If your hardwood floor has been damaged by water, don’t assume that it’s beyond repair. Most homeowners know that dingy and lightly damaged wood flooring can usually be refinished to bring back its former luster and shine, but when a floor has been damaged by flooding or leaky pipes, some people mistakenly think there’s nothing left to do. Since water-damaged wood flooring can warp, sustain permanent structural damage, and become a host for mold and mildew, it’s important to remove the water and dry the floor as soon as possible. Experts say it can take weeks or months for hardwood flooring to dry out on its own, and mold can appear in just 48 hours.

Solid hardwood and harder varieties of wood have the best chance of recovering from water damage, as they soak up less water and have no veneer or composite materials to absorb liquid. However, harder woods also take longer to release absorbed water, which adds to the danger of mold and permanent damage. So how do you know if your flooring can be saved? “Floors that have been damaged by water can usually be refinished, unless there’s severe warping or cupping,” explains Paul Nazarian, owner of McDecor Inc. in San Mateo. “If it’s gone that far, those areas of flooring may need to be replaced.”

Once you remove the standing water from the surface of your floor, the next step is to determine if the flooring is too damaged to restore. Solid wood floors that only have water spotting and minor cupping are the best candidates for restoration. However, if your flooring has buckled or pulled loose from the subflooring, it may be impossible to restore.

It’s crucial to remove any moisture that has been absorbed by your wood flooring, including the water inside the wood and any water that has soaked into the subflooring. This moisture can be hard to detect, so it’s a good idea to hire a flooring restoration contractor to perform a thorough evaluation and pressure drying service. Once the water is removed and the floor is completely dry, the contractor can determine whether your floor will stand up to refinishing.

A: It depends on a lot of factors, including the type of product you choose and the size of your home. Once you come to our store and look at all of the flooring and installation options, we’ll have a more accurate idea about price.

Q: When can you install my new flooring?

A: We’ll schedule your installation for a day and time that works best for your schedule. If you’re in a hurry to install your new flooring, we’ll do our best to accommodate.

Q: Can I be home during the installation?

A: Absolutely. In fact, we recommend that you stay home during the installation in case we have questions or want you to verify that our work is meeting your expectations.

Q: Will you move the furniture out of the room when you install my floor?

A: Yes, that’s part of our regular service. We’ll also put the furniture back where it belongs after the flooring is installed.

Q: How long should my hardwood floor last?

A: Hardwood is generally considered to be a long-lasting floor—even if it gets damaged, it usually lasts for 25 to 30 years as long as it receives the proper care and maintenance.

Q: How should I care for my hardwood floor?

A: We recommend regularly dust mopping your floor to keep it clean. It’s also a good idea to clean your floor with a hardwood-approved cleaning product every six months or so. Don’t ever wax your hardwood floor.

Q: Can my hardwood floor be refinished?

A: Most wood flooring can be refinished at least two or three times, or until there isn’t much wood left to sand. Floors that have been damaged by water can usually be refinished unless there’s severe warping or cupping, in which case they may need to be replaced. We can provide a partial replacement that matches the original hardwood so your floor looks uniform.

Q: Will there be a lot of dust during the refinishing process?

A: No. We use a dustless system that contains most of the dust and debris generated by the sanders. There may be a little dust, but it will be minor compared to what’s usually created by the refinishing process.

Paul Nazarian: From Avocation to a Vocation

SAN MATEO — After he graduated from college, Paul Nazarian thought he had his career path all figured out, but it wasn’t long before he realized a change of direction was needed. “Following graduation, I was working for a high-tech company, but after a while I began to feel it wasn’t my forte,” he recounts. “As an aficionado of Oriental rugs, I began to consider a career that would blend my avocational interest with my occupation. Eventually, I found a connection in the flooring industry, which led me to establish my own floor covering business in 1978.”

Today, as owner of McDecor Inc., Paul says his favorite part of his job is interacting with customers. “Customer service is an aspect of the business I very much enjoy, from meeting new people to helping them make informed decisions about flooring products.”

Originally from Iran, Paul came to the United States in 1970 to attend San Francisco State University, where he earned a master’s degree in marketing. Today, as a resident of Hillsborough, he says the Bay Area is about as good as it gets. “I’ve traveled all over the world, and I think the Bay Area is the best geographical location to live in. I love the beautiful climate and the diversity of the population.”

Outside of work, Paul enjoys a variety of pastimes, from traveling to far-off destinations with his wife, Lynn, to auto racing. “My main hobby is cars,” he says. “I have a couple of old cars, including a Ferrari that I race on occasion. I haven’t been quite as active as I’ve grown older, but I still like to get out on the track once in a while.” Additionally, Paul enjoys keeping up with his three grown children, Daniel, Davina and Michael.

In his life and career, Paul espouses the importance of honesty. “I’ve always made it a point to conduct business in an honest manner,” he affirms. “As a result, most of our business comes from repeat customers and positive word of mouth, which is something we’re very proud of.”

When asked the first thing he’d do if he could retire tomorrow, Paul says he would hop on a plane headed for an unfamiliar destination. “My wife and I love to explore other countries, and it’s something we try to do as often as we can. I’m not sure where I’d like to go next, but I’m thinking either Costa Rica or the Cayman Islands would make a fitting destination to kick off a retirement.”
