During any real estate transaction, it’s important to know the differences between “preapproved” and “prequalified.” Real estate terminology can be confusing to the uninitiated, especially when it comes to identifying a buyer as “prequalified” or “preapproved.” According to Michelle Carr-Crowe, a Cupertino-based real estate agent, understanding the differences between prequalified and preapproved is an important distinction for home sellers to make. “As a seller, if you get an offer from a prequalified buyer, you need to make sure they’re paying in cash and have verifiable statements,” she says. “If they don’t, you should bring a loan agent into the mix and help them get preapproved before considering the offer.”

According to Ms. Carr-Crowe, the major difference between preapproved and prequalified comes down to verification. “When a buyer is ‘preapproved,’ it means the lender has done their due diligence to verify the buyer is employed, is making the amount of income they’re claiming and has the necessary funds,” she explains. “Prequalified, on the other hand, is when a buyer approaches you with bank statements and a business card. In other words, you’re taking it more on faith that this person is giving you accurate information. That’s why it’s always a good idea to take it to the next level and have things verified by a third party.”

Who pays for inspections?
One aspect that confuses buyers and sellers alike is where the responsibility falls in regard to paying for inspections. According to Ms. Carr-Crowe, this situation can be handled a few different ways. “In this market, we generally advise sellers to do presale inspections,” she says. “If you spend $1,000 on presale inspections, it’ll probably save you at least $10,000 in negotiations later on. Also, the more upfront information you’re able to supply a potential buyer, the more likely they are to move forward with a higher offer.”

For sellers who want to conduct presale inspections but don’t have the budget to pay for them, an alternative option is to hire inspectors who are willing to bill to escrow, which means payment is delayed until the home sells. A further option is to leave inspections to the buyer. However, as Ms. Carr-Crowe explains, this can turn into a potentially problematic situation. “Most people don’t realize that there aren’t any licensing requirements for home inspectors,” she says. “No bureau oversees them, so there isn’t anything in place in terms of oversight. The concern with leaving inspections to the buyer is that they may choose somebody based on price, not expertise. In contrast, if you choose your own inspectors, you can ensure you’re going to be dealing with someone who knows what they’re doing.”

Michelle Carr Crowe: Carrying the Torch

CUPERTINO — For many people, following in the professional footsteps of a parent can be a daunting prospect that provokes fears of falling short of elevated expectations. Michelle Carr Crowe experienced similar feelings when she was first considering a career in real estate, but with a little encouragement and a lot of hard work, she found herself not merely standing in her mother’s shadow but carrying the torch. “After several years in real estate, my mom had made a name for herself as the local ‘super-agent,’” she recounts. “She wanted me to get my real estate license and join her firm, but I was worried that I wouldn’t be able to live up to her prominent reputation. When I expressed my concern to her, she told me, ‘Michelle, you care about doing things right and being honest, and that’s more important than any amount of skill or ability. It may take you some time to learn the ropes, but you already have what matters most: a caring heart.’”

Today, nearly 30 years after obtaining her real estate license, Michelle still takes pride in carrying on her mother’s professional legacy. “I’m continuing my family’s good work and helping local families make the right choices when it comes to buying and selling their homes,” she says. “I truly enjoy guiding my clients through the process toward positive, often life-changing outcomes.”

A lifetime resident of the Silicon Valley (where she lives with her husband, Steven), Michelle describes her locale as an ideal place to raise children. “I think life in the Silicon Valley prepares young people for what the world is really like,” she says. “In order to succeed in the world, children need to learn how to live alongside and collaborate with all kinds of people, which is why I think living in such a diverse area has been a valuable experience for both me and my kids.”

Outside of work, Michelle engages in a wide range of pastimes, from reading and going on nature walks to spending time with friends and family. “I’m an avid reader, and I take every chance I get to go to the library,” she says. “I also like to go on walks through the redwoods and hikes on local mountain trails.” In addition to personal hobbies, Michelle takes time to keep up with her two grown daughters, Marlene and Monique.

Michelle credits much of her professional success to her ability to keep the best interests of her clients at the forefront. “Sadly, there are a lot of people in this business who only care about getting deals through and not about what’s best for their clients,” she says. “This was actually one of my motivations for becoming an agent—I wanted to save people from the bad guys! After 29 years, I can say confidently that when you do everything with the client’s best interests in mind, everyone wins.”

When asked the first thing she’d do if she could retire tomorrow, Michelle says she would take the first flight to Hawaii. “Hawaii is my favorite place, and I like to think that I run my business in accordance with the ‘aloha spirit.’ Spending time there is a very healing experience for me, and it enables me to return to work refreshed and rejuvenated.”

    CUPERTINO — Host, Sarah Rutan: Before purchasing a home, it is vital to hire a home inspector. Today, we’re in Cupertino with Diamond Certified Expert Contributor Michelle Carr Crow of the Michelle Carr Crowe and the Get Results Team to learn why.

    Diamond Certified Expert Contributor, Michelle Carr Crowe: When buying a home, one of the most important things that buyers are doing is getting a home inspection and trying to find out, is this home good? Is it safe? Is it in good condition? What things do I need to do to make the home safer or what things might I need to repair or change? So, choosing the right home inspector is really important.

    One thing people don’t realize is the home inspection business is not overseen by any government agency. There are private organizations, membership organizations that inspectors can belong to, but there’s no oversight or licensing bureau. So, the range of experience is very wide.

    And one of the best tips I can give to home buyers is to choose a home inspector who also is a general contractor, because a general contractor is licensed by the State of California, and their business building homes from the ground up. So, they’re much more familiar with what it – the systems, and the things involved, and the building codes, and city codes.

    When you have someone who have less experience or isn’t a contractor, their primary job is to try to tell you as much while covering their own liability. And choosing a general contractor, they still are going to want to make sure you get good advice, but they have more knowledge, more experience. And if you ask them a question, you’re more likely to get an intelligent answer so you can know: Is this a safe house? A good house? Is this the right home for you to buy?
