When is it time to reroof? That's a great question. One that can be difficult to answer. There are some key warning signs and let's review just a couple of them. Factor one is probably the age of the roof. Typically, a residential roof has an 18 to 20 year life expectancy. The greatest indicator of time to reroof is the calendar, has it been that timeframe?
The second method of determination is to contact a roofing contractor and have them come out and take a look at it. In the meantime, what you're looking for are warning signs. Have you observed roofing materials on the ground? Have you observed granular loss? Have you observed uneven characteristics on the roof? On a shingle roof, have some of the shingles lifted up on a wood shingle roof have, are some of them missing or curled up on a lower slope roof or a flat roof? This may be more difficult to determine as the roof may not be viewable, and that is the time to contract. Contact a licensed contractor to come out and evaluate your roofing system.
