Websites like Zillow, Trulia, and Realtor.com are easy to access and offer lots of information. Be aware that these websites can’t provide the whole picture of what you’re looking for or the subtleties of information needed to make an informed decision.

According to John Zeiter, a Marin-based real estate agent with Decker Bullock Sotheby’s International Realty, web-based information has limitations. “Those websites are basically marketing tools for agents to find buyers and sellers,” he explains. “Consumers think they can find the most up-to-date information about available properties, but that’s not always true. Local agents and brokers often have more listings and more precise information than you can find on those sites.”

Some homeowners choose not to list their properties on real estate aggregation sites because they feel their listings won’t show well in that medium. “Some sellers have properties that take longer to sell or that they only want to offer to quality buyers,” says John. “Others prefer private or pocket listings—they want their realtors to offer their properties to the top agents in the area before they even hit the open market.”

So, why should you go with a professional real estate agent rather than looking for homes online? “A professional will help you navigate the entire process, from contracts and paperwork to legal duties,” says John. “It’s the best way to protect yourself from disappointment and financial danger. Also, the impersonal nature of online real estate searches can’t match the care you’ll get from a good real estate agent. They’ll be loyal to your needs, and that’s the glue that will hold your working relationship together.”

Q: How do you communicate with your clients?

A: I understand that different types of people use different types of communication. I focus on meeting each client’s specific needs. Some people want me to call and walk them through the details; others want me to text or email them. I accommodate what works for each individual.

Q: Why should I see homes in person rather than only look at properties online?

A: You can get a lot of good information online, like the square footage of the house, what the neighborhood looks like, school ratings and more. However, it’s still important to actually visit a property because that’s the best way to tell if it’s the right one for you. You can’t get that feeling from a photo or text.

Q: What are the benefits of working with Sotheby’s International Realty?

A: Since Decker Bullock Sotheby’s International Realty is behind every purchase and sale, we have access to an international website and marketing in major publications around the world. However, since most of our work is local, you also get the benefit of a local agent who can find buyers who are looking in your price range.

Q: How do you prevent buyer’s remorse?

A: If I do my job correctly, there shouldn’t be any buyer’s remorse. I encourage buyers to take the time to look closely at the property. Go to the open house, come with me to see the property in person, read the disclosures, and go back to walk around the property and the neighborhood. The more times you can be in the house, the more you’re going to see details you didn’t notice the first time. Rushing through can lead to buyer’s remorse. Make sure you really get to know what you’re buying.

Q: How can I make sure I get what I want in a home?

A: I recommend writing a list of 10 or 15 things one wants most in a house. Once you have that list, determine the three most important ‘must-haves’ and place them at the top. This is an especially helpful tool when you’re looking at homes within your price range and in your preferred area. It will give you a clear view of what is important to you in your dream house.

John Zeiter: From Properties to People

GREENBRAE — When John Zeiter first got into real estate, his concentration was on finding profitable properties, but as his involvement in the industry progressed, his focus became less about properties and more about people. “I got into real estate after a friend asked me to partner with him to buy foreclosed properties at auctions,” he explains. “As I became more involved, I decided it would be worthwhile to get my real estate license. Not long after, a friend asked if I’d sell a condo for a client of his, and a little while later, I helped another friend buy a house. Eventually, one thing led to another and I went from flipping investment properties to representing clients full-time.”

Today, as a broker associate with Golden Gate Sotheby’s International Realty, John says his professional shift of emphasis has been a rewarding one. “As someone who likes educating and helping people, I get a lot of fulfillment from working with buyers, guiding them through the process and helping them achieve their dreams of home ownership. That’s what really drives me, because I’m very service-oriented toward my clients.”

A lifetime resident of Marin County (where he lives with his wife, Stephanie), John says having deep roots in the area where he works gives him an uncommon professional edge. “Having grown up in Marin County, I’m familiar with some of the unique features and subtle differences between towns and neighborhoods. I also incorporate some of the county’s history over the last 50 years to explain the current state of the market. Overall, my clients really benefit from my local expertise.”

Outside of work, John engages in a variety of active pastimes. “My number one passion is soccer, which I’ve both played and coached in the past,” he says. “I also like to play golf, and I’m a big fan of local sports teams like the Warriors, Raiders, and Giants.” John also enjoys playing games like backgammon and Sudoku, as well as taking the occasional drive out to the coast to watch the sunset. In addition to leisure activities, John makes a point of keeping up with his three grown children: Kyle, Gabrielle and Camille.

When asked the first thing he’d do if he were to retire tomorrow, John says he’d do some traveling. “I haven’t even thought about retiring—I feel like I’ll probably never stop doing real estate. However, if I did retire, I would probably plan a big trip. I’ve always wanted to hike the Himalayas, so maybe I’d start there.”

One of the first things that I have my buyers do is write down ten or 15 things that they really want in a house, whether it’s a three-bedroom, two-bedroom, one-bath, condo, house — if they want a view, if they want a big yard, they want a garage, they want a workshop. So, I want them to write down all those key things, and so as they’re out looking at properties, they start to weigh in what’s most important.

    And what’s really important is to take the top three or four items and put that on that list. And then I ask them to give me that list so that I know exactly what they’re looking for, and if something doesn’t fit their bill then I can ask them that question. Is this the right house for you? And ultimately, by writing it down and projecting it out there, they will find the right house.
