Most importantly, they helped lay out the entire plan together and they work with you with whatever obstacles or lifestyle things you need to consider. They keep everything in the picture and give you custom plan based on your needs and they work with you through that entire process. At no point did I have to project-manage anything, and they would let me know if I need to do something so given the things that are involved in the process and how you can easily be running around and around, they made it smooth and efficient.

Berta was the one we worked with the most and was with us during the whole process. She's very meticulous yet she's involved in the nuances about what we liked or didn't like. She went through looking at multiple houses to educate us and for her to learn about what was important to us. Then she started showing us homes we liked in neighborhoods we liked. She was pretty much our champion throughout the whole process.

"The majority of our business comes from referrals, so we make sure to always take care of our customers' needs and leave them completely satisfied. Comparative Summary

Real estate companies are always looking for ways to discern themselves from their competition, and those that have earned the prestigious Diamond Certified award are already several steps ahead. For Bower & Cole Group, standing out in a crowded industry is also about developing personal relationships with each client, which in turn results in a referral-based business that thrives on positive word-of-mouth. “When we meet a new client, they generally feel comfortable with us based on a personal referral they’ve received,” explains Mr. Bower. “They know what we’ve done in the past and want the same results.”

Bob and Berta Bower use the infrastructure and marketing acumen of their parent firm, Alain Pinel Realtors, to help clients buy and sell homes throughout Santa Clara County. The Bowers handle every aspect of the real estate process, from pricing, inspections and repairs to staging, marketing and paperwork. “Our process is very comprehensive,” confirms Mr. Bower. “When selling a house, for example, we perform a realistic home evaluation, help determine if selling is a good decision, create a cost and benefit analysis, outline the steps involved and provide a portfolio of possible new properties to review. Communication is very important in the real estate business, so we’re always talking to our clients about their progress.”

Unlike real estate companies that leave their clients to stage their own homes, Bob and Berta Bower work closely with professional stagers to make each property more visually appealing to potential buyers. Mr. and Mrs. Bower also offer presentation consultations on topics that range from rented furniture to exterior enhancements, and they can recommend specific repairs that will increase a home’s overall value. “Sellers don’t always know the conditions of their properties, which can lead to unexpected surprises in the future,” says Mr. Bower. “Our process is designed to avoid those situations.”

In addition to their general real estate capabilities, Bob and Berta Bower specialize in working with issues unique to senior citizens. “We can help seniors find suitable housing–including properties with assisted living options–and prepare their homes for sale to maximize their financial benefits.”

Industry Info

When selling your house, take simple maintenance steps to increase its aesthetic value. Selling a house can be a very involved process, but by joining efforts with an experienced real estate firm, it can also be a quick and profitable experience. “Most people are looking for a home in ‘move in’ condition, so when you make an effort to present your property as such, it often results in a faster sale and higher profit,” explains Bob Bower of Bob & Berta Bower – Alain Pinel Realtors. To effectively prepare your house for the market, consider the following tips:

Exterior appeal
• A well-kept front yard implies a well-maintained home, so it’s a good idea to cut your lawn, rake leaves and sweep the sidewalk every week. Trim hedges and flowerbeds, prune trees regularly and add fresh mulch to freshen up the entire yard.
• Put lawn equipment, toys and other outdoor items in storage.
• Clean all windows inside and out, including screens. This is also a good time to inspect and fix the screens. • Check the foundation, steps, walkways, walls and patios for cracks and crumbling. Repair if needed.
• Clean gutters and inspect and clean the chimney.
• Repair and replace loose or damaged roof shingles.
• Repair and repaint loose siding and caulking.
• Power-wash the driveway and remove any weeds in the seams.
• Keep your garage door closed.
• Ensure all exterior lighting is working and clean.
• Clean, paint or re-stain the front door. Polish or replace door fixtures such as knobs and locks.
• Make sure the entry light and doorbell are in working order.

Interior appeal
• Thoroughly clean every room in the house, paying special attention to the kitchen and bathrooms. This will make your house appear bigger and brighter.
• Remove clutter and pack away photos, family heirlooms and other personal items. Prospective buyers like to visualize themselves living in your home, and getting rid of clutter will make the house feel more spacious. • Repaint dingy, soiled or strongly colored walls with a neutral shade of paint.
• Repair or replace dirty faucets and showerheads. Buy and display fresh, new towels in the bathrooms.
• Spruce up your kitchen by investing in new cabinet knobs, curtains or a coat of neutral paint.
• Ensure there are no strong odors in your home.
• Consider hiring a professional cleaning service once every few weeks while the house is on the market. Selling a home can be a stressful time, and it’s often difficult to maintain the level of cleanliness that’s needed to sell your home for top dollar.

Frequently Asked Questions

Q: What is my house worth?

A: To determine your house’s value, we have to visually assess it and identify advantages and disadvantages, possible upgrades, neighborhood changes and recent sales activity in the surrounding area. After we have all that information, we’ll come up with a pricing strategy.

Q: How long will it take for my house to sell?

A: It depends on how you price it and what you do to it before you put it on the market. A number of factors come into play, but it’s hard to predict exactly how long it will take to sell a particular house. The market changes constantly and there are external variables that affect sales trends.

Q: Should I get my property inspected before my house goes on the market?

A: We always recommend a full assessment of the property’s condition, because it arms you with the best information for negotiations. Making practical cosmetic changes or repairs and addressing any maintenance issues help present the house in the best possible way and can greatly enhance the chance of receiving multiple offers.

Q: What if I don’t want to invest in any major repairs or enhancements before a sale?

A: It’s up to you, of course, but not investing in repairs or enhancements can affect the time your property is on the market and discourage multiple offer advantages.

DIAMOND CERTIFIED EXPERT CONTRIBUTOR ADVICE & TIPS FROM Bob Bower

Expert CONTRIBUTOR PROFILE
  • Bob Bower is a 31-year veteran of the real estate industry and real estate agent at Bower & Cole Group, a Diamond Certified company since 2007. He can be reached at (408) 372-6905 or by email.

Bob Bower: Closer to Home

By James Florence, Diamond Certified Resource Reporter

SARATOGA — Having grown weary of the constant travel required by his job, Bob Bower decided to switch to a career that was closer to home. “Back in the ’80s, I owned a produce business that had me traveling between three states each year,” he remembers. “I eventually got tired of traveling all the time, so I decided to look into a new livelihood. One option that came to mind was to become a real estate agent. As a homeowner, I’d been through the process of purchasing a house a couple of times, and it seemed like a way I could both make a living and help people.”

After getting his real estate license and selling his produce business, Bob moved from Arizona to San Jose in 1990, where he and his wife, Berta, partnered to form a real estate team. In 2014, they expanded their enterprise by joining forces with Kevin Cole and Jeff Cole. Today, as a real estate agent with Bower & Cole Group, Bob says his favorite part of his job is the impact he’s able to make on his clients’ lives. “I enjoy helping people who are making major lifestyle changes, whether that involves buying their first house, upgrading to a larger one or selling their house and moving out of the area.”

A longtime resident of San Jose, Bob expresses his appreciation for life and work in the Bay Area. “Besides the great weather, we have such an amazing variety of things to do and see within a short distance, from San Francisco to Monterey and Big Sur,” he says. “As a Realtor, I also appreciate the fact that homes have such a high value here. Most of our clients have equity in their homes, so they can afford to have a full marketing campaign, which makes our jobs more fun.”

Outside of work, Bob makes it a point to relax and recuperate from his fast-paced career. “Since joining forces with Kevin and Jeff, Berta and I have had more opportunities to take time off and travel,” he says. “When you’re a Realtor, it’s easy to work seven days a week, but we’ve found it’s important to recharge our batteries every so often so we can be fresh for our clients.” In addition to traveling internationally (they recently visited Germany), Bob and Berta take regular trips to visit family. “Berta and I each have children from previous marriages, and both of us are now grandparents, so we like visiting our kids and grandkids, all of whom live out of state.”

In his life and career, Bob espouses the importance of honesty. “We try to be honest and forthright with our clients, and we make sure they understand everything up front,” he affirms. “We don’t want there to be any surprises, so we don’t hold anything back. Even if there’s bad news, we find it’s better to get it out right away than let it simmer on the backburner.”

When asked the first thing he’d do if he were to retire tomorrow, Bob says he’d hit the open road. “I’d buy a motorhome and just travel around the United States for a year or so. These days, we’re doing a lot of international travel, but after retirement, we might do some more domestic exploration.”

Ask Me Anything!

A: Fontana’s Italian Restaurant in Cupertino.

Q: How do you like your eggs?
A: Over easy.

Q: Do you collect anything?
A: I collected antique furniture for a long time, but now that my house is full of it, I’ve stopped.

  • 3 Ways to Increase Your Home’s Market Appeal

SARATOGA — If you’re planning to sell your home, you’ll naturally want to make it presentable by doing some cleaning and organizing. This is a good start, but it’s also a good idea to take additional steps to enhance your home’s aesthetics. Consider the following measures for increasing your home’s appeal (and, ultimately, its value).

Spruce up the front. Everyone knows first impressions are important, but when it comes to showing a house, this usually occurs as the buyer pulls up to the front curb—thus the common emphasis on creating “curb appeal.” A neat, well-maintained yard will give your home an extra bit of charm when buyers first lay their eyes upon it. Equally important is the appearance of the front of the home itself, including the porch and the door. A clean, attractive front door communicates the condition of the interior of the home, so be sure to pay attention to these crucial details.

Upgrade surfaces. From the walls to the floors, it’s important to pay attention to surfaces when getting your home ready to show. Whether you’re replacing your carpets, repainting your walls or replacing old tile, refurbishing the surfaces throughout your home provides one of the best returns for money invested in market preparations.

Brighten things up. Besides creating a clean home environment, it’s important to create a bright one. Take down any old blinds or drapes and let the sunlight in. Additionally, replace your existing lightbulbs with the brightest bulbs possible (you may also want to replace some of the lighting fixtures themselves). By creating a crisp, luminous ambiance, you’ll enable prospective buyers to “see the light” as they survey your home.

  • Safeguarding Valuables While Showing Your Home

SARATOGA – If you’re planning to sell your home, one likely component of your marketing campaign will be to show it off to local Realtors and prospective buyers. However, while opening up your home is a great way to attract attention, keep in mind that this also leaves it vulnerable to those who would take advantage of easy access to your valuables.

Between open house events, private agent showings and broker tours, you’re going to have all kinds of people walking through and looking at your home during the initial marketing period. While most (if not all) of these individuals will be on the level, when it comes to having strangers in your home, it’s best to not take any chances. To avoid having valuables or sensitive items like medications go missing, be sure to place these in a secure or hidden location. One good strategy is to put such items in a central area like the kitchen, where your realtor will be able to easily supervise things during your event.

  • The Benefits of Proactive Property Inspections

SARATOGA – A common question real estate clients ask is, “Who pays for property inspections, the buyer or the seller?” While there’s no established industry standard for where this responsibility falls, Realtors typically recommend that sellers pay for inspections before their properties hit the market. Even though it may incur some upfront costs for sellers, this proactive move can furnish significant benefits later.

One major advantage of having inspections done upfront is that it removes unknowns for both the buyer and seller. By knowing the condition of their home and what needs to be addressed, a seller can make informed decisions on which repairs to invest in. Keep in mind that prior to being in contract with a buyer, the seller can choose to personally handle any needed repairs or have them performed by a handyman. Once in contract, however, all repairs must be handled by a licensed contractor, which is likely to be more expensive.

Another benefit of having inspections done upfront is that it often leads to better offers. The fact is, buyers hate unknowns, so if there’s any ambiguity about the condition of a home, they’re less likely to make an offer, or they may make a lower offer than they would have otherwise. In contrast, when buyers have a clear idea of what they’re getting, it gives them greater confidence in making a strong offer. So, although it may represent a substantial investment, having inspections done before putting your home on the market can pay off big in the end.

SARATOGA — Host, Sarah Rutan: When preparing your house for market, there are several steps you can take to maximize its appeal to prospective buyers. To learn more, we’re in Saratoga with Kevin Cole of Bower & Cole Group, speaking on behalf of Diamond Certified Expert Contributor Bob Bower.

Diamond Certified Expert Contributor, Kevin Cole: I’m here to share with you some ideas about how to increase the market appeal and therefor the value of your home. We all know that as we approach a home, curb appeal means charm appeal. A crisp and clean curb appeal will in essence increase the charm and the value of your home. Charm sells. So, whether you’re trimming, edging, mulching your front yard, anything that can enhance the crispness of it will impress the new buyer.

Even more so important is the front porch, the front door. From there, a clean, crisp front door first impression extrapolates the condition throughout the house. A buyer can feel comfortable as they enter the home if they have received a favorable first impression.

Another great thing to do is to enhance surface. The surface attention, whether it’s carpets, painting, making things fresh and crisp, replacing old tile, is really a great return, the best return of money that you can invest in to preparing your home to the market.

And don’t forget to let the sun shine in. Replace old lighting fixtures, replace bulbs with the brightest burning bulbs perhaps. And then take down those old drapes and those old blinds – and again, make your house light and bright for the new buyer as they walk through your home.
