For Bay Area homeowners, hiring a remodeling contractor can feel like a gamble. Too often, people rely on online reviews that can be incomplete, biased or manipulated. Choosing the wrong company can lead to poor workmanship, financial loss and even safety hazards.
That’s where Diamond Certified Resource comes in. It reduces risk for homeowners by giving them a trusted, research-based way to hire local contractors.
The Rigorous Vetting Process Every Diamond Certified company has passed an independent, 12-step rating process that no company can buy its way into. To qualify, companies must:

Earn a customer satisfaction rating of 90+ on a 100-point scale

Pass ongoing credential checks for insurance, licensing and business practices

Maintain positive performance with customers over time (failing companies lose certification)

This approach goes far beyond star ratings. Instead of relying on unverified online opinions, Diamond Certified surveys real customers at random to get an accurate, unbiased picture of each company’s performance.
Why This Protects Homeowners When you choose a Diamond Certified company, you get more than a contractor:

Proven quality: Every company is independently rated Highest in Quality and Helpful Expertise®

Do you have questions about an upcoming design/build project or design/build construction in general? You’re not alone. Below, we answer several commonly asked questions about design and build construction, as well as hiring and working with a contractor.
Q: What are the advantages of a design/build project? A: Design/build is a straightforward approach to design with greater flexibility, better quality control, client participation in selecting materials, rapid response to changes in scope with minimal paperwork and more.
Q: What are a design/build contractor’s responsibilities? A: A design/build contractor’s responsibilities include quoting work within their area of expertise; providing a proposal that explains what will be done, what won’t be included, the price and the schedule; and producing a system that functions to your satisfaction.
Q: What are my responsibilities as a client? A: Your responsibilities include treating the design/build proposal as confidential rather than shopping the proposal on the open market, checking references of those submitting proposals and paying the contractor for the work done.
Q: Is it possible to use a specific design/build contractor yet retain competitive prices? A: Yes, because contractors typically agree to provide a complete design/build project on a “guaranteed maximum” basis. They will agree to charge a set amount for a project and no more, assuming the scope doesn’t change. If the costs are less than originally estimated, the savings are passed on to the client on a pre-agreed basis.
Q: How long will my construction project take to complete? A: That depends on the job. When you meet with your contractor, they should be able to accurately determine an estimated end date.
Q: Do design/build contractors maintain clean work sites? A: It’s a good idea to check the work of a design/build contractor before hiring to see if they keep work sites clean. Check to see if they use floor protectors and plastic sheets for dust containment. Note if there’s a line item in the contract that includes jobsite setup, cleanup and portable facilities.
Q: As a contractor myself, can I work with a design/build team on my project to reduce the cost? A: Many design/build contractors are happy to work alongside their clients as long as they’re qualified. However, sometimes lesser skilled, free labor can actually increase the overall cost of a project.
Q: How do I know that a design/build contractor isn’t marking up my credit allowances? A: A quality design/build firm will have open and transparent paperwork. They should be able to show you receipts for what has been purchased, including contractor discounts.
Q: Can a design/build contractor give estimates over the phone? A: That depends on the job. A simple job such as installing a fence can generally be quoted regarding the price of various fencing materials, but more complex jobs will require an onsite inspection in order to quote an accurate estimate.
Q: Are estimates of design/build companies negotiable? A: Generally, no. A quality design/build firm will give a fair estimate based on current market prices for your community. They may be able to work with you to reduce the overall cost by using different materials or coming up with a more efficient design.
Q: Why choose a Diamond Certified design/build contractor? A: Diamond Certified helps you choose a design/build contractor with confidence by offering a list of local, top rated companies that have passed the country’s most in-depth rating process.
