Mr. Judas also recommends hiring a local pest control company rather than a large chain. “National chains have set procedures that aren’t always the best for a given situation. A local, independent firm is more likely to customize a solution to fix your exact problem.”

When it comes to preventing termites, there isn’t much a homeowner can do. Mr. Judas recommends keeping the exterior of your house well-maintained, ensuring paint isn’t chipped or peeling, and caulking cracks. A termite inspection by a trained professional every other year is the best way to catch damage early, before it becomes an expensive problem.

If your house needs to be fumigated, there are a few preliminary steps you can take to ensure a smooth process. Remove plants and animals from the house, as well as household items such as food or medications (you can also seal these in special nylofume bags). Q: How do I know if I have termites?

A: By the time most people see signs of termites, the damage may already be done. The best thing to do is get a termite inspection every other year. Trained inspectors not only know what to look for and are able to spot signs of a termite infestation before a homeowner; they can enter crawlspaces and other locations where you usually see the first signs of termites.

Q: Is there a way to prevent termite infestations?

A: Unfortunately, there’s no way to make a house completely termite-proof. The best course of action is routine maintenance, like keeping your house painted and caulking its cracks. Also, during the course of regular maintenance, you’re more likely to spot problems. Have your house inspected by a professional every other year and apply treatment if the inspector recommends it.

Q: How long does it take to schedule an inspection?

A: It depends on our workload at any given time. Sometimes we can schedule an appointment for the next day or even for that afternoon if we’ve had a cancellation. Other times, it may take up to two weeks. If your schedule is flexible, we can usually accommodate you sooner.

Q: Is fumigation the only effective treatment for termites?

A: No. Fumigation is only effective for dry wood termites and beetles, but it’s not the only available treatment. In some cases, local treatments may be the better choice. Also, fumigation isn’t effective against subterranean termites.

Q: How long does fumigation take? Does it leave behind a toxic residue?

A: Fumigation typically takes two-and-a-half to three days—if we start on a Monday, you could be back in the house on Wednesday evening. The fumigant is an odorless, colorless gas, not a mist or spray. There’s actually a warning agent that’s added to it so you know when you’re exposed, much like the gas company adds an odor to natural gas so you can smell a leak. The fumigant doesn’t leave behind any residue or odors.

Q: Is orange oil effective and Green?

A: Even though it’s been heavily marketed lately, orange oil is nothing new—it’s been available as a termiticide for more than 10 years. We used it many years ago, but we weren’t satisfied with the number of ‘call backs’ we had when it wasn’t successful in controlling the infestations the first time. It’s a Green rated product and gets a lot of hype because it’s advertised as ‘natural,’ which is true, but that doesn’t mean it isn’t toxic. It’s safe to use, but it’s not as effective as some of the other products available for local treatment of drywood termites, and it’s actually more toxic than some of the other products available. There are newer treatment products that are more effective.

Q: Do you use any Green products?

A: We use Bora-Care, which is Green rated. It’s primarily used to treat and prevent wood rot fungus and treat areas where there’s rot growth, but it also kills termites. It’s very effective as a preventative treatment of framing material in new construction, but it can also be used in existing structures to treat accessible areas of active infestation.

Q: Do you offer free inspections?

A: We offer a limited inspection at no charge, but we charge for full inspections. A proper full inspection for termites and wood rot can take several hours. The inspector has to go into every nook and cranny, get into the attic, go underneath the structure, and carefully inspect the interior and exterior. If someone is offering that for free, it’s probably because the inspector is a commissioned salesperson who will try and sell you their services. Our inspectors aren’t commissioned—their job is to perform a thorough and accurate inspection and provide you with the information you need. When you pay us to do an inspection, we’re working for you, not trying to sell you additional services. If your home doesn’t need treatment, we’ll tell you that. We do conduct limited inspections for free. A limited inspection is when you see signs of termites or rot. We’ll come out, confirm it and give you an estimate for treatment services. Limited inspections only take a few minutes, and since they almost always result in treatment being recommended, we conduct them for free.

Michael Judas: A Successful Return

PALO ALTO — Michael Judas grew up around the pest control trade, but it wasn’t until returning to the family business after a long absence that he considered it for a career. “My dad started Franz Termite Control Corporation in 1971, so I was pretty much raised in the business,” he says. “From a young age, I spent my summers working for him, but I never really planned to go into the trade. Instead, I attended Cal Poly and studied construction management. Later, while in between jobs, my dad suggested I come back and work for him again. Thirty years later, I’m still here. It just goes to show that sometimes things happen even when you don’t plan for them.”

Today, as second-generation owner of Franz Termite Control Corporation, Michael says he enjoys the interactive aspects of his job. “Running a small business can be challenging at times, but it can also be very rewarding. In particular, I enjoy working alongside my team, as well as meeting new customers and developing relationships with them.”

A lifetime resident of Santa Clara County, Michael appreciates the perks of living in an area he’s become intimately familiar with. “I grew up near Los Gatos, so I really love the Santa Cruz Mountains and still go up there on a regular basis,” he says. “It’s also nice having all my immediate family nearby, including my kids, parents and siblings.”

Outside of work, Michael engages in a variety of pastimes, his favorite of which takes place on two wheels. “I love cycling, whether it’s road or mountain biking,” he says. “One of my favorite spots to go riding is Soquel Demonstration State Forest.” Other activities Michael enjoys include cooking, gardening and playing music. “I recently picked up the guitar again, and I’m taking lessons with a professional instructor.”

In regard to his professional career, Michael espouses the importance of customer service and satisfaction. “In business, one thing I’ve learned is that you have to meet your customers’ expectations,” he explains. “At the end of the day, it’s all about service. You can have all the latest technology and a wealth of industry expertise, but if you don’t provide good customer service, you won’t get very far.”

When asked the first thing he’d do if he could retire tomorrow, Michael says he’d head out for a long trip abroad. “I’d probably do some travelling through Europe. I’m second-generation German, and I still have a lot of family in Germany, so it’d be neat to go visit them and get in touch with my roots.”

  • Often-Overlooked Aspects of Termite Prevention

    PALO ALTO — Termites can gain access to a home through a number of different avenues, many of which are easy to overlook. One such avenue is soil that comes into contact with exterior stucco siding. When stucco siding extends down into the soil, termites are able to crawl beneath it undetected and gain access to the home. For this reason, it’s important to maintain a gap of at least two to three inches between your home’s stucco and the soil.

    While newer homes are designed with this in mind, maintaining an adequate gap can be difficult with older homes, where the stucco siding was intended to extend into the soil. If you’re unable to get the soil level below the stucco, at the very least, make sure it’s lower than the top of the foundation. To locate this point, look at your crawlspace vents—the top of the foundation will be directly beneath the vent.

    Another way to prevent termites from accessing your home is to keep exterior woodwork (including siding and trim) painted and sealed. Since wood is susceptible to moisture intrusion, exterior woodwork that isn’t well-maintained often succumbs to rot. What’s worse, this creates a weak point where termites can infiltrate your home.

    In addition to monitoring soil levels and the condition of exterior woodwork, have your home inspected annually by a termite control technician, who can spot potential problems in their early stages.

    PALO ALTO — Host, Sarah Rutan: When it comes to keeping termites out of the home, there are a couple of areas that homeowners often overlook. Today we’re in Palo Alto with Diamond Certified Expert Contributor Michael Judas of Franz Termite Control to learn more.

    Diamond Certified Expert Contributor, Michael Judas: One way termites often enter a home is from the soil up behind the stucco. On older homes the stucco will go down into the soil. Take care when you’re landscaping to try and keep your soil level below the bottom of the stucco. This will help prevent termites. If the soil level has to be above the top of the stucco, make sure it’s lower than the top of the foundation.

    That will help prevent moisture from infiltrating into the wood and also help prevent termites. Keep your soil level low and get your house inspected regularly. When an inspector goes under the house if there are termites he’ll find signs of them and be able to make recommendations for getting rid of them.

    Here’s an example of what it should look like. You’ll notice the stucco is higher than the level of the soil. This is actually a little close, ideally you’d like at least two to three inches separation. On new homes when they’re built you’ll see six inches of separation. One way to tell where the top of your foundation is often is by looking at your vents.

    The top of the foundation is just below the bottom of the vent. So you want to keep the soil below the stucco, on older houses if the stucco runs into the soil, you want to keep the soil below the top of the foundation. And again you regularly want to get the underside of your house inspected to see if there’s any evidence of termites getting in in hidden areas.

    Here’s another termite prevention tip, it’s also a rot prevention tip. Exterior woodwork is subject to moisture intrusion, which causes rot. You’ll see at this wooden window some rot damage has occurred and the wood is softening already. That can become costly to repair.

    Also, rot creates an ideal environment for termites to get started. So you want to keep your exterior woodwork, whether it’s windows, sills or trim well painted and sealed to prevent termites and rot.
