Lynn Olavarri, President

Killroy Pest Control provides a wide range of pest control services for residential and commercial clients throughout seven Greater Bay Area counties, with a service area that stretches from San Bruno to Walnut Creek and Tracy to Hollister. The family-owned and operated company has the training and equipment to offer numerous treatment options, including integrated pest management (IPM), tree injections and spraying, and non-chemical solutions, all of which are designed to eradicate ants, bedbugs, termites, spiders, fleas, roaches, pantry pests, rodents, and other unwanted pests.

President Lynn Olavarri is a second-generation proprietor of Killroy Pest Control. Her mother and father established the company in 1956, and she says she’s proud to continue their tradition of always putting customers and employees first. “From the very beginning, this company has been about providing quality pest control treatments at fair prices. Respecting our customers’ properties and giving them custom-tailored programs that address their needs have been the keys to our success.”

Killroy Pest Control makes its services available both on an “as needed” basis and as part of a monthly, bi-monthly or quarterly maintenance plan, which allows its clients to get as much help as they need without having to sign long-term, binding contracts. “Once we determine a client’s pest issue, we customize a service to fit their specific needs,” says Richard Schmidt, Lynn’s husband and co-owner of the company. “We take pride in our problem solving skills, and we always communicate with our customers throughout every step of the process.”

Comparative Summary

Maintaining customer satisfaction is a crucial aspect of any business, but it’s even more important for pest control companies that have earned the prestigious Diamond Certified award. For Killroy Pest Control, the key to achieving and maintaining high levels of customer satisfaction is simple: use industry-best techniques and equipment to effectively solve clients’ pest problems and ensure they don’t reoccur. “We take care of every aspect of the job, from safety precautions to proper disposal of containers,” says President Lynn Olavarri. “We might not be as inexpensive as a commercial treatment that you buy at a hardware store, but we guarantee that we offer a better value when it comes to actually solving the problem.”

Killroy Pest Control has been providing pest control services for residential and commercial clients throughout Alameda County since 1956. The family-owned and operated company offers numerous treatment options that are designed to eradicate termites, roaches, fleas, rodents and other pests, including integrated pest management (IPM), non-chemical solutions, and tree injection and spraying.

Unlike commercial pest control companies that have high employee turnover rates and take an impersonal approach to dealing with clients as a result, Killroy Pest Control utilizes its small size and long-term employees to develop and maintain positive ongoing relationships with its customers. “Our clients rely on the consistency of our services, and a big part of that is making sure they see the same technicians year after year,” says Mrs. Olavarri. “Since they don’t feel like we’re constantly training new people, they feel more comfortable with the entire process.”

To further differentiate itself from its competition, Killroy Pest Control makes sure all its technicians receive ongoing education to ensure they’re up-to-date on the pest control industry’s latest methods and products. “In addition to our thoroughly trained technicians, we have a quality control supervisor who visits jobsites as often as possible, which allows us to quickly resolve potential problems,” adds Mrs. Olavarri. “No matter what type of infestation, we have the knowledge and experience to handle it.”

Industry Info

Many people who have pest problems are concerned about the adverse effects of chemical treatments on both the environment and the interior of their homes. To meet this demand, numerous pest control companies have created divisions that are dedicated to developing and implementing non-chemical, alternative pest control options, including repair/exclusion work, sanitation improvements, interior and exterior baiting, habitat modification, and harborage reduction.

One of the most popular examples of natural pest control is altering the physical characteristics of a home or yard that’s attracting pests. For example, overhanging bushes can make it easier for pests to gain access to a home; white incandescent lights can attract insects that in turn attract spiders; and elements like soil, stacked firewood and standing water can attract subterranean termites.

While changing these characteristics can help prevent pests from entering your home, there’s usually more that needs to be done to fully eradicate an infestation. One way is by mechanical means, such as using a specialized vacuum equipped with a HEPA filter to suck up small insects like termites or bed bugs while emitting only clean, filtered air in the home environment. Another method is to introduce beneficial insects into an infested area to drive out the unwanted pests.

If you’re having problems with rodents entering your home, you may need to block their path of entrance with a piece of sheet metal or some other permanent fixture. Rats only need about a half-inch of space to access a home, and mice need even less, so look for small holes and block them off as necessary. If chemical intervention is deemed a necessary measure, make sure your pest control company uses the cleanest and safest products available. “There are materials that only work on insects because they target a neurotransmitting receptor called ‘octopamine’ that’s specific to insect biology,” explains Lynn Olavarri, president of Killroy Pest Control in Campbell. “That means mammals—including your children and pets—won’t be affected by it at all.”

Frequently Asked Questions

Q: Are your pest control methods safe?

A: Yes. All the materials we use are approved both federally and by the State of California, and all our technicians are fully licensed and trained to use products and materials according to their correct specifications. In the five-plus decades that we’ve been in business, our clients have never experienced any serious problems.

Q: How long will the treatment last?

A: It depends on environmental conditions. There are a variety of microclimates in the Bay Area, so every situation is different. Some areas get more sun; others get more rain. In any case, our work is fully guaranteed for at least 60 days, so if a problem reoccurs within that timeframe, we’ll be more than happy to come back and re-treat your property.

Q: Do I need to leave my house during the treatment?

A: It depends. Many times, we can treat the problem from the exterior without doing anything on the inside. If we do need to spray or fumigate inside, you may need to vacate the premises for three to four hours. It’s very unlikely that you would need to stay elsewhere overnight.

Q: Do you offer any regular maintenance services?

A: Yes, we offer regular maintenance work on a monthly, bi-monthly, quarterly, bi-annual or annual basis. We never require our clients to sign long-term contracts—if you want to cancel your service, you’re free to do so at any time without penalty.

Q: Will your treatment wipe out helpful insects like bees and ladybugs as well as unwanted pests?

A: No. Even though the materials we use aren’t selective, our technicians are trained to avoid spraying beneficial insects like honeybees, green lacewings and ladybugs. We target specific pests in the areas where they’ve taken up residence.
