Selling a home can be a stressful experience, but by hiring the right real estate agent to represent you and your interests, you can simplify the process and even facilitate a faster sale. So what’s the first step to take when you decide to sell your home? According to Mike and Sandy Rostad, Diamond Certified real estate agents who work in partnership with Coldwell Banker in San Carlos, the best place to start is interviewing a few different agents. “As a seller, it’s important to be confident that you’ve chosen the right professional to represent you throughout the process,” says Mike. “After you make your decision, sit down with your agent and talk about pricing strategies and possible improvements you could make to your home. This usually includes a complete market analysis of your home so you and your agent can choose the best listing price.”

Next, you and your real estate agent should interview and hire neutral inspectors to look for termites and other pests, as well as perform a property inspection prior to or within five days of putting your house on the market. “That way, when you get an offer or multiple offers, the buyer knows as much about the home upfront as possible,” explains Mike. “That’s the best way to avoid problems during the escrow period.”

The next steps are staging and showing your home, and according to Sandy, less is more in those situations. “Even just removing some items from your home can make it more attractive to buyers,” she says. “We can, along with a staging professional, walk through each room of your house and tell you what to remove to make the rooms look larger and more appealing. Packing and moving out furniture, clothing and clutter can also put you a few steps ahead.”

Your real estate agent should take care of marketing and showing your home, and they will also help you weigh the offers that come in. Once you get an attractive offer, your agent will walk you through the process of signing paperwork and accepting the deal. Then, it’s up to you to secure moving services and finalize your home for sale.

A: We mostly work in the areas between Daly City and Menlo Park, but we’ve also had clients who asked us to help them find homes in the San Jose area, so we can work that far south if necessary.

Q: What types of properties do you help people buy and sell?

A: We specialize in residential home sales, but we also have experience with residential rentals and new home developments, so we’re familiar with the process of building and selling.

Q: Can you work around my schedule?

A: Yes. We’re two full-time agents, so we’re very flexible with our hours. At least one of us is almost always available, even after traditional business hours and on weekends.

Q: Can you help me prepare my home for sale?

A: Absolutely. We have a list of people we work with that includes painters, contractors, gardeners, stagers and inspectors. Our clients really appreciate that because it saves them time, and we can make the necessary appointments for those professionals to come in and provide quotes for the work you need. We can also be there to attend all the inspections on your behalf.

Q: Do you work with first-time home buyers?

A: Yes. If you’re a first-time home buyer, we’ll walk you through the entire process, including setting up financing. Sandy Rostad: A Prosperous Partnership

SAN CARLOS — After working in the insurance industry for two decades, Sandy Rostad was primed for a major transition after she decided to partner with her husband in the real estate field. “My husband, Mike, was working full-time as a firefighter and part-time as a real estate agent,” she recounts. “We had recently become parents, and we figured that if I joined him in real estate, it would give us more flexibility and simplify our lives a bit.” Sandy describes her introduction to real estate as both exciting and nerve-wracking. “When I first started, the market was at a pretty tumultuous point, so I was kind of thrown into the midst of it. It was somewhat intimidating, but my passion and determination enabled me to overcome my fears and be successful.”

Today, as a partner of The Rostad Team of Coldwell Banker, Sandy says her favorite part of her job is being a helpful resource to buyers and sellers alike. “I get a lot of satisfaction from building relationships with my clients, helping them through the process and achieving a positive outcome for them. It’s very rewarding to see them happy with the results of my work.”

Having grown up in San Mateo, Sandy now resides in San Carlos, where she and Mike appreciate the small-town atmosphere. “We’ve been in San Carlos for more than 25 years,” she says. “A lot of people are interested in moving here because it’s so nice, so for us, it’s not just a great place to live; it’s a great place to be in business as well.”

Outside of work, Sandy enjoys activities like cooking, exercising, and spending quality time with friends and family, including her and Mike’s grown children, Jessica and Cory. Additionally, she likes taking advantage of the Bay Area’s diverse recreational offerings. “Mike and I enjoy getting out and about, whether going for a hike at Half Moon Bay or taking a day trip to San Francisco.”

In regard to her career, Sandy espouses the importance of professional integrity. “The market is very competitive in this area, so it’s crucial for a realtor to operate with honesty and integrity,” she says. “We feel that treating others the way we would want to be treated is key, and I think a lot of our client referrals come as a result of the reputation we’ve earned for being ethical and honest.”

When asked the first thing she’d do if she could retire tomorrow, Sandy says she’d do some extensive traveling. “We’ve been to Europe a few times, but never for more than a couple of weeks, so we’d probably go for a little longer. That would give us a chance to really get to know some of our favorite places, as well as visit some new ones.”

We all know we’re guilty of accumulating things over the years. And when it comes to move time, it’s really important to prioritize what you’re going to take with you.

    For those items that you don’t want to take, there – an option to – there is an option to donate the items. There is several family service agencies in San Mateo County, and I’ve had the pleasure of dealing with StarVista and Habitat for Humanity in – both located in San Carlos, both non-profit organizations. They are happy to come and pick up these items from your home and donate them to families in need.

    And I think it’s just the big reward is knowing that you are helping others, knowing that your furniture is going to a good home, and, also, an added benefit is you get to use this for tax purposes.
