When it comes to selling your home, putting some effort into staging can yield big results. If you’ve ever sold a home, you know that secondary factors like square footage, parking, location, and number of bedrooms and bathrooms can determine whether certain buyers will choose to make an offer. In fact, most house shoppers choose to attend open houses based on how well the brochures, websites or flyers represent the homes and make them feel. Likewise, once they’re inside a home, some potential buyers base their decisions on whether they can see themselves living there, not on numbers and other hard facts.

This should come as good news, since there are literally hundreds of ways you can influence buyers to take a closer look at the house you’re selling. First, objectively look at your house from the street. Is it inviting? Potential buyers will drive right by if the yard needs care, if the windows are dirty, or if the outside looks like it’s in dire need of new paint or a power washing. A dirty or unkempt exterior often signals a lack of care inside, so don’t ignore the importance of curb appeal.

Interior staging is also important. Make sure your home is clean and uncluttered. Hire a housekeeping service to perform a deep cleaning if necessary. Remove personal items like photos and clear out unnecessary furniture that makes a room look smaller. Open shades and shutters to let in natural light, and install brighter light bulbs to illuminate dark corners.

If certain rooms in your house are dark, dingy or grimy, you should repaint them (this is especially important for bathrooms and kitchens). Adding a fresh coat of paint isn’t very expensive or time consuming, and it can make a big difference in how a room looks. Also, paint or stain old cabinets to give them a new look for a minimal cost. Add new hardware or a new backsplash for even more visual appeal. If you have a large enough budget, consider installing new kitchen appliances. An old refrigerator can make a kitchen look dated, while new appliances can make the whole room look fresh.

Q: What’s the process once I decide to sell my home?

A: I try to make it a very simple process. First, we’ll get together and go over basic strategies, and you’ll sign an authorization so I can schedule the required inspections and any bids for work you want done to prepare the home. Once all the bids and reports are complete, we can go over everything (together) to decide which repairs you want performed before placing your property on the market. Once we develop a game plan, I take care of everything.

Q: How long will it take to sell my home?

A: It depends on a lot of factors. Once we know your move date, we can work backward to find the best listing date. If everything goes well, it’ll take about a week to sell your home and another 21 to 30 days to close escrow. Preparing the property by getting inspections and making repairs can take another two to three weeks. Altogether, the entire process usually takes 60 to 75 days, depending on the amount of work the property needs.

Q: Why hasn’t my house sold?

A: Nine times out of 10, if a house hasn’t sold, it’s because it’s overpriced or hasn’t been marketed correctly.

Q: Can I sell my own house?

A: Yes, but that’s not always the best way to go. A good Realtor can provide broader exposure and get you 5 to 10 percent more for your home simply because they know the market better. Also, working with a Realtor means you’re covered on disclosures. Most homeowners don’t know all the disclosures they’re required to complete for selling a house, and many don’t even know how to obtain them.

Q: Do you hold open houses?

A: Absolutely. Some real estate agents hire outside people to run their open houses, but I do mine personally. I know what potential buyers are going to ask at open houses, so I can anticipate certain questions and answer them in ways that showcase the potential of the property.

Q: As a buyer, can you tell me what to offer on a home to ensure that I get it?

A: Unfortunately, I can’t guarantee the final selling price of a home, but based on the number of offers, I can make your offer look as attractive as possible. I’ll make an educated guess as to which offer will close the deal, but if there’s another buyer who’s willing to pay $500,000 over the value, I can’t see that coming. However, in normal conditions, I know how to write a good, clean offer that will appeal to the seller and their agent.

Q: Do I still have rights as a buyer if I purchase a home “as-is”?

A: Yes, you have rights, even on an ‘as-is’ purchase. If a seller intentionally didn’t disclose a serious problem, you have the right to take legal action if you feel it was a genuine deception. Your right as a buyer is to know what ‘as-is’ really means. It’s the seller’s job to give you an honest account of the condition of the property and other concerning factors.

LOS ALTOS — When asked how she got into the real estate industry, Tori Atwell recounts an amusing story from her college years. “I had a friend who was planning to take a real estate licensing prep course,” she remembers. “She was a very shy person, so she asked me if I would take the class with her. Three months later, she had dropped out and I was still in it. After finishing up my business degree, I decided to get my real estate license…and I’ve been doing it ever since!”

While seemingly coincidental, Tori’s initial foray into the real estate field wasn’t completely without precedent. “As a teenager, I used to go to real estate seminars with my dad, just because I found it interesting,” she says. “I guess I had a predisposition for it.”

After 28 years as a Bay Area real estate professional, Tori says her favorite aspect of her job is the opportunity to impact the lives of others. “Whether a client is buying or selling, oftentimes it’s much more than a mere transaction—it’s a huge life change. I find it very rewarding to guide people through that process and help facilitate a positive transition.”

A lifelong Bay Area resident, Tori expresses her appreciation for the region’s characteristic diversity. “I’m a people person, so I enjoy meeting people from a variety of backgrounds and cultures,” she says. “Plus, because of my local experience, I can generally sit down with a client, get an idea of what their life is like, and match them with a community that fits their lifestyle and personality.”

Outside of work, Tori engages in a variety of pastimes, from gardening and collecting art to international travel. “I have a home with a pretty big yard, so I like spending time working in my garden,” she says. “I also have several animals, including dogs, cats and a potbelly pig.” Tori also seeks out opportunities to volunteer her time, whether with her local Rotary chapter or as a mediator for the city of Mountain View. Additionally, she enjoys keeping up with her two grown children: Kyle, who currently serves in the military, and Amber, who lives in Santa Cruz.

In her life and career, Tori espouses the importance of being proactive rather than reactive. “I’m a big proponent of doing things upfront so you don’t have to redo them later,” she affirms. “In some cases, this may mean telling a client something they don’t want to hear. However, as their realtor, it’s my responsibility to be honest and upfront with them if they’re headed toward a situation without a good long-term outcome.”

When asked the first thing she’d do if she could retire tomorrow, Tori says she’d relocate to a fresh setting. “I would either move to the coast or to Santa Fe, New Mexico. I love Santa Fe—it has a great art community and the architecture of the homes is really interesting. I also have a lot of friends there who, coincidentally, are all real estate agents!”

A: France. I’ve actually been to Europe a few times, but for some reason I still haven’t made it there.

    The strategy is simple: instead of looking at homes that are attracting a lot of attention, take a look at those that aren’t selling as quickly. In many cases, these are perfectly good homes—they may just be staged ineffectively or lack particular features. However, even if the bulk of buyers aren’t able to see beyond the exterior details, a wiser buyer can recognize a home’s potential even if it’s not obvious outright. By reevaluating your home-hunting approach, you may discover an excellent opportunity to get a good home without getting caught up in a bidding war.
