Comparative Summary

Superior Builders & Remodelers provides a full range of building services for residential homes, including additions, repairs and remodeling. The Oakland-based company also offers project management services such as coordinating or completing design drawings, obtaining building permits, ordering materials, and scheduling inspections.

Project capabilities include kitchen and bath remodeling, cabinet refacing, structural repairs, retrofitting, basement and garage conversions, garage building and remodeling, wood decks, concrete and tile work, staircases, and leak repairs.

“Customers come to us because we offer accurate time and cost estimates, a well-trained professional staff and the ability to execute complex building,” notes co-owner David Lorber. He says communication is also an important element for completing a successful job. “It’s critical to fully explain project timelines, unanticipated problems or changes to satisfy customers.”

Superior Builders & Remodelers also uses the most current equipment and safety tools on the jobsite, including HEPA (high efficiency particulate air) filters with power saws, sanders and vacuums to reduce airborne particles. Dust curtains, floor and other coverings are used to help reduce the impact of construction on other living areas of a house. Before work begins, the company installs safety precautions such as planking, rails and scaffolding. Construction debris is cleared often and worksites are cleaned daily.

Related project services include electrical, plumbing, insulation installation, taping and plastering, roofs and gutters, hardwood and vinyl floors, siding removal and installation, painting, granite countertops, windows, doors, drainage and concrete work, driveways, walkways and patios, furnace installation, radiant heating, attic ventilation, and cultured marble installation.

Industry Info

When tackling a building project, it’s beneficial to choose a contractor that has specific work experience. Use a checklist to help determine the best contractor for your project:

• Check references
• Look at a current project worksite
• Confirm licensing and insurance coverage
• Ask about training and experience
• Get a project plan and pricing in writing
• Find out who’ll be working on your jobsite

“While it’s important to have a valid contractor’s license, it doesn’t guarantee a contractor is right for the job,” says David Lorber, co-owner of Superior Builders & Remodelers in Oakland. Many people don’t do a good job of interviewing their contractor, he says. For more complex projects, consider contractors that excel at coordinating each craftsperson involved.

Mr. Lorber also suggests asking pertinent questions. How long has the contractor been in business? How long have its employees worked for the company? How long has the contractor worked with its subcontractors? Does it have accounts with local suppliers?

Communication and project planning tools are also good indicators for building trust and finding a comfort level with a prospective contractor. Ask to see what tools are used for similar projects.

Once you choose a contractor, it’s important to stay close to the project through its completion. Inquire about and plan how a review of work in progress will be performed.

Frequently Asked Questions

Q: How much will my project cost?

A: It depends on the type of work and extent of the job, such as new room additions versus remodeling projects. We try to give a range to reflect options for different materials that can be used.

Q: How long is my project going to take?

A: We try to give an accurate estimate of how long a project will take rather than mislead customers just to get the work. All parties involved have a better project experience when realistic timelines are followed.

Q: Can you help determine if I should repair kitchen cabinets or have them replaced?

A: Yes. Typically, you can reface cabinets if they’re in good, stable condition and aren’t falling apart. Most people who are making changes to a kitchen that requires cabinet removal usually choose to use that opportunity for replacement.

Q: Do you help choose materials for projects?

A: In some instances, we work with architects and interior designers, or help customers directly to select materials. We often give clients a list of different showrooms to visit for specific products, such as tile or flooring. One of the primary ways we help customers is to share the pros and cons of different materials based on our experience.

DIAMOND CERTIFIED EXPERT CONTRIBUTOR ADVICE & TIPS FROM David Lorber

Expert CONTRIBUTOR PROFILE

David Lorber: A Renewed Awakening

By James Florence, Diamond Certified Program Reporter

OAKLAND — Having worked for his father’s construction firm throughout his youth, the last thing David Lorber had planned was to further pursue the trade in adulthood—that is, until he had what could be described as a vocational epiphany. “It was a funny thing, because I’d never been particularly interested in the business,” he says. “I simply woke up one morning and realized that building houses was the coolest thing in the world. From that point on, I knew I wanted to do construction.” With his goal in mind, David began training as an apprentice carpenter before going to work for a custom home builder and spending five years doing new construction in Alaska. Eventually, David’s path came full circle when he returned home to help out at his father’s business, of which he later assumed ownership.

Today, as second-generation owner of Superior Builders & Remodelers, David says his favorite part of his job is the fulfillment he gets from “wowing” his customers. “Most people don’t understand how difficult our job really is. Every stick of lumber, every screw, every board that we install is touched by human hands, so when everything is finally in place and the customer is delighted, it gives me a lot of satisfaction.”

A resident of Oakland, David spends most of his free time taking advantage of the rich Bay Area landscape, whether hiking, fishing or cycling. “I’m an avid cyclist and enjoy riding through places like Redwood Canyon and Tilden Park,” he says. “My girlfriend, Debbie, and I actually met cycling, so that’s one of our main recreational activities.” Additionally, David takes time to keep up with his three grown children: Jerry, who lives in Denver; Jake, who lives in Sydney, Australia; and Rachael, who lives in Los Angeles.

In regard to his professional career, David espouses the importance of taking pride in his work. “I try to do as much as possible by hand and really give my all toward delivering a custom, quality product,” he says. “It’s unfortunate how many things these days are either machine-made or manufactured by people who don’t care about quality. My hope is that 50 years from now, when someone looks at a home we built, they’ll say, ‘Wow, these guys really knew what they were doing and took pride in their work.’”

When asked the first thing he’d do if he could retire tomorrow, David says he’d pay a few long-deferred visits. “I would go visit friends and family whom I don’t get a chance to see very often. I have some close friends in Oregon and Idaho, not to mention my kids, who are spread all over, so I’d put together a schedule that would allow me to spend quality time with them.”

Ask Me Anything!

Q: If you could travel anywhere in the world, where would you go?
A: Australia, to visit my son, Jake. I went there for his wedding five years ago, so I’m past due for another visit.

Q: If you could time travel, would you go to the past or the future?
A: The past. Much of the housing in this area was originally built about a century ago, and I think it would be neat to see Oakland when it was a little less developed.

Q: What’s your favorite thing to do on a rainy day?
A: Tinker around the house doing repairs or improvements.

Q: What was your favorite toy as a child?
A: I loved to build model airplanes.

Q: Pancakes or waffles?
A: Waffles.

  • Smoke and CO Alarm Tips

OAKLAND — Smoke and carbon monoxide detectors may be easy to ignore, but they can also potentially save your life. Fortunately, there are new models that are simple to use and further improve home safety.

One of the biggest advantages of new smoke detectors is the “hush button” feature. In the past, if you had a smoke alarm that was constantly triggered by cooking smoke or shower steam, the temptation was to simply remove the battery, which would render the unit useless. The new models reduce the nuisance of accidental alarms by allowing you to “hush” it with the touch of a button.

When purchasing a smoke or carbon monoxide detector, it’s a good idea to read and save the directions, as well as register the product with the manufacturer. Most manufacturers have an 800 number that consumers can call if there’s a problem with the unit, and they’ll generally replace a malfunctioning unit free of charge if it’s within the warranty period (typically between five and 10 years).

If you’re still using old, battery-powered smoke and CO alarms, remember to be proactive about changing their batteries. Typically, you should change the batteries in a smoke detector once a year and the batteries in a combination smoke/CO alarm every six months. Whether you need to mark your calendar or set up another type of reminder, a little forethought can go a long way toward ensuring safety in your home.

  • Video: A Crucial Contractor Credential

    Complete Video Transcription:

OAKLAND — When hiring a contractor for your building project, it’s important to verify a crucial credential. Today we’re in Oakland with Diamond Certified Expert Contributor David Lorber of Superior Builders & Remodelers to learn more.

Diamond Certified Expert Contributor, David Lorber: This tip goes out there to anybody out there that’s contemplating having a project, a remodeling project, done on their home. Make sure that whoever that you select is licensed and is insured. Now, I think it would surprise a lot of people to know that there are no requirements by the state that even if you hold a general contractor’s license, you do not have to, by law, carry general liability insurance, which I think is very important. And make sure that you hire a licensed person. If something should go awry with your project, you have absolutely no recourse if that person isn’t licensed.

And, also, go on the California State Contractor’s License board. They have a great website. It will give you a lot of good tips as to what to do in selecting a contractor. And be sure you educate yourself about what should be in that contract and what type of contract you should be looking for. And be careful because it’s a jungle out there.

It's rare today to find someone who is so meticulous and offers options with supporting detail to the level that I wanted. I have a century old house, and it is an extremely difficult structure to work around. To have someone who is knowledgeable about an older home is just very reassuring and knowing that you can trust them to do the right thing with precision and incredible attention to detail. They are the people who are making those important decisions for your home.

That they were willing to take the time to explain everything and offer choices with different pricing at every step, so that I could make the decision on every level, it feels like you're being taken care of by family. They are people who care about the long-term effect. I know that what they did will last. They did more than I expect of a contractor. I recommended them to my neighbors across the street. They did a large job for them, and they are very satisfied.

Considerate, and they will work with you. If there is any problem with the work done by the subcontractors, they will come back. You don't have to ask them. They will deal with it. They want the work done to your satisfaction. I have nothing but good things to say. I am so happy and very satisfied.

Easy to work with, and at the last moment when I wanted to upgrade my shower glass doors, there were no problems. Marty, Bill, Dave, and Jerry were extremely helpful and extremely considerate. I plan on using them again. They were timely, a few weeks early. When we had the inspection from the city, I heard one of them say that they knew it would be fine. The inspectors knew it would be an 'A-1' job. For me, when the walls were down and I saw the work, I was in tears, because I saw what the original contractors did, and I could see the improvement. I knew what they did was far superior than what the original builders had done. I was so happy.
