However, according to Jeannie Apostole-Holden, a realtor, Broker Associate with Coldwell Banker, it’s important for sellers to weigh the cost of making such upgrades against the potential financial benefits. “In general, you want to make your house look beautiful inside and out, but you also have to be smart about how much you invest in upgrades,” she explains. “I always tell my clients not to spend a dime on upgrades unless they’re going to get it back later.”

While cosmetic upgrades are often advantageous investments, Ms. Apostole-Holden says that in some cases, they simply aren’t necessary. “Whether upgrades are needed depends on factors like the house’s location and what the market is like. For example, there are some neighborhoods where the schools are in such high demand and availability is so low that making upgrades isn’t worthwhile—the location alone is going to attract offers and put you in a favorable negotiating position.” So, prior to implementing cosmetic upgrades, talk to a real estate professional to determine if they’re likely to help sell your property.

If you decide to stage your home before selling it, make sure you take an active role in the process. The first thing you should do is get rid of clutter. Remove personal items such as framed photos and take additional furniture out of rooms. This can make your home’s interior feel and look larger and more welcoming. A: No, you should never buy a house that hasn’t been inspected because there are too many unknowns. For example, if there’s a major septic problem or termite infestation that you don’t know about, you’ll end up paying for it.

Q: Who pays for inspections, the seller or the buyer?

A: There’s no official rule, but in today’s market, it’s common for sellers to pay for inspections because it puts them in an advantageous negotiating position.

Q: Should I accept an offer from a buyer who isn’t preapproved?

A: No. When a buyer has been preapproved, it means a lender has spoken to them, done a credit check and verified they’re a worthy candidate for a home purchase. By taking an offer from someone who isn’t preapproved, you open yourself up to a lot of risk, so I don’t recommend it.

Q: Do I need to have an open house to sell my home?

A: It depends on the location of your home and the state of the market. Normally, I like to do open houses on my listings because, even though a lot of people shop online these days, you never know where the buyer is going to come from.

A: Whichever way you prefer. I find that most senior citizens want phone calls, whereas younger people prefer emails and text messages, so I stay flexible in how I communicate with my clients.
