years of a home purchase, the average homeowner will spend roughly 10 percent of the home’s value in maintenance and repair costs. While it’s always a good idea to put funds aside for future needs, these costs can be reduced significantly by taking care of maintenance issues while they’re still small. “Don’t put off home maintenance for too long,” warns Lamine Elabed, president of LW Construction & Handyman Services. “A repair that costs $10 today might cost several thousand dollars if you wait another five years to deal with it.”

One example of such a situation is a small water leak. “Leaking water is one of the greatest detriments to a home—even a small leak can cause major damage if ignored for a long period of time,” explains Mr. Elabed. “If the grout between the tiles in your shower is cracked, water may be able to get inside the wall and the framing, resulting in mold and mildew issues such as dry rot. You can avoid this by temporarily sealing it with some caulking until a professional is able to repair it.”

Another preventative measure you can take is installing additional electrical outlets in your home. “If you have a lot of electrical devices plugged in all over your house, it can overwhelm the electrical system and create the potential for an electrical fire,” says Mr. Elabed. “You can avoid paying thousands of dollars in fire damage repairs simply by adding an extra electrical circuit, which doesn’t cost very much in the first place.”

While water and electricity can cause severe structural damage to a home, there are plenty of less dramatic instances where minor maintenance issues can take a toll. For instance, something as simple as a door that doesn’t line up correctly in its frame can be an unneeded source of frustration. “Many homeowners will ignore these types of minor issues for years, but for the most part, they can be fixed in a few minutes,” says Mr. Elabed. “If you just take the time to go through your house once or twice a year and address small maintenance issues, it could literally mean the difference between spending $5 and $5,000.”

Lamine Elabed: A Constructive Transition

AMERICAN CANYON — After a long career in telecommunications, Lamine Elabed traded his high-tech livelihood for something a little more constructive. “I got into telecommunications back in the 1980s and stayed in high tech for the next 30 years, where I was involved in everything from MIL-SPEC hardware to medical devices to industrial bomb detection,” he recounts. “Initially, I was an engineer, but I later got into management and eventually became a logistical director for General Electric. Since GE is a global company, it was basically a 24-hour job—when problems arose, I’d get calls at all hours of the night. After a while, I figured if I was going to be working around the clock, I might as well be running my own company, so I left and started a business.”

Rather than stick to his previous field, Lamine opted to get into another: construction. “I chose to start a construction business because I thought it was an industry where my management skills would be valuable,” he explains. “A lot of tradespeople are good with their hands, but they often lack management and people skills. I figured if I could handle those aspects and assemble a good team to perform the hands-on work, my company would be a success.” A decade later, LW Construction & Handyman Services has proven to be just that.

When asked his favorite part of his second career, Lamine says he enjoys interacting with his customers and employees. “We have a very loyal customer base, and it’s always a pleasure to talk with, educate, and learn from them. Additionally, I enjoy training and working alongside my team, both in the office and out in the field.”

Originally from Tunisia, Lamine got his college education in Paris, France before coming to California in 1980, where he currently resides in Marin County. Outside of work, he enjoys spending his free time outdoors. “My favorite activity is going on hikes by the beach,” he affirms. “I like the outdoors in general, mostly for the peacefulness. While I’m an extrovert in my professional life, I’m an introvert at heart, so I love taking walks and enjoying the solitude.” Additionally, Lamine likes spending time with his family (including his wife, Wenona, his son, Alexander, and his daughter, Leila) and trying new restaurants around the Bay Area.

When asked what his future retirement might look like, Lamine says he hasn’t given it much thought. “I don’t really plan to retire. However, if I do, I’ll probably catch up on my reading. As I mentioned, I’m an introvert at heart, so I’d probably focus inward and spend more time on reading and introspection.”

  • Fixing Low Water Pressure in Your Faucets

    AMERICAN CANYON — If you’re getting unusually low water pressure from a faucet in your home, it’s likely due to a simple cause. Faucets have aerators, which act as filters that reduce water flow while maintaining a reasonable amount of pressure. Over time, aerators can collect tiny bits of sediment that come out of the water pipe. Eventually, this accumulated sediment can clog an aerator and cause a reduction in water pressure.

    Fortunately, the solution for this issue is as simple as the cause. All you need to do is unscrew the aerator from the faucet, clean out any sediment inside and tighten it back into place. Once the aerator is clear of sediment, you should notice an improvement in water pressure.

    Keep in mind that if the aerator is tightly fastened onto the faucet, you may need to use a wrench to remove it. However, you shouldn’t need a wrench to screw it back into place—hand-tightness should be adequate. If you think your aerator is defective, you can purchase a new one at your local hardware store. Aerators are very inexpensive, so don’t hesitate to replace them if necessary.

  • Solving Garbage Disposal Issues

    AMERICAN CANYON — When your garbage disposal gets jammed, you may think you need to call a plumber. However, with a little troubleshooting, you may be able to solve the problem yourself. The first thing you should try is resetting it. On the bottom of the unit, there should be an ON/OFF power switch and a red reset button. Set the disposal’s power switch to OFF and press the reset button. Set the power switch back to ON and see if the unit will work.

    If this doesn’t solve the problem, the next step is to try unjamming it manually. Your garbage disposal should come with a mechanical hex key specifically for this purpose; if you don’t have this key, a 1/4-inch Allen wrench will work. After turning the unit’s power switch to OFF, insert the tool into the slot on its underside. Crank it left and right a few times—this will rotate the disposal’s metal teeth to manually clear the blockage. Turn the unit back on and see if works; if not, you may need to call a plumber.

    Another issue people often experience with garbage disposals is an unpleasant odor emanating from the drain. Fortunately, these odors can be eliminated with a simple step. First, fill the sink with hot water and add a little vinegar. Next, remove the drain plug and turn on the garbage disposal. The vinegar and hot water should clean the drain and disposal and remove the residual odor.

    AMERICAN CANYON — Power outages aren’t just annoying—in many cases, the problems they cause can be downright debilitating. Fortunately, if you know how, you can often restore power to your home yourself.

    How to Reset a Circuit Breaker

    One common cause of power loss is a tripped circuit breaker. In this instance, you can easily restore power to your home by resetting the tripped breaker. Simply locate the correct breaker on your electrical panel (breakers should be labeled to show which part of the home they correspond to) and reset it using a vigorous off-and-on movement. People sometimes have trouble resetting circuit breakers, but this is often because they haven’t pushed the switch all the way down and up again or exerted enough force. When done correctly, resetting a tripped circuit breaker should restore power to the corresponding area of your home.

    How to Reset a GFI

    In some cases, a power outage may be caused by a tripped ground fault interrupter (GFI). GFIs are special electrical outlets typically found in kitchens, bathrooms and other areas where water is present. While they don’t look much different than normal outlets, you’ll notice a couple of differences: a little green light and two small buttons in between the plug receptacles.

    A GFI is designed to shut off power to an individual outlet when it senses a potential hazard. While this feature helps save lives, a GFI will sometimes trip unnecessarily. You can tell a GFI has tripped when the little green light has switched to red. When this happens, you can reset the GFI by pressing the RESET button in between the receptacles. You can also use the TEST button to make sure the GFI is functioning properly; after testing, press RESET to restore power.

In fact, two-thirds of fire-related deaths in the home are attributable to smoke detectors being inoperative (usually due to dead or missing batteries) or absent altogether. To improve upon this dark statistic, California safety codes now require an improved model of smoke detector to be installed in homes and businesses statewide.

    The main feature that differentiates the new smoke detectors from their predecessors is they don’t rely on regular alkaline batteries to function. Instead, each unit is equipped with a built-in, tamper-proof battery that has a 10-year lifespan. This change is aimed at removing human error from the equation, which is expected to reduce the amount of fire-related deaths caused by simple negligence. Once the unit’s 10-year lifespan is up, it can simply be replaced with a new one.

    It’s also important to note that there are two kinds of smoke detectors, differentiated by sensor type: ionization and photoelectric. While having either is better than having none at all, photoelectric units are known to have a faster response time, which means they can detect house fires in their early stages. Photoelectric detectors are more expensive than ionization detectors, but considering the stakes, it’s worth investing in this superior option.

    Diamond Certified Expert Contributor, Lamine Elabed: This tip is about low pressure coming out of a particular faucet in your home, most likely the bathroom or a kitchen faucet. Over time — there is an aerator, which is a thing that hooks into the end of the faucet — and it’s an aerator, which means it has a filter supposed to reduce the water output to 45%. It’s because when you’re brushing your teeth, for example, and the faucet is going full speed, it’s a lot of waste of water. This actually reduces the water by 45 or 50%. It’s like a filter, and this filter over time sometimes gets clogged with a lot of sediment from the utility company or from your hot water heater tank, and it gets clogged. And this actually reduces the flow of water even further and it’ll be like a trickle.

    So, what you do, you remove this thing, unscrew it, and you run the water — if the water’s pressure is perfect, this means that you have to replace the filter in here. And you buy this stuff from any hardware store, you can buy five or six of them or one at a time, and you replace that and you’re back to normal.

    Diamond Certified Expert Contributor, Lamine Elabed: I’m here today to give you a few tips regarding garbage disposal. It does get stuck sometimes, it doesn’t turn when you flip the switch. A lot of times all you need to do is reset the switch right here — you just push it once, remove it, and turn the power on again and it should be okay.

    If that doesn’t happen, it’s still clogged, then you have this mechanical hex key right here, there’s an opening here at the bottom. You open — you turn the power off, of course, before you do that — and then you crank it left or right, and that should clear the food stuff that’s actually stuck in there.

    A lot of times when you go on vacation, and you haven’t used it for a week, two weeks, whatever, and you come back and it stinks a little bit — to clean it a little bit, you fill up the sink with hot water and a little bit of vinegar, and then — you have this turned off of course — and then when you remove the plug to the sink, to the drain in the sink, and then you turn this one on, it will swirl all inside and clean the top as well as the bottom. That should do it. That’s it for the garbage disposal tip.

    Diamond Certified Expert Contributor, Lamine Elabed: I wanted to show you today how to reset a GFI plug. These plugs are around your kitchen, either side of the sink, and your bathroom by the vanity, by the sink, always close to the water. Whether it’s outside, or the plug’s outside, it will have this GFI plug, whether it’s next to the jacuzzi — anyway, anywhere there is a wet area, you have this device. It’s a plug, and it has a switch. It can trigger — any hint of moisture, any hint of circuit touching a human, it will actually reset — basically trigger —  it trips, and shuts off the power, and this will actually save you from shocks, from electrical shocks.

    So, when that happens there’s no power in here, and anything else chained to it will have no power, so you have to come in and push the button to reset it and the power is back on again if there is no problem. If there’s another problem, this thing will work again and you have to replace it, but 99% of the time it’s what it is. You need to reset the switch. There’s two switches, one to test and one to reset, and you’re done.

    Diamond Certified Expert Contributor, Lamine Elabed: Today I wanted to show you how to reset a simple circuit breaker when it’s tripped. A lot of times it’s not completely off or not completely on, and a lot of times, especially the old circuit breaker, sometimes it’s in between and you won’t even see it, but the only thing you see is that you don’t have power someplace, no lights or something is not going on in your house. So, you have to go to the panel, you make sure that circuit is completely off, and wait a few seconds. And to turn it back on, you have to hit it really hard. You have to hear it and you have to give it a good jolt, and that should restore the power to your house, to the light or plug or something. That should do it, because to reset it, you cannot do it softly, you have to do it really hard from an off position and you have to wait a few seconds. If not, it’s never going to turn on, and looks like it’s broken. But a lot of times it’s not; it actually has to be hit really hard to restore the power.

    AMERICAN CANYON — Host, Sarah Rutan: Having smoke and carbon monoxide detectors in your home is crucial, but it also helps to understand how they function. Today we’re in American Canyon with Diamond Certified Expert Contributor Lamine Elabed of LW Construction & Handyman Services to learn more.

    Diamond Certified Expert Contributor, Lamine Elabed: When you pull your remodel permits on city or county, one of the requirements is for them to check, they are expected to check smoke detectors and carbon monoxide detectors present at your home. And they always have to check that before they sign off on the permit. So, let’s talk about smoke detectors. Smoke detectors save your life, actually. Two-thirds of the deaths, you know, of fire are attributable to lack of a smoke detector or units without batteries. The new state requirement, actually, is for a 10-year life for the lithium battery. You don’t have to replace it. And you cannot access it, stamp of proof, for safety purposes.

    We recommend that you use photoelectric units because they trigger the alert of the smoke and the fire before, a lot faster than the ionization units. And remember, the only, the lifespan of a smoke detector is about 8-to-10 years. If you look at the back unit, it has a manufacturer date. After that, you have to replace it. The carbon monoxide detector is a device that will actually detect gas that you cannot see and you cannot smell.

    When it sounds, say it’s installed, and you have to grab it with you when it sounds and walk away with it. Take the kids, take the cat and the dog, and walk away, outside. And keep walking away till it stops beeping. The reason for that is the source could be your neighbor. It could be outside of the street, and you don’t know when it’s going to stop, since you cannot see it, you cannot smell it. That’s why it has to be installed where it can be accessed.

I would say that they're really good at analyzing a problem well enough that even if you've had many different people look at it and everybody scratched their head, he looks at it and he has a hypothesis. He looks at it more, investigates, and then comes up with a meaningful plan. I had several of these kinds of issues and in all these situations he had an actual solution that he was able to implement and solve the problems. He doesn't jump to any conclusions, he solves the problem.

Lamine never does anything halfway. Even if it's a part of the work that no one will see. He says if you do it right, you get done faster, and the whole job is being done correctly. He doesn't know any other way. He is the best contractor I have ever found, and I am very, very picky.

There are no surprises. He is just everything you would want in a contractor, always on time and thorough.

Let's put it this way, Lamine has a key to our house. They are so very trustworthy and honest. Whatever job they are doing it is always done 110%. Lamine also accepts any size jobs. He's just incredible. Lamine is totally thorough and does an awesome job. We have been using them for 3 or 4 years now on all of our rental properties.

There isn't any one thing, as it is the whole package with Lamine. He also makes everything crystal clear, so everyone understands what's going on.

He's like family. He has keys to our rental and our people in our rental unit love him. When something is wrong, he is right there. We feel really blessed.
