When applying for a mortgage loan, it’s important to know a few “do’s and don’ts.”

Applying for a home loan in the form of a mortgage or home refinance can be stressful. The interest rate for which you qualify can save or cost you thousands of dollars over the life of your loan, and how to qualify can be a mystery for some people.

“Your mortgage loan depends on your income source,” says Ricky Walters, president of Landmark Lending in Livermore. “Common hurdles to getting approved include being self-employed and the way that income is viewed by lenders, and current co-signed loans that show up on would-be borrowers’ financial records. Other times, it’s common sense items that people don’t think about. Knowing that information ahead of time can help you avoid a challenging situation.”

To get the most out of the mortgage loan process, consider the following tips:

·      Pay monthly credit cards, car loans and mortgages on time. Late charges can harm your credit long after you’ve settled the account.
·      Save copies of all bank transfers, large checks, and checks or funds that are sent to escrow or closing agents. You’ll want a paper trail to prove how you used your funds.
·      Keep a paper trail of income and assets for at least 45 days before closing.
·      Put a temporary freeze on spending. You’ll want your bank account to look as healthy as possible, so minimize your spending during the lending process. Many lenders have a required threshold for liquid assets, and you could jeopardize your loan if your bank account dips below that amount.
·      Avoid opening new credit accounts while your transaction is in process.
·      Remodel well before the sale or refinance so appraisers won’t have to note the construction and you won’t have to complete the repairs before the loan can close.
·      Avoid large bank deposits (more than 25 percent of your usual monthly income) unless you have a paper trail to prove the source of the funds.

Q: What types of loans can I qualify for?
A: “Once I get your income and credit information, I’ll be able to tell you which loans you qualify for.”

Q: Is it better to do a short-term loan, a long-term loan or an ARM loan?
A: “It depends on your situation. Once we meet, I’ll explain the differences between loans and help you make a decision based on your priorities, qualifications, and current interest rate.”

Q: How many extra fees will I have to pay with my loan?
A: “If it’s a refinance, the most common answer is ‘none,’ because I should be able to do it at no cost. If it’s a purchase loan, you’ll simply pay the standard closing costs that are charged by title escrow and then the lender’s associated charges. I don’t charge anything. Mortgage lenders get paid the same percentage on every loan, and the only thing that varies is each lender may charge a different underwriting or administrative fee, but those are usually within $100 to $200 of each other, so the financial difference between lenders is negligible.”

Q: What are some potential obstacles in getting a mortgage loan?
A: “Mortgage loans depend on your income source. Often, people who are unemployed have to clear numerous hurdles because of the way their income is looked at by lenders. It’s much easier if you’re an employee, but I do help a lot of people who are self-employed. Also, if you’ve co-signed a large loan for someone else, you have what looks like debt obligation for someone else’s debt, so we’ll have to deal with that. I have a ‘do’s and don’ts’ document that will save you some trouble. For example, I recommend not opening another credit account while you’re in the process of getting a home loan.”

Q: Do I need to shop around for the best broker and rates?
A: “I offer price-competitive options, but I understand if you want to shop around. However, I also shop around on my clients’ behalf to find the best-priced lenders, which is beneficial. I’m proud to quote my clients rates and terms for the loans they’re looking for.”

Ricky Walters: Changing the Game

LIVERMORE — As a recruiting manager for the hi-tech industry, Ricky Walters hadn’t the slightest plan of becoming a mortgage professional. However, when it eventually happened, he came in determined to change the game. “When the tech bubble burst in 2000, I started looking for a new field to get involved in,” he recounts. “The mortgage industry seemed like a good fit because I have an analytical mind but I also enjoy interacting with people. As I researched the field, I found that, on the whole, mortgage lenders didn’t have a very good reputation—a fact that was verified by people I knew who’d had negative experiences. I felt that if I were to become a mortgage professional, I could help alter this negative image by providing a better experience for my clients.”

Fifteen years later, as president of Landmark Lending, Ricky stays true to his original vision by providing positive results for Bay Area homebuyers. “I really enjoy helping people improve their financial situations,” he says. “I always make it a point to outperform my clients’ expectations and give them more options than they realized they had.”

Originally from Kansas City, Ricky resides today in Livermore, where he appreciates its natural beauty and cultural diversity. “This is a beautiful area, and I have the chance to meet all kinds of different people from a variety of backgrounds,” he says. “Plus, the houses here are amazing, which makes for a healthy, challenging market that, consequently, makes my job very exciting.”

Outside of work, Ricky stays busy with a variety of hobbies and pastimes. “I love sports, reading, wine tasting and going on walks with my dogs,” he details. “I’m also involved in a lot of networking and regularly attend Chamber of Commerce events in Livermore and Pleasanton.” Additionally, Ricky likes to spend time with his three grown children, Michael, Brianna and Timmy.

In regard to a professional philosophy, Ricky espouses the value of exceeding expectations. “It’s often said, ‘Under-promise and over-deliver,’ and that’s something I’ve taken to heart,” he explains. “When applying for a mortgage loan, people tend to have low expectations in terms of what they’ll qualify for, so when you’re able to get them a good loan, it presents a very rewarding opportunity to outperform expectations.”

When asked what his life might look like if he retired tomorrow, Ricky says he’d devote more time to serving his community. “I’m currently a member of the Rotary Club of Pleasanton North, which does a lot of charity work for the local community. There’s a lot of need here and a lot of good causes to support, so being more involved would be a fun and rewarding way to spend my extra free time.”

What’s possible is to take the income tax savings from your property taxes and your interest that you would pay on your mortgage in buying a home, and if you adjust for that after-tax savings, buying a home is sometimes almost the same as renting right now or, otherwise, just paying a couple hundred dollars more a month. So, it’s very doable even though you may think it’s not.
