Take simple steps to keep your tile and grout free from stains and discolorations. Even the best sealers won’t protect your tile and grout from certain stains that are allowed to sit for extended periods of time. Grout, for example, is extremely porous and should definitely be sealed, but if you don’t wipe away a stain before it’s absorbed, the sealer becomes useless. To effectively keep your tile and grout as clean as possible, consider the following tips:

Know your grout. “There are two main classes of grout,” says Hany Louis, COO/General Manager of The Tile & Grout King Inc. in San Jose. “The first is standard non-sanded or sanded grout; this grout is porous and must be sealed to prevent stains. We offer several restoration services and types of sealers for both non-sanded and sanded grout. The second class of grout is epoxy. Epoxy grout looks just like sanded grout however it is non-porous. This makes it a maintenance free grout that is easy to clean and will hold up better than non-sanded or sanded grout. The downside to epoxy is the cost of installation which is 3-4 times that of non-sanded or sanded.”

Keep a spray bottle of pH neutral tile, grout and stone cleaning solution. Spray the cleaner on any spills and stains as they occur, then use a paper towel or damp sponge to wipe away the stain before it absorbs into the tile and grout.

Clean tile and grout every week or whenever it becomes dirty. Periodic maintenance cleanings will keep your tile and grout sanitary and looking like new. Only use a pH neutral tile cleaning solution—it’ll rinse free and won’t leave a sticky, soapy film like many household cleaning supplies. Avoid using cleaners with bleach or ammonia, as these can dissolve the sealant. Be sure to resale tile and grout at least once per year.

Follow the steps below to perform a proper maintenance cleaning on your tile and grout surfaces:
• Vacuum or sweep up any loose dirt and debris from the tile and grout surface.
• Mix the pH neutral cleaning solution with hot tap water according to the ratio given on the cleaning product’s label. Most high-quality tile and grout cleaning solutions come in concentrated forms, so you only need to mix two to four ounces per gallon of hot water.
• Use a soft scrub brush to apply the cleaning solution to the tile and grout. Ensure the surface is thoroughly saturated and let the solution sit for five to 10 minutes. Mop up the dirty cleaning solution with a bucket of clean, hot water. Change the water if it becomes too dirty and frequently rinse your mop or scrub pad.
• Dry the tile and grout with a clean, dry cotton towel to remove any remaining dirt and cleaning residue.

Q: How long does a typical tile job take to complete?

A: Most tile replacement jobs take up to 5-10 days to finish per bathroom. Restoration jobs typically take one to three days, depending on how many rooms are involved

Q: Do you sell tile?

A: No, but we have relationships with several major vendors. If you take our bid sheet to one of them, you’ll get our contractor’s discount. Then we’ll pick up the tiles for you so you don’t have to worry about getting them to your home. We will work directly with the store to indicate how much to order.

Q: Do you provide design work?

A: We can answer questions and help you with some ideas, but if you need in-depth design work, we can recommend some tile shops or interior designers that specialize in tile design.

Q: How soon can I use my tile after it’s installed?

A: Usually, you can use the tile the day after we seal it. The exception is tile shower pans—there’s moisture underneath the tile that takes two days to dry out before the shower can be used.

Q: How do I maintain my tile and grout once it’s installed?

A: Maintenance varies with each product. We’ll send you a letter when the job is complete that contains complete instructions on how to effectively maintain your tile and grout.

Q: How can I tell if I need new tiles or just a regrouting?

A: If your tiles are chipped, damaged, or subject to water damage below, they need to be replaced. If the tile and substrate are intact, regrouting is usually the way to go.

Hany Louis: Tile Royalty

SANTA CLARA — The son of a general contractor, Hany Louis has been immersed in the construction and remodeling trades since childhood. When it came time for him to choose his own professional path, however, he decided on an industry niche that would not only utilize his knowledge and experience, but feed his artistic side as well. “Out of all the trades, tile work is one of the most versatile and artistic, which is why I think it appealed to me so much,” he explains. “With most other trades, there’s either a right way or a wrong way of doing things, but when it comes to tile work, there are all kinds of right.”

Hany founded The Tile & Grout King Inc. in 2007, and he says he still appreciates the artistic attributes that characterize his craft, particularly working with designs and collaborating with customers on ideas. He also derives fulfillment from the positive feedback he receives from satisfied clients. “Our reviews are foundational to the success of our company,” he affirms. “Hearing customers rave about how much they love our team, our service and the quality of our work brings me a real sense of satisfaction.”

A resident of Santa Clara—where he lives with wife, Michelle, and son, Jordan—Hany says he appreciates the cultural climate that distinguishes the region. “Besides being a nice, classy area, the Silicon Valley is an exciting place to live. What better place to be than in the midst of the technology capital of the world?”

Outside of work, Hany enjoys participating in activities that combine recreation and exercise. “I’m not a fan of working out, simply because I don’t enjoy the repetitive nature of it, so I stay in shape by playing competitive sports like volleyball.” Additionally, Hany and his family enjoy going on winter snowboarding excursions at various Lake Tahoe resorts.

In his life and career, Hany emphasizes the value of prioritizing family. “I think it’s important to put your family first, because once you understand the value of family, it guides you in other aspects of your life,” he explains. “This is something I’ve learned from experience, having become a father while still in high school. My son is the reason I turned my life around—he motivated me to complete my education and start my business, and I don’t think I’d be here if it wasn’t for him.”

When asked the first thing he’d do if he could retire tomorrow, Hany says he’d take his snowboarding hobby to an international level. “I’d definitely do some traveling. I’d love to just tour the world and find some new snowboarding spots along the way!”

    Proper tile sealing is important for a couple of reasons. First, it protects the tile’s surface by preventing stains and discoloration that are caused by the accumulation of dirt and grime. Second, because sealer repels dirt and grime, it makes routine cleaning both easier and more effective.

    The process of resealing tile depends on the nature of the material. With a ceramic or porcelain product, for example, it’s more important to seal the grout because that’s where the dirt and grime can collect and cause discoloration. To keep your tile grout looking clean, it’s a good idea to reseal it twice a year.

    Stone flooring is a very high-maintenance material—even more so than ceramic or porcelain tile. Its porous character makes it susceptible to discoloration and staining, which is why it’s important to reseal the entire surface of a stone floor twice a year.

    Whether you’re resealing or cleaning, it’s important to use the appropriate product for the particular application. Since acidic or abrasive cleaners can eat away at a tile product’s seal, always use a pH neutral product for routine surface cleaning.

    Diamond Certified Expert Contributor, Hany Louis: A common misconception about tile is once its installed, the only regular maintenance required is cleaning. However, when it comes to tile material like stone or ceramic, an important additional step is continuous resealing.

    The sealing process has two important functions. First, it protects the surface of the tile and the grout lines preventing any discoloration and staining from the accumulation of dirt and grime. Secondly because sealer repels dirt, it helps with the cleaning process making it much more easier and efficient.

    The nature of the sealer depends on the tile material. For example, porcelain or ceramic, its important not so much that you seal the tile as it is the grout lines. I have a common sealer from a hardware store and a clean sponge. You can either apply this sealer to the sponge or directly to the surface of the tile. You just want to make sure you spread it over evenly ensuring that you physically see the grout lines get wet. Its important to focus on the grout lines making sure they get soaked and its important that you reseal your grout lines twice a year to keep them clean.

    More so than tile, stone is very high maintenance material. The porous nature of tile makes it very susceptible to discoloration and staining. That’s why its important to seal the surface of stone twice a year.

    Finally when it comes to cleaners, its important to use the right cleaning product. The acidic and abrasive nature of cleaners eats away at the sealer. That’s why it is very important to use a very pH neutral product for regular cleaning.

I would just say, if you want a great job done, and with excellent skill and with people that are just going to dedicate themselves 100% to their work to your bathroom, they you should go with them.

They came out and consulted with us, also the 2 workers that came out and worked for 7 to 8 days in my house weren't too talkative, but when I got them conversing, they gave good information. All in all, the best would have to be the final job. The quality and the attention to detail. They did a great job. They worked well in my home and worked with my schedule.

That it's a great service they provide, it's nice because not all of us can afford to put in a new countertop, and those of us who have older homes now have an option to have the old grout removed and have new grout put in. They're very thorough with their analysis of the project, and providing you with alternative options for needed repairs. Their first estimate was very high, but after they took time to assess the issue, and provided me with an alternate option, then the price was nearly cut in half. So they are truly on the customer's side.

Their professionalism and their ability to analyze the issue at hand and come up with the most cost-effective methods of fixing the needed repairs. I just can't say enough good things about them. They were on time and cleaned up after themselves. I am more than happy with their service.
