Comparative Summary

Maintaining customer satisfaction is a crucial aspect of any business, but it’s even more important for plumbing companies that have earned the prestigious Diamond Certified award. For In & Out Plumbing, the key to achieving and maintaining high levels of customer satisfaction is simple: provide fast, reliable, high-quality service on every job, regardless of its size. “We respond quickly to our customers and make sure they’re receiving the best possible work,” affirms owner Anthony Abbas. “They know they’ll be treated right and have their plumbing issues fixed correctly the first time, which they really appreciate.”

In & Out Plumbing has been providing plumbing services for residential and commercial clients in San Mateo County, San Francisco, and Oakland since 1998. The company has the in-house capabilities to handle everything from sewer line repairs and replacements to traditional and tankless water heater installations, and its technicians are available 24/7 to take care of plumbing emergencies.

Unlike plumbing companies that hire inexperienced, minimally trained technicians in an effort to reduce their operating costs, In & Out Plumbing maintains a staff of skilled professionals who are continually trained on the plumbing industry’s latest products, standards and safety precautions. “Our technicians know what it takes to perform high-quality work, and they always follow up to make sure each customer is completely satisfied,” says owner Anthony Abbas. “Our detail-oriented approach allows us to provide long-term solutions for all types of plumbing problems.”

To further differentiate itself from its competition, In & Out Plumbing offers lengthy warranties on its work and doesn’t charge its clients until their projects are completed to their satisfaction. “After we finish a job, we perform a final inspection with the customer to make sure they’re happy before we collect the rest of the invoice fee,” explains Mr. Abbas. “That way, they have a chance to go over our work, ask questions and see that the job was done correctly.”

Industry Info

Before installing a tankless water heater, make sure you carefully consider the pros and cons. Tankless water heaters are becoming increasingly popular with homeowners and business owners who are looking for ways to save money, reduce their environmental impact, and have hot water on demand. However, the upfront cost of a tankless water heater is higher than that of most traditional water heaters, and homeowners with electric utility hookups usually need to upgrade their electric systems to meet the heaters’ requirements. That’s why it’s important to understand the pros and cons of installing a tankless water heater—the information you gather will help you make the right decision for your specific needs.

Reasons for going tankless
“The best part about a tankless water heater is it shuts off when you’re not using hot water, which saves a lot of money over time,” says Anthony Abbas, owner of In & Out Plumbing in San Bruno. “Traditional water heaters have to run for a while to heat up the water that’s stored inside them, and they also run every time the water temperature drops, whether you’re using water or not.”

Another benefit is always having enough hot water no matter how much you use. “You shouldn’t ever run out of hot water with a tankless heater, even if you have a very large family,” says Mr. Abbas. “That means showers, dish washing and laundry can all happen at the same time with little or no impact on the availability of hot water.”

Other positives include:
•    The smaller size of a tankless water heater means it takes up less room.
•    Tankless water heaters often come with 15-year warranties, whereas traditional water heaters usually come with 5-year warranties.
•    You can expect a tankless water heater to last up to 20 years, whereas most traditional water heaters only last 10 years.
•    Tax rebates and other incentives are offered by many state, city, and government organizations.

Reasons to rethink tankless
The main detraction of tankless water heaters is their initial expense. Other negative factors to consider include:

•    You may need an electrical system retrofit, a gas line installation or other upgrades.
•    Water flow can slow and pressure can decrease when several people or appliances use hot water at the same time.
•    You might be disappointed if you expect instant hot water—there’s often a 10- to 15-second delay before a tankless hot water heater begins heating.
•    Upkeep and maintenance requirements may be more than traditional water heaters.

Frequently Asked Questions

Q: Do you charge by the hour or by the job?

A: We usually charge by the job because charging by the hour can be more expensive for our customers. Our pricing is very competitive, and we try to match or beat any company’s written estimate by 10 percent.

Q: What’s your availability for emergencies?

A: We’re a 24-hour company, so we always have a plumber on call to deal with emergencies.

Q: Are your technicians well-trained and experienced?

A: Absolutely. Each of our plumbing technicians has at least three years of experience, and some of our guys have 10 years or more.

Q: Should I really drain my water heater once a year?

A: Yes. Draining a water heater cleans out the residue at the bottom, which will add at least five years to the system’s lifespan and increase its efficiency.

Q: Why should I install a tankless water heater in my home?

A: Tankless water heaters are more efficient and cleaner for the environment, and they shut off when hot water isn’t being used, so they’re less expensive to operate.

Q: Will I ever run out of hot water with a tankless water heater?

A: It depends on how many bathrooms you have and how many people live in your house, but generally speaking, you should never run out of hot water with a tankless water heater. If you’re concerned that you need more hot water than most people, you can add a storage tank or install two tankless heaters side by side.

Q: What types of foods should I avoid putting down my garbage disposal?

A: Celery, egg shells, oil and grease should never be put down the garbage disposal—they can clog up the pipes even if the disposal is working correctly. Throw these items in the garbage instead.

Anthony Abbas: Accelerated Advancement

By James Florence, Diamond Certified Resource Reporter

SAN BRUNO — Anthony Abbas didn’t have a predisposition to plumbing when he entered the field, but that didn’t stop him from advancing faster than most. “I didn’t have any family members in the business or anything—I just started from scratch,” he says. “I began working for a local company, and within two years I obtained my license and started my own business.” Today, as owner of In & Out Plumbing, Anthony says he enjoys the versatile character of his chosen profession. “I like meeting and interacting with different people every day, as well as working with my hands. There are a lot of aspects to the job, so it never gets boring.”

Originally from Palestine, Anthony came to the United States as a young man to attend college in Wisconsin. Eventually, he made his way to San Francisco, where he started his plumbing career. As a resident of San Bruno, Anthony expresses his appreciation for his adopted hometown. “Everything is close by and my customers all live in the area,” he says. “We also have good schools and it’s very safe. Overall, it’s a nice place to live.”

Outside of work, Anthony devotes much of his time to physical fitness. “I’m an avid bodybuilder,” he affirms. “I used to do it competitively, and it’s something I’ve continued to stay involved with through the years. Between that and my daily work, I’m able to keep in shape.” Anthony says his passion for physical fitness is shared by his family. “My wife and kids also like working out, and my kids both played sports in high school, so the whole family is pretty athletic.” Additionally, Anthony enjoys exploring San Francisco, trying new restaurants and going on the occasional family road trip.

In his life and career, Anthony espouses the importance of putting forth his best effort. “I believe that if you’re going to do something, you ought to do it right,” he says. “The reason I’ve been successful is because whenever I do something, I do it to the best of my ability. I take pride in my work, and the effort I put in pays off every time.”

  • How to Flush a Water Heater

SAN BRUNO — A beneficial yet often-overlooked aspect of plumbing maintenance is flushing your water heater once a year. By flushing out latent sediment and debris in the tank, this simple measure can extend the life of your water heater by several years. What’s more, it’s easy to do yourself. Here’s how:

    1. Shut off the water heater. Give the heater’s shut-off valve a quarter-turn to stop water from entering the tank. You should also turn off the cold water supply to the tank.

    2. Drain the tank. Connect a garden hose to the drain valve at the bottom of the tank and open the valve. Next, open the T&P (temperature and pressure) valve, which will create air in the system and help push the water out of the tank.

    3. Refill the tank. Once the water heater is completely drained, close the T&P valve and the drain valve. Turn the water heater back on (don’t forget the cold water supply!) to refill the tank.

SAN BRUNO — Host, Sarah Rutan: When it comes to maintaining your home’s water heater, a couple of proactive steps can go a long way toward maximizing its lifespan. Today we’re in San Bruno with Diamond Certified Expert Contributor Anthony Abbas of In & Out Plumbing to learn more.

Diamond Certified Expert Contributor, Anthony Abbas: The tip of the day for our clients, flushing the water heater. Doing that, that will extend the shelf time for the water heater five to six years sometime. It’s very basic and very easy. You can even do it yourself.

Shut off the water heater. Drain it and lift the lever for the T&P valve to create air in the system, be able to flush the water heater completely. Once the water heater flushed, you turn the T&P valve down and you close the valve on the bottom of the water heater to release the water, and you turn the water on the water heater. And here you go. You have a complete flush for the water heater that saves your water heater from getting rusty and building some debris at the bottom. Eventually, all this debris will be in your pipes.
