If you’re planning to install concrete on your property, consider the benefits of interlocking concrete pavers. When it comes to paved walkways, pool yards and other exterior installations, most homeowners want something that’s more aesthetically compelling than traditional concrete. One common alternative is stamped concrete—a product that’s patterned to resemble a brick or stone surface. However, another option that’s often overlooked is concrete pavers, which serve a similar function while avoiding common problems.

While stamped concrete offers a visually appealing alternative to concrete, it’s susceptible to many of the problems associated with traditional concrete. “Just like regular concrete, stamped concrete is inflexible, which means it’ll form cracks,” explains Roger Van Alst, president of Black Diamond Paver Stones & Landscape, Inc. in San Jose. “Also, if a section of concrete ever needs to be disturbed to gain access to a water main or sprinkler line, it’ll be very difficult to repair and won’t ever look the same again.”

In contrast, the flexible nature of concrete pavers eliminates these kinds of issues. Because it’s assembled piecemeal rather than installed as a solid slab, a paver installation isn’t prone to cracking like traditional concrete. Also, if access to plumbing beneath the surface is required, a section of pavers can be easily removed and replaced without causing any long-term damage to the installation’s aesthetics.

Some homeowners have reservations about concrete pavers because they have the potential for settlement due to the soft character of Northern California soil. However, as Mr. Van Alst explains, if pavers are installed correctly, this won’t be an issue. “To prevent settling, a contractor should remove the existing soil and replace it with an engineered base rock, which should then be compacted to a 98 percent proctor density to provide a solid surface for the pavers to be laid upon,” he says. “If soil conditions are really subpar, the contractor should lay a geotextile material below the base. This should be done for all driveway installations so the weight of vehicles doesn’t cause ruts to occur.”

Roger Van Alst: Paving a Road to Success

SAN JOSE — After graduating from Stetson University with a marketing and business degree, Roger Van Alst began a career that would take him around the world and back again. “After a long time managing home improvement companies in both the United States and Australia, I decided it was time to have my own business and acquired Black Diamond Paver Stones & Landscape in 2004,” he says. “When I was devising my business model, I pulled together the best techniques and ideas I’d encountered from my past experience while disposing of those I didn’t care for. A decade later, Black Diamond has grown from a small mom-and-pop operation to a multimillion-dollar company.”

When asked what drew him to hardscapes over other aspects of home improvement, Roger says it was the unique opportunity to improve people’s lives by enhancing their outdoor environments. “In California, we’re able to use our outdoor living spaces nine months out of the year, so they’re basically an extension of the home. I find that transforming customers’ outdoor environments often enriches their lifestyles, so the impact of our work really goes beyond the physical product.”

Originally from New Jersey, Roger settled in the Bay Area in 2000 following a five-year stint living in Australia. Today, as a resident of San Jose (where he lives with his wife, Tiffany, and son, Samuel), Roger says he appreciates the diversity of the local landscape. “I love being in a location that’s close to the mountains, ocean and city. It’s pretty marvelous that you can be waterskiing one afternoon and snow skiing the next. San Jose is also a neat place to be in business because of all the industry and technology.”

Outside of work, Roger engages in a variety of active pastimes, including skiing and boating. “During the winter, I moonlight as a ski instructor at Squaw Valley, which is something I’ve been doing since high school,” he says. “My family and I also like to go boating and waterskiing at the California Delta.” In addition to these outdoor pursuits, Roger likes collecting antique model trains and vintage cars.

In regard to his professional career, Roger espouses the centrality of customer satisfaction. “One of our mottos is, ‘Never leave a customer behind,’” he explains. “To us, customer satisfaction is no joke, and it’s never OK for a customer to be disappointed with our work, regardless of the circumstances. We’ll spend as much time, money and energy as necessary to make sure the client is happy by the project’s end.”

When asked the first thing he’d do if he could retire tomorrow, Roger says he’d hit the slopes. “In addition to doing more skiing, I would do instructing on a full-time basis. I’d also like to start mentoring young entrepreneurs to help them succeed in their business endeavors.”

  • 3 Material Choices for a New Driveway

    SAN JOSE — When planning to replace your driveway, the first thing you’ll need to decide is what type of hardscape material you want to use. Essentially, you have three choices: asphalt, concrete or paving stones. Let’s look at each option in more detail:

    Asphalt

    Asphalt is inexpensive to install and fairly flexible, and it can be installed over large expanses (which is why it’s often used for roadways). However, most of these benefits are short-term. While asphalt may be more flexible than concrete, it will eventually crack, and having those cracks filled and sealed costs money. Furthermore, asphalt is only available in one color (black), so you don’t really have any options in terms of design.

    Concrete

    Concrete can be installed in two forms: flat, smooth concrete or concrete that’s stamped with a texture or decorative pattern. While concrete is durable and attractive, it is prone to cracking over time—and in California, between the constant soil movement and occasional earthquakes, that’s pretty much guaranteed. Also, unlike asphalt, you can’t repair a crack in concrete, so once it’s there, you’re stuck with it.

    Paving stones

    While they require a larger upfront investment than asphalt or concrete, paving stones are a very cost-effective option for driveway installation. Since a paving stone driveway is composed of multiple stones, it’s able to shift with soil movement and even earthquakes without cracking. Additionally, if you need to access utilities beneath the driveway (such as water or electrical lines), you can simply move the pavers and put them back in place afterward. Paving stones are also available in a wide range of colors and styles, and they can be arranged into custom designs. All in all, between its durability, movability and design versatility, a paving stone driveway is well worth the extra investment.

  • The Benefits of Polymeric Jointing Sand

    SAN JOSE — When installing a paving stone fixture, one option to consider is the application of polymeric jointing sand. Unlike regular jointing sand, this product is instilled with a glue-like substance that goes in dry but is activated by moisture, which causes it to harden and lock the sand in place.

    For some installations, polymeric jointing sand is essential, particularly those with wide gaps between stones that can result in undue movement. It’s also useful for poolside installations, where joint sand could potentially migrate into the pool. In addition to locking both the stones and sand in place, polymeric sand inhibits weed growth and keeps insects from tunneling up between the pavers.

    The only potential disadvantage of polymeric jointing sand is that it reduces the flexibility of the paving structure, making it more of a monolithic, solidified surface. Because of this, if shifting occurs (i.e. ground movement, expansion/contraction), cracks can form between the joints. Fortunately, these fissures can be easily repaired—simply apply more polymeric sand, which will reseal the cracks.

    Depending on the size and style of your paving fixture, you should expect to pay between $1.50 and $2 per square foot for the addition of polymeric jointing sand.

Since paving stones naturally fade over time, applying a sealer helps preserve their original pigment for a much longer duration, which adds value to your investment.

    When choosing a sealer, there are some options to consider. For example, most sealers are available with a joint sand stabilizing feature, which locks the joint sands in place to prevent weeds or ants from tunneling up through gaps between individual pavers. Also, sealers come in a variety of finish options. If you just want to maintain the original look of your pavers, a matte finish is a good choice, whereas an enhancing finish will enrich the pavers’ colors and give them a glossier sheen.

    A paver installation can be sealed in a day and will be ready to use again within one or two days. Generally, you should expect to pay a little over $1 per square foot to seal a new installation and up to $2 per square foot to reseal an old one (older installations need to be cleaned first). To keep your pavers looking their best, plan to have them professionally cleaned and re-sealed every three years.

    Diamond Certified Expert Contributor, Roger Van Alst: A lot of times, I get asked what are my choices for hardscape? Hardscape being the, you know, the surface that either is going to be used for a patio or a driveway or a walkway or even a pool deck.

    Let’s talk about driveways. For a driveway, there’s typically three choices. Someone can go with asphalt, they can have concrete – poured in place concrete or stamped concrete – and then, of course, there’s paving stones. Asphalt is inexpensive, on the initial installation. It’s a little bit flexible, so it can move with ground movement before it will crack, and also asphalt is a product that can be used over long expanses, which is why it’s seen often in roadways. The disadvantage of asphalt is that it will crack over time. It does need to be maintained, so it’s important that it be crack-filled and sealed which does increase the cost over time. And it’s not as attractive. It has, you know, one color. Just black.

    And also there’s concrete. So, concrete comes in two forms. You have regular poured-in-place flat concrete. You can also have stamped concrete. The flat work concrete is attractive and strong, but it is just one color, of course. And concrete, especially in California, will crack with the earthquakes. It is pretty much guaranteed to crack.

    Paving stones are the third choice. They are a slightly larger investment up front, but they’re very cost effective. You can pick from various styles of color and pattern. Also, if someone needs to access utilities underneath the paving stones, like a water line or an electrical line, they can lift the pavers, fix what’s underneath, and put them back and they would never know the difference. They’re earthquake resistant because they can shift and move. And also pavers are absolutely beautiful for someone’s patio or driveway.

    Diamond Certified Expert Contributor, Roger Van Alst: At Black Diamond, we often get asked if polymeric sand would be a good idea for a new paving stone installation. Polymeric sand is essentially a sand that has a polymer added to it. That polymer is a bit like a glue in that it goes in dry, but then once the sand is moisten it will activate and hard. A bit like a grout might. Becomes a solid sand surface between the joints.

    Certain pavers, polymeric sand is essential. These paving stones have a gap that’s about a quarter inch wide and typical sand would migrate too much in that paving stone installation. So, the use of a polymeric sand will prevent that migration from occurring. It’s also useful to have polymeric sand around a pool deck where sand would otherwise potentially migrate into the pool. The polymeric sand will harden in between those joints and prevent it from moving.

    The benefits of polymeric sand are that it’s going to obviously lock the sand into place, it won’t migrate, there won’t be any weeds able to grow between the pavers, and no ants or insects will [00:01:08 infestate] in the joint to the pavers. One disadvantage is that the structure which was flexible is now a monolithic surface solidified with that sand.

    So, if there’s any shifting that occurs due to clay soils, expanding or contracting, or ground movement, ground shifts, then there can be a fissure that appears between the joints – essentially like a crack between the joints where the polymeric sand is separating from the paver. It is easily fixed by applying more sand, or scratching out that area and reapplying sand in those areas.

    Polymeric sand is about $1.50, a little bit plus or minus depending on the application, and the type of joint, and how much sand would be required per square foot. But, you should expect to pay somewhere between $1.50 and $2 a square foot for adding polymeric sand to your installation.

    Diamond Certified Expert Contributor, Roger Van Alst: The average lawn will consume more water than the entire household does put together with showers, bathing, and washing dishes. So, many people have decided to removed their water hungry lawns and replace them with a water conserving synthetic lawn, or low water consumption plants.

    So, one of the ways is synthetic lawn. So, we can remove that lawn and you can put in a synthetic product. These have come a long way since the days of AstroTurf. We have brown thatches now inside of the lawn which makes it more realistic. We find that neighbors have to come up and touch it before they can tell that it’s actually a synthetic product. Putting greens are great too for the backyard. So, you can make a play area that also will not consume any water instead of the lawn that’s there.

    Customers are also removing their front lawns and back lawns and replacing them with low water consumption plants. So, you can have California native or drought tolerant plants put into a yard and remove the water hungry products that are there. Most cities and counties are also offering rebates to clients to remove their lawns and replace it with low water consumption plants. So, check with your county or your city to see if you can get as much as $1 and $2 per square foot to remove the lawn and replace it with a drip system to feed those plants.

    Diamond Certified Expert Contributor, Roger Van Alst: At Black Diamond, we often get asked as to whether sealing a paving installation would be a good idea. Sealer is an option for clients on a new paving installation, or it’s something that can be done for an older paver project to be re-cleaned and then sealed. Generally customers should expect to pay a little over $1 a square foot to have a new paving installation sealed and up to about $2 per square foot to have an older paving stone installation professionally cleaned and then have a sealer applied to restore it to a like-new finish. Sealer has some options to consider.

    Most sealers are available with a joint sand stabilizing feature. This will cause the joint sands to be stabilized or locked into place to prevent any weeds from growing and prevent ants from getting into the joint sand. Also, there are different types of finishes that can be applied with a sealer. The matte finish is available which won’t change the color of the sealer much – or color of the paver much. There’s also an enhancing finish which will deepen the hues and enrichen the colors, and a wet look. A wet look is a glossy finish that would enhance the colors the most, but a gloss finish also will show wear over time more quickly in areas that are eight heavy [00:01:28 traffed] or areas that are exposed to the elements.

    Sealers can be applied in as little as a day, and then within twenty-four to forty-eight hours the area can be used once again. They do dry fairly quickly. On a typical job site the sealer would be applied with a pump sprayer and a squeegee to work that sealer into the sand joints. Here in the office we’ll just use a simple bottle and a rag to apply it today. And, you can see the enhancing that occurs. Most sealers, when initially applied, are going to have a milky finish, and then as it dries, that finish is going to turn more into just a color enhanced look.

    Pavers that have a finish that is textured will benefit definitely from having a squeegee where you can pull the excess sealer across the paver and work it into the sand joints. Especially if it’s a sand joint stabilizing sealer where you want those sand joints to lock into place. The sealer will dry in a few hours to the touch, and then you won’t want to drive on it or put your furniture back for at least twenty-four hours.

We were very pleased with the result. They were certainly timely, good follow-up. I wanted a curved walkway from the house down to the street. They took their time until it was all laid out exactly like I wanted. I have nothing but praise and the representative they sent out was excellent.

We are just really very pleased with the results. We've gotten a lot of compliments and people have stopped to see who we had. Just overall, we are very pleased and happy with it.

They were very good. They did a really good job. They came out and fixed some things that really needed to be fixed. I could have them back out to fix a few things that are having some issues BUT it shouldn't be because it hasn't been very long.

My driveway was hit by the 2001 & 2014 earthquakes, and I got an estimate from Black Diamond that was $2500.00 lower than anywhere else. The speed was fantastic. In three days, they had removed a redwood tree, and the paving was done.

Matt was wonderful. Anything I wanted or needed, Matt was there. The sign for Black Diamond is in my yard, and all of Matt's cards are gone. The other thing is that if anything else happens, the paving can be fixed instead of being replaced.
