They were so personable and they came over and they actually helped me pack because I was so overwhelmed. They hired someone to come over and help me pack towards the end because I was overwhelmed and we needed to show the place. The first week they came over and helped pack dishes themselves. You don't get this level of service anymore.

If you’re planning to sell your home, keep in mind that it may not be necessary to hold an open house event. “Many sellers don’t realize that in today’s real estate market, open houses aren’t a necessity,” says Rich Macario, a Pacifica-based real estate agent who works in partnership with Alain Pinel Realtors. “Online marketing is far more important. For the most part, potential buyers will see your home online before they see it in person, so creating a good first impression with staging and professional photography is crucial.”

Mr. Macario says the decision to hold an open house should be dependent on a few factors, including the home’s occupancy status. “If the home is vacant, there’s no need to have an open house—people can come see it whenever they want. However, if the property is currently occupied, you can’t just have people showing up all day, so it makes sense to have an open house.”

Another pertinent factor is your home’s location. “Recently, I was selling a house that was situated near the access point of a popular hiking trail,” recalls Mr. Macario. “In that case, an open house would have attracted a lot of passersby who weren’t even in the market for a new house, so we determined it wasn’t a good idea. The size of your house can come into play as well. If it’s a large residence, an open house may not be advisable, especially if the location isn’t right. It can be hard to keep track of people in a big house, which carries a certain amount of unnecessary risk.”

Whether or not your realtor decides to hold an open house event, it’s still crucial to make sure your home looks its best, especially on the outside. “Curb appeal is huge,” confirms Mr. Macario. “Landscaping can make the front of a property much more attractive to potential buyers. However, this can be expensive, and sellers don’t always have the means to do it. In some cases, your realtor will finance landscape improvements themselves, as long as you agree to reimburse them when escrow closes.”

Q: How will you promote my listing?

A: We utilize many different marketing outlets and tools, especially online, since that’s where most potential buyers go these days. We’ll set up a 3-D virtual tour of your home and send e-flyers to 15,000 East Bay real estate agents via the Contra Costa Association of Realtors.

Q: Do you think my house will sell?

A: There are three factors that determine whether a house will sell: its condition, its location and its price. Obviously, we can’t do anything about the location, but as far as condition goes, we can work with what we have to make your home marketable. In terms of price, we have to be careful not to price the home too high, as this will most likely deter buyers. A better strategy is to price the home modestly in hopes of attracting multiple bids and driving up the price through buyer competition.

Q: Can you help me sell a distressed property?

A: Yes, we’re certified to deal with distressed properties. However, even if your property is distressed, you have options other than selling. If you want, we can put you in touch with a loan agent who can help you qualify for a loan modification that enables you to stay in your house.

Q: Who pays for inspections?

A: If you’re selling your home, we encourage you to pay for all the inspections. Not only does this save a lot of time in terms of negotiations, but in this market, the more information you give potential buyers upfront, the more willing they’ll be to proceed with the purchase.
