Creating a budget for your home improvement project doesn’t have to be intimidating. Remodeling can be a stressful process for homeowners, and most of the tension usually stems from money issues—how much is available, how to spend it and so on. The best way to avoid money-related stress is to create a detailed remodeling budget and stick to it throughout the entire project. Consider the following tips to get started:
Make a list of all your debts. Include any fixed monthly payments you make, including mortgages, credit cards and car loans. Leave off general expenses like utilities, groceries and Internet service.
Determine your total gross monthly income. Think of it like a loan application and list all your applicable sources of income.
Make sure you’re comfortable with the exact layout of your project. Hire a design/build firm that uses a 3-D architectural package to help you understand your new space, including how your furniture will be arranged.
Make sure you fully understand the contract’s payment structure before signing it. California law limits upfront payments to 10 percent or $1,000, whichever is lower, with the remainder charged as the work progresses. It’s especially important to understand when payments are due so you can plan for them. You don’t want to pay a hefty upfront fee only to have the contractor disappear.
After you’ve determined your budget, it’s important to look for a contracting firm that has experience building in your local area. If you build on sand, like in the San Francisco Marina, there’s a good chance your home will shift and sink if it doesn’t have the right foundation. Lifting and leveling it later will be very expensive, so doing it right from the start will save a lot of money in the long term.”

Q: Who will supervise my project?

A: Most projects are supervised by one of our owners, Noel and Sean Fox. If it’s a smaller project, we may assign our lead carpenter to supervise. Either way, your supervisor will be your primary point of contact and guide your project from the initial survey through to completion.

Q: Will you give me options for how my project will be completed?

A: Absolutely. We’ll show you a variety of materials and explain the quality and cost differences along the way so you can make the right choices for your needs and budget. Sometimes we’ll make recommendations, but we leave the final decisions up to you.

Q: Will you be able to complete my project on schedule?

A: Most likely. One of the most important ways we move projects forward is by assigning a project supervisor who knows exactly when things need to happen and keeps employees, subcontractors and materials primed and ready to go.

Q: Do you bid based on time and materials or is it a fixed price?

A: We do both. Generally, we bid using whichever method is going to be the least expensive for the client.

Q: Do you maintain a safe, clean jobsite?

A: Absolutely. We work with the same crew of employees and subcontractors on every project, so safety is very important to us. An injury not only affects the pace of a single project, but all our projects down the line. We’re very careful on the jobsite and respect our clients’ properties. When we’re done for the day, we do a thorough cleanup. A remodeling project is going to be disruptive to your lifestyle, but we do everything we can to minimize that disruption.
