Earthquake shut-off valves can save your home and property in the event of an earthquake.

Most residents of California are aware of the ever-present threat of earthquakes. Earthquake preparedness experts recommend having a plan of action, gathering food and water for all family members (including pets), and readying your home by strapping down water heaters and gas appliances and turning off gas lines.

But what if you aren’t home during an earthquake or aren’t able to turn off your gas supply? In that case, you risk a gas leak or your home going up in flames. Luckily, earthquake valves can help prevent catastrophe. These small devices are built to sense ground movement and, in the event of a tremor of a certain magnitude, shut down gas service to homes and businesses, thus preventing gas leaks, fires and explosions.

“When there’s an earthquake—and in the Bay Area, it’s a matter of when and not if—having a gas shut-off valve can save your home,” explains Firas Alahwal, owner of F&A Plumbing and Rooter in Pacifica. “It doesn’t cost much to install and it can give you peace of mind. Your home will be less likely to explode from a gas leak and it can even protect your neighbors’ homes from damage.”

The earth can dramatically shift during an earthquake, particularly if it’s a large magnitude, which can disturb gas mains or gas lines. If damaged gas lines are connected to appliances within homes, gas can leak inside, endanger residents and set the stage for an explosion or fire. All it takes is a small spark caused by electrical wires or an open flame to ignite the gas. In fact, it’s believed that more than half of all fires following earthquakes originated with gas leaks.

While possible disadvantages include automatic shut-off taking place regardless of whether damage has occurred and repeated gas flow interruption triggered by strong aftershocks, many consumers find the benefits and peace of mind associated with gas shut-off valves outweigh the possible negatives.

Q: How long will it take to complete my plumbing job?
A: Basic jobs, like snaking a drain or replacing a faucet, can usually be done in one to two hours. Larger jobs will take longer. Once I see your job, I’ll be able to give you a specific estimate.

Q: How much will you charge for my job?
A: I charge based on the job and the materials needed, so it varies depending on your specific needs.

Q: Can you repair my sewer line or does it need to be replaced?
A: If you’ve had more than two problems with your sewer line, like two separate joints with heavy root intrusion, it may be best to replace it. It might cost more at first, but it can save you money over the long haul because it won’t need to be serviced repeatedly. Once I perform a camera inspection, I’ll be able to make a recommendation.

Q: Is copper piping always the best choice?
A: Copper piping is best when it comes to domestic potable water supplies. Plumbers used to use galvanized piping, but that’s probably the worst type of pipe they could have chosen for potable water. Copper can be used for drain lines as well, but it’s very labor-intensive, so I don’t recommend it for residential drains. I often use brass piping for drains under sinks because it works well and isn’t as expensive as copper.

Q: How can you tell if my main pipes or underground lines need to be repaired or replaced?
A: I can perform a video inspection, which allows me to see what’s going on inside the pipe without disturbing your lawn. I’ll record the inspection and determine what’s going on from those images. The cameras I use are high-definition, so I can accurately pinpoint any potential issues and properly diagnose them.

Q: What are water recirculating pumps?
A: Water recirculating pumps keep water moving so you don’t have to wait for hot water. Today, I can install water recirculating pumps that don’t require a dedicated return line. I can install them on top of your water heater and add a little mixing valve underneath one of the sinks at the farthest part of the house. Then, when you turn on your water, you don’t have to wait 30 seconds or more to get hot water in your shower. With that small setup, you can have instant hot water.

PACIFICA — Frank Alahwal always wanted to start a business—he just wasn’t sure what kind it would be. He certainly didn’t expect it to be a plumbing business, but that’s exactly how things turned out. “I first became interested in plumbing while helping a friend remodel investment properties,” he recounts. “I’d been in the restaurant business for nearly a decade at that point, so doing some hands-on work was a refreshing change of pace. We dabbled in several different trades, but plumbing was the one that really appealed to me. When my friend showed me how to solder pipes, I was fascinated. Eventually, I decided to pursue plumbing as a career and got a job with Roto-Rooter. Over the next few years, I continued to gain knowledge and experience until I finally got my license and started my own company.”

Today, as owner of F&A Plumbing and Rooter, Frank says he derives a lot of satisfaction from running his own business. “I’ve always wanted to have my own business, so when I decided to get into plumbing, that was my goal from day one. It’s just a passion of mine. Being a business owner can be very stressful, but I wouldn’t change it for anything.”

A resident of South San Francisco (where he lives with his wife, Kimberly), Frank expresses his appreciation for work and life in the city. “Workwise, I’m pretty lucky to be in such a central location—not only am I close to my vendors, I hardly ever have to cross a bridge to get to a job. I also enjoy the social perks of living in the city. Whether eating out with friends or going to the movies, there’s no shortage of things to do here.”

In his life and career, Frank espouses the importance of doing right by others. “If I could sum up my philosophy, it would be, ‘Don’t cut corners.’ I believe in respecting others, and a big part of respect is doing what you say you’re going to do. If you want to be truly successful in your life and career, you have to give 100 percent. If you try to cut corners, you’re not only going to let others down, you’re going to let yourself down as well.”

When asked the first thing he’d do if he were to retire tomorrow, Frank says he’d take an extended vacation. “Being a business owner, I don’t have many opportunities to get away, so that would be the first thing on my list. I’d probably head to a tropical location like Hawaii, Costa Rica or Tahiti—basically anywhere with a nice beach.”

  • How to Unjam a Garbage Disposal

    PACIFICA — One of the most common plumbing problems in the kitchen is a clogged or jammed garbage disposal. While you may assume this requires the assistance of a plumber, in many cases, you can easily resolve the problem yourself.

    Before attempting to unclog your garbage disposal, it’s important to make sure power is shut off to the device. This can usually be done by simply unplugging its power cord, which is located underneath the sink. If this isn’t possible, you may need to shut off the electrical breaker to the kitchen.

    Most people don’t realize that garbage disposals come with tools that are specifically designed to unblock jams. Usually, this tool is located in a small compartment beneath the unit. However, if you’ve lost your tool, a simple quarter-inch Allen wrench will serve the same purpose.

    Insert the tool into the appropriate slot (located in the center of the unit’s underside) and rotate it back and forth. This motion will turn the disposal’s grinding unit, which will help unjam whatever is caught in the teeth. After removing the tool, restore power to the device, run the faucet and turn on the disposal.

    If your disposal doesn’t turn on, its automatic shut-off may have been triggered, in which case you’ll need to press the reset button (also located on the underside of the unit).

    PACIFICA — Host, Sarah Rutan: If your garbage disposal is jammed, don’t worry—with a simple procedure, you should be able to get it working again. Today we’re in Pacifica with Diamond Certified Expert Contributor Frank Alahwal of F&A Plumbing and Rooter to learn more.

    Diamond Certified Expert Contributor, Frank Alahwal: So, here we have a helpful tip for everybody. This is how to unjam your garbage disposal. So, most InSinkErator garbage disposals come with this tool. And you simply insert this, and you rotate it either direction. That will loosen the blades inside to help rotate so things can open up. If you turn on your garbage disposal and you get no sound coming out, it’s stuck. So, there’s the reset button right here. You simply push that, and then you take this, and you unjam it either direction. That should loosen it up.

    If you don’t have this tool that typically comes with your garbage disposal, here we have a typical Allen wrench, quarter-inch size. You stick it in there, as well. Here, you can go this way. Rotate it either direction. There you go.
