When taking on a building project, be prepared for a lengthy planning process.
In anticipation of an upcoming building project, home and property owners tend to get excited about seeing the work begin. However, when it comes to building and remodeling, there are several preliminary hurdles that must be cleared prior to breaking ground. “Today, any large construction project requires a certain number of steps and the involvement of several parties in order to be successful,” says Ronald Evenich, principal of Evenich Construction, Inc. in Petaluma. “From the architectural design to legal aspects like permitting, there’s a lot that goes into a construction project before the physical work even begins.”

Mr. Evenich says the planning process starts with determining whether your project is even feasible on the piece of property you intend to build upon. “Your contractor should start by going to the city planning department and establishing the requirements for your property. It needs to be a buildable lot, which means it has access to water and sewer. If there isn’t a well, the contractor will have to drill one and install a septic system. Also, the type of soil on your property needs to be considered so your contractor can design a foundation that’s structurally safe for the house.”

Once it’s been confirmed that the site is appropriate to build on, the next step is to conceive and submit a design for the project. Mr. Evenich recommends putting a team together ahead of time to ensure planning accuracy. “A successful design involves the contributions of several people, including an architect, a structural engineer and a soil engineer, among others. Once your team completes the plans, they’re submitted to the planning department and you wait for revisions.”

From start to finish, Mr. Evenich says the design and approval process can take anywhere from a few months to more than a year, depending on the size and scope of the project. “The design process for a new home can take six to 12 months, and depending on your city, the building department might not approve the plans for another two or three months. Basically, you’re looking at six to 18 months before the actual building even begins. That’s why it’s so important to be aware of the time involved beforehand so you can manage your expectations.”

Q: How long will it take to complete my construction project?

A: It depends on how many decisions we can finalize with you and how many materials we can get to the jobsite before we start. If we have to order specialty materials like cabinets in the middle of the job, it can potentially delay us for weeks, but if we can pre-order those materials, the duration of the job will be much shorter.

Q: Can you work around my schedule?

A: Absolutely. We can do all the work while you’re on vacation, or if you work nights, we can schedule the work for your days off.

Q: Do you use the same subcontractors on every job?

A: No. Our bidding process goes through two or three specialists in each field, including designers, engineers and craftspeople, so you’ll have options regarding who will be working on your project.

Q: Can you help with the permit process?

A: Yes, we can submit plans and pull permits if you need us to.

Q: Do you work on both large and small projects?

A: We’ll work on projects of any size. We’ve built everything from million-dollar custom homes to concrete retaining walls, but we’ve also done things like replace a few windows in a house.

Ron Evenich: One Day at a Time

PETALUMA — Like many professionals who learned their trade by working alongside a parent, Ron Evenich was introduced to construction at an early age. “My father was a drywall contractor, and I started working with him when I was just a kid,” he recounts. “After high school, I starting doing framing work for a couple different contractors, and after about five years, I got my license and struck out on my own.”

Today, as owner of Evenich Construction, Inc., Ron says his favorite part of his job is its intrinsic variety. “Construction isn’t like an office job, where you perform the same work over and over again. There’s something different every day, which I’ve always enjoyed.”

A lifetime resident of Petaluma (where he lives with his wife, Becky, and their children, Shelby and Ty), Ron says he appreciates the close-knit character of his hometown. “Petaluma was a good town to grow up in and it’s been a really good place to raise my kids as well. The people are very nice here and it’s a great community to be a part of.”

Outside of work, Ron engages in a variety of activities, from hunting and fishing to snow and water sports. “Our family enjoys getting outdoors,” he affirms. “We spend a lot of time in the Tahoe/Donner area, both hunting and going skiing at North Star. Also, my son and I take a trip to Montana every year to go hunting.” Ron also maintains an active involvement in his local community. “I’ve been on the board of Liberty Elementary School for 15 years, and I’m involved with youth sports leagues like Sonoma County Alliance Soccer and ACES Baseball.” In addition, Ron likes to keep in touch with his and Becky’s oldest daughter, Sharee, and their grandson.

In his life and career, Ron espouses the virtues of taking a calm, collected approach to everyday problems. “Life’s too short to get all worked up and stressed out, which is why I like to take things one day at a time,” he explains. “This is particularly important in terms of my career. In construction, there’s always a new challenge or issue, so you have to take things in stride. Being proactive about planning and communication helps things go more smoothly, but it’s equally important to be calm when they don’t go as planned.”

When asked the first thing he’d do if he could retire tomorrow, Ron says he’d spend some time working on his property. “I’m a bit of a workaholic—when I’m not working in the field, I’m usually working around my house. There are a few areas of my property that could use a little TLC, so I’d use the extra time to address some of those things.”

  • Preliminary Steps in the Construction Process

    PETALUMA — In anticipation of an upcoming building or remodeling project, home and property owners tend to get excited about seeing the work begin. However, any construction project entails a number of preliminary hurdles that must be cleared before the actual work begins, including the architectural design and permitting process.

    The process begins with a meeting between the contractor and the client, in which the project’s parameters are discussed, as well as what kinds of plans or permits will be required. This is typically followed by a meeting with one or more architects to talk about the plans and establish pricing. Once an architect is chosen, he or she will draw the plans, which can take anywhere from two weeks to two months depending on the project’s size.

    Once the plans are completed, they’re submitted to the local building department. The wait time for approval depends on the size and scope of the project—a simple bathroom or kitchen remodel will take two to three weeks, while a whole house build will take four to five weeks. If revisions are needed, it’s typically a quick turnaround for the architect, and following resubmission, the plans should be approved and the permits granted within a couple of weeks.

    All in all, from the initial meeting to the procurement of permits, you’re looking at six weeks to three months for an addition or remodel, or six months to a year for a whole house build (depending on the location). For this reason, it’s important to have realistic expectations about your project’s timeframe and plan accordingly.

    PETALUMA — Host, Sarah Rutan: In anticipation of an upcoming building project, homeowners sometimes forget about the preliminary hurdles that must be cleared before construction begins. Today, we’re in Petaluma with Diamond Certified Expert Contributor Ron Evenich of Evenich Construction, to learn more.

    Diamond Certified Expert Contributor, Ron Evenich: Rodent control, everybody has a story about rats or mice. The key is prevention. Often, the garage is the weak spot of a home. If they get into the garage, they can get into the rest of the house in most cases.

    This is a door sweep. The side door of the garage usually has a gap large enough for a rat or a mouse to get through, and these will help stop them from getting in. If that doesn’t do it, they may be getting in from the large-size garage door and you need to set traps.

    This is a small typical cardboard box with two holes in it, large enough for a rat or a mouse to get in, and this is for the safety of our pets and children. Many times folks who have cats and dogs and small children want to set traps, but they’re afraid that they’re going to get hurt because the trap is exposed. So, we just put the trap inside this box and allow the rodents to go in and that they be the only ones to have access to the snap trap inside.

    When choosing a box to accommodate the snap trap, make sure that you pick one that’s tall enough for the swing arm of the snap trap to have clearance when being triggered. We often use peanut butter or something similar to bait rodents.

    And sometimes the rodent is able to get a meal without getting snapped. When this happens, we will often take a piece of paper towel and put it on top of the peanut butter, and it will stick and saturate through into the piece of paper towel making it more difficult for the rodent to get that meal.

    If peanut butter is not working, try dryer lint. Often nesting material can be used as a lure to get rodents to go into an area where there’s a trap and get snapped.
