Roof Maintenance 101

Many homeowners assume that once they install a new roof, they won’t have to think about it for 20 or 30 years. While it’s true that a quality roof is designed to last for decades, regular maintenance is still essential for protecting your home and maximizing the lifespan of your roofing system.

If you have a tile roof, you might assume it’s maintenance-free, but that’s not the case. Even if trees don’t surround your home, debris can accumulate in roof valleys, behind chimneys and beneath flashing. Over time, this buildup can trap moisture and create conditions that lead to leaks. Also, the sealants that are used around roof penetrations and flashing can deteriorate long before the roofing materials themselves wear out. As these protective barriers break down, water can seep into vulnerable areas of the roof.

The best way to maximize your roof’s performance is to schedule professional maintenance on a regular basis. Shingle roofs should be inspected and serviced every five years, while tile roofs benefit from maintenance every three to four years. Homes with overhanging trees may require more frequent attention.
