Video: Extending Your Water Heater’s Lifespan

with Jeremy Griffin of Griffin Plumbing

Ways to prolong the lifespan of your water heater. Some things that kill the water heaters are water quality, hard water and excessive pressure. So some ways to combat that is make sure you have a pressure regulator on your home or building. Make sure that that pressure is set at 80 PSI or lower. You can have an expansion tank on the water heater and that will help absorb the pressure. You can make sure you have a working pressure and temperature relief valve. Make sure it is operational. That way if the pressure does spike, it opens and relieves the pressure as needed. This relieves the stress on the joints of the water heater and will prolong the life of it.

Another thing is water quality with hard water that just eats at the inside of the tank, so you can have a softener in front of it. You can have some sort of filtration in front of it, but then you can also check the anode rod, which is a sacrificial piece of metal in the water heater that will prolong the life of that tank.

So some basic maintenance tips as well as I would say, at a minimum, once every 12 months, flush that water heater, get the sediment out of there. And that should really help things out.
