[Music] hi I'm Ralph bungee I'm a CEO of independent exchange services and reverse exchange services managed by 1031 strategies and Services Group we do section 1031 exchanges of real estate and have been doing so for the last 36 years we do both forward and reverse 1031 exchanges for our clients basically that is a deferral of capital gains tax from one income producing property to another in addition we also do reverse exchanges which is the parking of a piece of real estate which you intend to acquire in the future allow you to do your forward exchange at a later date support exchange into the reverse property and then acquire that replacement property what we're good at is helping you develop a strategy you're trying to get a job done you want to know where you're going before you leave where you have been we try to work with you we'll we're happy to meet with you we're happy to answer your questions at any time whether it's before or after the exchange or during the exchange we're always here for you that's what we do we've been in this business probably since the inception of doing 1031 exchanges when the starker case ended in 1980 and so we're one of the oldest firms in the business we're also a smaller boutique firm we have a very hands-on approach to each one of our clients the business is not just about turning paper it's about understanding what the client needs what the client intends to do with your exchange and whether or not an exchange is right for them you always want to do what you like to do you know if you do what you like doing you'll always do your best if you do your best people want what you have to offer and if that's true the revenue closed so we don't chase the revenue we basically chase the relationship and we really enjoy people I my life is about helping people's life work better for it's a philosophical thing with me but that's why I do it and that's I think why we've been successful
