Most importantly, they helped lay out the entire plan together and they work with you with whatever obstacles or lifestyle things you need to consider. They keep everything in the picture and give you custom plan based on your needs and they work with you through that entire process. At no point did I have to project-manage anything, and they would let me know if I need to do something so given the things that are involved in the process and how you can easily be running around and around, they made it smooth and efficient.

Berta was the one we worked with the most and was with us during the whole process. She's very meticulous yet she's involved in the nuances about what we liked or didn't like. She went through looking at multiple houses to educate us and for her to learn about what was important to us. Then she started showing us homes we liked in neighborhoods we liked. She was pretty much our champion throughout the whole process.

• Put lawn equipment, toys and other outdoor items in storage.
• Clean all windows inside and out, including screens. This is also a good time to inspect and fix the screens. • Check the foundation, steps, walkways, walls and patios for cracks and crumbling. Repair if needed.

• Repair and replace loose or damaged roof shingles.

Bob Bower: Closer to Home

SARATOGA — Having grown weary of the constant travel required by his job, Bob Bower decided to switch to a career that was closer to home. “Back in the ’80s, I owned a produce business that had me traveling between three states each year,” he remembers. “I eventually got tired of traveling all the time, so I decided to look into a new livelihood. One option that came to mind was to become a real estate agent. As a homeowner, I’d been through the process of purchasing a house a couple of times, and it seemed like a way I could both make a living and help people.”

After getting his real estate license and selling his produce business, Bob moved from Arizona to San Jose in 1990, where he and his wife, Berta, partnered to form a real estate team. In 2014, they expanded their enterprise by joining forces with Kevin Cole and Jeff Cole. Today, as a real estate agent with Bower & Cole Group, Bob says his favorite part of his job is the impact he’s able to make on his clients’ lives. “I enjoy helping people who are making major lifestyle changes, whether that involves buying their first house, upgrading to a larger one or selling their house and moving out of the area.”

A longtime resident of San Jose, Bob expresses his appreciation for life and work in the Bay Area. “Besides the great weather, we have such an amazing variety of things to do and see within a short distance, from San Francisco to Monterey and Big Sur,” he says. “As a Realtor, I also appreciate the fact that homes have such a high value here. Most of our clients have equity in their homes, so they can afford to have a full marketing campaign, which makes our jobs more fun.”

Outside of work, Bob makes it a point to relax and recuperate from his fast-paced career. “Since joining forces with Kevin and Jeff, Berta and I have had more opportunities to take time off and travel,” he says. “When you’re a Realtor, it’s easy to work seven days a week, but we’ve found it’s important to recharge our batteries every so often so we can be fresh for our clients.” In addition to traveling internationally (they recently visited Germany), Bob and Berta take regular trips to visit family. “Berta and I each have children from previous marriages, and both of us are now grandparents, so we like visiting our kids and grandkids, all of whom live out of state.”

In his life and career, Bob espouses the importance of honesty. “We try to be honest and forthright with our clients, and we make sure they understand everything up front,” he affirms. “We don’t want there to be any surprises, so we don’t hold anything back. Even if there’s bad news, we find it’s better to get it out right away than let it simmer on the backburner.”

When asked the first thing he’d do if he were to retire tomorrow, Bob says he’d hit the open road. “I’d buy a motorhome and just travel around the United States for a year or so. These days, we’re doing a lot of international travel, but after retirement, we might do some more domestic exploration.”

    Diamond Certified Expert Contributor, Kevin Cole: I’m here to share with you some ideas about how to increase the market appeal and therefor the value of your home. We all know that as we approach a home, curb appeal means charm appeal. A crisp and clean curb appeal will in essence increase the charm and the value of your home. Charm sells. So, whether you’re trimming, edging, mulching your front yard, anything that can enhance the crispness of it will impress the new buyer.

    Even more so important is the front porch, the front door. From there, a clean, crisp front door first impression extrapolates the condition throughout the house. A buyer can feel comfortable as they enter the home if they have received a favorable first impression.

    Another great thing to do is to enhance surface. The surface attention, whether it’s carpets, painting, making things fresh and crisp, replacing old tile, is really a great return, the best return of money that you can invest in to preparing your home to the market.

    And don’t forget to let the sun shine in. Replace old lighting fixtures, replace bulbs with the brightest burning bulbs perhaps. And then take down those old drapes and those old blinds – and again, make your house light and bright for the new buyer as they walk through your home.

    Diamond Certified Expert Contributor, Jeff Cole: I will be talking about the importance of you as a seller protecting your items in your home and your personal keepsakes and other items such as medications and jewelry during the marketing period of your home.

    So, while your home is being marketed, there’s going to be lots of buyers coming through your home with the open houses, private agent showings, broker tours, etc. And it’s important that your special items, your keepsakes, your medications, your jewelry are put away or hidden so that those items don’t go missing.

    A great idea with this is to put items such as medications in bathrooms, to take those and put them in a spot, say, in the kitchen, where your agent, your realtor will have more eyes and more capability to watch over those items while he or she is at your home marketing your home.

    SARATOGA – Host, Sarah Rutan: When it comes to selling a home, one of the best strategic moves you can make is having all pertinent inspections done in advance. To learn why, we’re in Saratoga with Berta Bower of Bower & Cole Group, speaking on behalf of Diamond Certified Expert Contributor Bob Bower.

    Diamond Certified Expert Contributor, Berta Bower: I’m going to talk about why sellers should do their inspections up front, way before they actually put the property on the market.

    We always do a termite and a property inspection. If we know that the roof needs repairs, we’ll also do a roof inspection. Once we get those reports, we’ll bring them back to the table and sit with the seller and figure out if there is anything else we need to get bids on, or do we need a foundation inspection. If we do, we’ll bring in a foundation inspector and get all the cost of that. So that we can get all the costs up front and then the buyer will make offers on it. Once we get those inspections, we can decide if the seller wants to do the repairs, or if a handyman wants to do the repairs, cause they can do that work. After we’re in contract, only a licensed contractor can do those repairs. So, it saves the client money if we can get someone at a less cost to do those repairs. So, we think that it makes more visibility and easier for a buyer to make an offer if they know what they’re buying.

    Buyers hate things that are unknown. And if they don’t know what the cost of something’s going to be, then they will not make an offer possibly, or make a low offer for you. It also helps you from preventing you from having transactions fall through in the middle of escrow because there’s now unknown costs and now the buyers asking you to pay 10,000 dollars towards an inspection cost with repairs for a foundation for example, which can cause a transaction to literally fall through.

    The other thing that’s really important is to stage your property if it needs it. If we think that a seller’s furniture is not appropriate or that it’s vacant or that you need to add and supplement some of their furniture, then you should stage to actually increase the appeal of the property, so it looks even better and buyers can see what it will look like with their furniture in it, because you’ve got furniture in the property. That’s what they do with all homes when they’re selling new homes and we should also be looking at doing that when we’re selling our own properties on the market. I hope that helps!

They're professional. Without much of my involvement, they managed to handle all of the things pertaining to the sale. I was out of state when we were selling, and they went through electronic methods for contracts. I was impressed by that.
