Even in a seller’s market, you can miss opportunities if you aren’t diligent in preparing your home for sale. “A lot of homeowners have misconceptions about selling their homes or a poor understanding of the process,” says Kathleen (Kay) Tagle, a real estate agent who works in partnership with Keller Williams Realty. “That’s why it’s important to work with a knowledge Realtor who can help you navigate the process and achieve a successful transaction.”

To get a head start, consider these five steps for selling your home:

  1. Stage for success (but within your budget). Even if you only have $100 to spend on staging, it’ll go a long way if you use it wisely. Most important of all, invest in enhancing curb appeal. This is the first part of your home that buyers will see, so plant some new flowers, sweep the porch and put down a new doormat.
  2. Don’t forget the “new” curb appeal. Curb appeal traditionally refers to what buyers see when they first drive up to a house, but the new curb appeal is what buyers see when they click on an online listing. This will be the first glimpse most buyers get of your house, and you don’t get a second chance to make a first impression.
  3. Price to the market, not to your expectations. Regardless of how much you feel your house is worth, if you’re charging more than market value, you aren’t likely to get many offers. In fact, you’re better off underpricing than overpricing, as this will attract more offers, ideally resulting in a bidding war.
  4. Don’t launch your advertising campaign prematurely. The last thing you want is for prospective buyers to click on your online listing and find that no pictures have been posted yet. Make sure everything is ready (including photographs) before kicking off your campaign.
  5. Work with an agent who believes in your home. Nothing stifles a home’s chances of being sold like an agent who doesn’t bother to put in the effort. A good real estate agent will be able to find the positive in even the most ostensibly undesirable property, and this attitude can make all the difference in securing a successful outcome.

WALNUT CREEK — Kay Tagle achieved professional success when she turned her side hustle into her full-time vocation. “I used to work for the federal government, but I also bought and sold investment properties on the side,” she recounts. “I bought my first house in Daly City, sold it and bought another in Serramonte, and I continued investing from there. At a certain point, my godmother said, ‘Why don’t you just get your license and do real estate full time?’ I decided to take her advice, and in 1990 I became a full-time Realtor. Originally, I sold properties in San Francisco, but today I primarily serve Contra Costa, San Mateo and Solano Counties.”

Today, Kay says her favorite part of her job is helping people. “I love having a positive impact on my clients’ lives. Whether I’m helping a buyer get their home sweet home or helping a seller get a return on their investment, it’s always a gratifying feeling to help my clients achieve their goals.”

Outside of work, Kay spends her free time on a variety of active pastimes. “My husband, Claro, and I enjoy ballroom dancing—we’ve been doing that since 1997,” she details. “We also like going to concerts, whether it’s a free summer concert at a park or a jazz performance at Yoshi’s in Oakland.” Additionally, Kay likes to cook and spend time with her family. “My son, Lawrence, lives in Australia with his wife and three daughters, while my daughter, Kim, lives locally. She’s actually my marketing person and handles the advertising for my listings.”

In regard to a professional philosophy, Kay says it’s all about building trust. “In real estate, it’s crucial to have trust between the client and the Realtor. I always make it a priority to build trust with my clients. I think that’s why I have such high client loyalty. When a past client is ready to sell and upgrade, they usually want to work with me again because they know they can trust me.”
