However, according to Jeannie Apostole-Holden, a realtor, Broker Associate with Coldwell Banker, it’s important for sellers to weigh the cost of making such upgrades against the potential financial benefits. “In general, you want to make your house look beautiful inside and out, but you also have to be smart about how much you invest in upgrades,” she explains. “I always tell my clients not to spend a dime on upgrades unless they’re going to get it back later.”

While cosmetic upgrades are often advantageous investments, Ms. Apostole-Holden says that in some cases, they simply aren’t necessary. “Whether upgrades are needed depends on factors like the house’s location and what the market is like. For example, there are some neighborhoods where the schools are in such high demand and availability is so low that making upgrades isn’t worthwhile—the location alone is going to attract offers and put you in a favorable negotiating position.” So, prior to implementing cosmetic upgrades, talk to a real estate professional to determine if they’re likely to help sell your property.

If you decide to stage your home before selling it, make sure you take an active role in the process. The first thing you should do is get rid of clutter. Remove personal items such as framed photos and take additional furniture out of rooms. This can make your home’s interior feel and look larger and more welcoming. As a general rule, try to remove 50 percent of the items in a given room. Don’t forget your closets—potential buyers will probably look inside to see how roomy they are.

A: No, you should never buy a house that hasn’t been inspected because there are too many unknowns. For example, if there’s a major septic problem or termite infestation that you don’t know about, you’ll end up paying for it.

Q: Who pays for inspections, the seller or the buyer?

A: There’s no official rule, but in today’s market, it’s common for sellers to pay for inspections because it puts them in an advantageous negotiating position.

Q: Should I accept an offer from a buyer who isn’t preapproved?

A: No. When a buyer has been preapproved, it means a lender has spoken to them, done a credit check and verified they’re a worthy candidate for a home purchase. By taking an offer from someone who isn’t preapproved, you open yourself up to a lot of risk, so I don’t recommend it.

Q: Do I need to have an open house to sell my home?

A: It depends on the location of your home and the state of the market. Normally, I like to do open houses on my listings because, even though a lot of people shop online these days, you never know where the buyer is going to come from.

A: Whichever way you prefer. I find that most senior citizens want phone calls, whereas younger people prefer emails and text messages, so I stay flexible in how I communicate with my clients.

Jeannie Apostole-Holden: An Attuned Profession

CUPERTINO — After teaching high school English for 13 years, Jeannie Apostole-Holden decided to switch to a career that was more attuned to her personal strengths. “I got into real estate because I felt like it fit my personality,” she explains. “I’ve always been a very social and detail-oriented person, so I liked the fact that it utilized both of those characteristics. I started in 1982, and almost 40 years later, I still love what I do.”

As a real estate broker, Jeannie says her favorite part of her job is helping people achieve their goals. “Buying or selling a house is a big deal for anyone, so I like being a part of that and helping bring about a successful outcome. It’s very rewarding to have a positive impact on my clients’ lives.”

Originally from Chicago, Jeannie moved to Santa Clara County in 1983, where she continues to reside with her husband, Tom. “Compared to Chicago, I definitely appreciate the weather here,” she says. “I also appreciate the diversity. I love meeting people from different backgrounds and cultures and learning from them.”

Outside of work, Jeannie engages in a variety of active pastimes. “Tom and I make our own wine and have actually won a few awards at state fairs and other competitions,” she details. “We even grow our own grapes. Also, as a former English teacher, I’m a fervent reader and enjoy writing, as well as painting.”

In regard to a professional philosophy, Jeannie espouses the virtues of doing what you love. “I have a great passion for my work, and I think that shows in the results I achieve for my clients,” she explains. “I’m continually learning to increase my expertise and striving to be the best I can be. I think when you love what you do, you’re a lot more driven than when you’re doing something you don’t really care about, and that can make all the difference in your success.”

When asked the first thing she’d do if she were to retire tomorrow, Jeannie says she’s not sure if she would. “I love my job so much, I honestly don’t know if I’d want to retire. One thing is for sure: I’d need to find a way to stay busy. Maybe I’d get into volunteer work—something that would put my skills to good use.”

    CUPERTINO — Many homeowners overlook the importance of getting permits for remodeling, plumbing and other types of work. The reality is that getting permits isn’t just important for ensuring work is done up to code—it can also affect future attempts to sell the home.

    By law, sellers are required to disclose any work done to their homes without a permit. A lot of unpermitted work can be a deal-breaker for buyers, or at least prompt them to negotiate a lower price. That’s why being lax about permits can affect your bottom line if you decide to sell your home later.

    In some cases, homeowners simply don’t realize permits are required for the work being done on their homes. In other instances, they mistakenly assume their contractor pulled a permit and don’t take the extra step to verify. They may even recall seeing the permit, but what they may have actually seen was merely the application for a permit. It’s not uncommon for corner-cutting contractors to fill out permit applications but neglect to follow through with turning them into the city building department. This puts the homeowner in a tough spot later when they can’t find records of having permits pulled for prior work.

    To prevent permit delinquencies when having work done to your home, always call your city building department beforehand and ask if a permit is required. Furthermore, insist on delivery of a finalized permit (signed by a city inspector) from your contractor before remitting payment. It’s also a good idea to keep all originals and/or copies of permits for your records, as city building departments sometimes misplace permit paperwork.
