According to Neal Schwartz and Donna Dawson-Schwartz, a Los Gatos-based real estate team that works in partnership with Coldwell Banker, the most important factor when choosing a real estate agent is trust. “Buying or selling a house is a big business transaction, so you need to be able to trust the information your realtor gives you and have faith that they’re working toward your best interests,” says Mrs. Dawson-Schwartz.
Internet listings are important factors in today’s real estate market, but even the best website can’t replace a skilled and experienced realtor. “Home buyers can go online and get the same listing information that a realtor can get, but they can’t get information about the contract, neighborhood and market activity,” explains Mrs. Dawson-Schwartz. “Even if you find a virtual tour of the house you’re interested in, there are still hidden aspects you might not know about. A realtor will bring that information to the selection process and help you negotiate the best deal.”
A good real estate agent can also help you stage your home and make it more presentable for potential buyers. Mrs. Dawson-Schwartz says staging is especially important for vacant homes because it helps potential buyers imagine the possibilities of living there. “For occupied homes, the key is showcasing the space, not your belongings. You should also consider putting some of your belongings in storage. You’re going to be moving anyway, so you might as well get a head start and try to get the best deal.”

Q: What’s your commission?

A: We charge six percent commission, which is standard, but that’s split between the buying and selling agents. Also, part of the commission goes to the national broker, which in our case is Coldwell Banker.

Q: Is the commission negotiable?

A: Yes, but we always charge enough to justify the services we provide. Any agent who negotiates away most of the commission isn’t going to work hard to get you the best deal.

Q: Should I be concerned if my house has been on the market for a while but I haven’t heard anything?

A: Not necessarily. With almost any sale, there are days or even weeks where it seems like nothing is going on, but the process is still unfolding. Potential buyers are looking at listings, talking to us and making decisions about what houses they want to see.

Q: Will there be hidden costs at closing?

A: No. When we go over your contract with you, we’ll explain all the applicable fees, including pre-paid interest, mortgage insurance and transfer taxes. That way, you’ll know the exact cost before you sign the contract, which ensures there will be no surprises at closing.

Q: What’s the most cost-effective way to increase the value of my home before I sell it?

A: Fresh paint and new floor coverings go a long way, but the most important thing is to keep the house clean and the yard well-maintained. Get rid of clutter and dust, replace burnt-out light bulbs, make sure the bathtub is clean and the shower door is spotless, and so forth.

Q: When is the best time to put my house on the market?

A: The busiest period for real estate is spring—it aligns with the school year and the market tends to be hotter. A lot of people think December is a bad time to sell, but it’s often a good idea to put your home on the market when there’s less competition. They really care about you and your real estate situation. Neal is an absolute dynamo. When you're selling your house and you have to make cosmetic changes to it or do something to make it more sellable, he has everybody who can do it for you, and they do a good job. I want to tell people that Neal personally put a light in my dining room, and he personally painted a part of my house when we discovered that something had to be done on an urgent basis. That is really important to me. Regarding Donna, she's a very calm and a soothing real estate agent. She really listens to you, and she works hard to understand your needs. Together they are a great team.

They felt like personal friends and at the same time they are extremely professional. I had worked with Donna who helped me find a real estate agent in Florida and I liked them so much that I thought that I would give them a try.
