If you’re wondering if it’s the right time to buy a home, the answer is “yes”…as long as you’re ready.
“People often ask me how the market is doing and whether it’s a good time to buy a home,” says Kevin Kearney, a Mill Valley-based real estate agent who works in partnership with Vanguard Properties. “My typical response is as long as you’re buying a property for long-term investment, it’s always a good time to buy. Of course, the market will have its highs and lows, but in the long run, history shows that real estate prices have always continued to rise.”

Mr. Kearney says this is especially true of Bay Area real estate, where buyers enjoy a more stable market than in many other parts of the state or country. “The San Francisco Bay Area—Marin County in particular—is relatively stable in terms of homes keeping their value. Like any area, it has its ups and downs, but these tend to be less dramatic than in other areas. This is partially because there’s less turnover—the people who move here tend to stay here.”

While Mr. Kearney says there’s no wrong time to buy, he does have one caution for buyers. “In addition to getting pre-approved, you should find out what your payment would be for that loan amount and see if it’s realistic for your budget. Even if the bank pre-approves you for a $900,000 loan, once you see what your payments would actually be, you may not feel comfortable at that level. After doing the math, you may decide you only want to pay $700,000 for a house, even though you’re approved for more. Going through this extra step can help you avoid a tough situation later.”

Kevin Kearney: Entrepreneurial Engagement

MILL VALLEY — When asked how he got into the real estate business, Kevin Kearney credits both a family connection and an innate entrepreneurial drive. “My grandfather was in real estate when I was growing up, so I had some familiarity with the industry,” he explains. “More than that, I always had an entrepreneurial spirit and knew I wanted to work for myself one day.” After a long post-college stint in retail, Kevin moved from his home in the Midwest to the Bay Area, where he finally realized his longtime goal. “In 2002, I had some money saved up and was ready to try something new, so I took the opportunity to jump into a real estate career. It was the best decision I ever made.”

Today, as a real estate agent with Vanguard Properties, Kevin says his favorite part of his job is making his clients’ dreams a reality. “Growing up, I was fascinated by the idea of home ownership and the American dream, and today I like being able to help people achieve that dream. There’s no bigger joy for me than handing over a set of keys to a first-time buyer.”

A resident of Mill Valley, Kevin expresses his appreciation for its abundant natural beauty. “Being from the Midwest, the Bay Area is paradise. From the mountains to the ocean, we have a variety of nature within a short distance, all while being close to the city, so it makes for a great quality of life.”

Outside of work, Kevin engages in a variety of active pastimes, from outdoor activities to altruistic endeavors. “I’m big into hiking and rock climbing, but I also do a lot of volunteer work,” he affirms. “I spent eight years on the board of directors for a local nonprofit, and I currently volunteer as a counselor at Camp Okizu, which is a camp for children with cancer.” When he’s not on a hike or serving his community, Kevin can often be found reading, working in his yard or walking his dog, Stevie.

In his life and career, Kevin believes generosity and compassion are crucial components of success. “There’s a Zig Ziglar quote that goes, ‘You can get everything in life you want if you will just help enough other people get what they want,’” he explains. “Some people read that and think it’s all about business and making money, but to me, it’s about doing right by others. It’s about the little things—letting someone go ahead of you in line at the store or making a child laugh. I have a lot of compassion for people, and when it comes to my work, that means helping my clients achieve their goals. And when my clients get what they want, I happen to be in a profession where that benefits me as well.”

When asked the first thing he’d do if he were to retire tomorrow, Kevin says he would pass on his acquired knowledge and experience to a new generation of entrepreneurs. “I actually want to be a small business coach one day. I have a lifetime of learning under my belt, and that can be very valuable for younger people who are just starting. Of course, I’d also like to do more volunteer work.”

    Diamond Certified Expert Contributor, Kevin Kearney: Hi. So, my seller tips for you today are how to choose a great agent. The first thing you look for is someone who can negotiate for you and who’s going to represent you appropriately. There’s a big difference between someone who’s going to be pushy and encouraging you to do something you don’t want to do versus helping you make the right decision for you.

    The second thing would be communication. During the transaction it can be an arduous process and it’s intense. So, you want somebody who you can really communicate with and is going to be available for you when you have questions.

    The third thing is experience. And it’s not only in selling real estate. There’s a big difference between an agent who’s selling 2 houses a year and someone who’s selling 10-plus houses a year. It’s experience in the business. But it’s also someone who’s familiar with disclosures and how to represent you to get you the highest possible price for your house.

    And the last thing is just a “get it done” attitude. There’s a lot of agents that, you know, will put a house on the market, and it’ll be on lock box, and they’re not showing it. You want someone who’s committed to showing your house every weekend until they get the house sold.

Now that I am thinking back, I wasn't buying a huge home or an expensive home.
