When selecting a contractor for a remodeling project, preplanning can affect your choice.
“People are often overly focused on price when looking for a contractor,” says Jim Kabel, owner of Case San Jose. “Price shouldn’t be your driving force, because if the work isn’t done right or backed by a warranty, you can do more harm than good to your home.”

Before talking to a candidate, ask yourself the following questions:

• Do you have a clear idea of the scope of your remodeling project?
• Are there changes to your living situation that may be affected by the project?
• How long do you expect to stay on the property?

When you talk to a company’s owner or representative, ask yourself the following questions:

• Do they listen to your needs?
• Do they have good suggestions and ideas? Do they seem proactive?
• Did they show up on time for the first consultation?
• Did they return your call quickly and promptly?
• Do they offer a guarantee or back up their services in any way?

Mr. Kabel also recommends having an expert review the exterior of your house once a year to make sure it’s sealed properly. Finding examples of rotted trim or siding, gaps in caulk or seams, holes in stucco, window gaps, and infestations of termites or other pests can be extremely important to the upkeep and value of a house. Basic maintenance can save on costly repairs in the future.

Q: How long does a typical bathroom or kitchen remodeling project take to complete? How much will it cost?
A: “It depends, because every project is unique. In our kitchen and bathroom seminars, we talk about three different levels of remodeling, each with its own price range and timing. The schedule often has to do with the client’s level of involvement, the scope of the work, and the selection and delivery of materials.”
 
Q: How do you charge for handyman work?
A: “Typically, we’re asked to do projects that take a day or less. We charge on an hourly basis with a two-hour minimum, plus any material costs. The hourly rate and time estimate is based on what a client tells us the project will entail. We’ll schedule an appointment for a handyman to look at the job and review the plan to make sure the estimate is realistic. With the client’s authorization, work can usually begin immediately.”

Jim Kabel: A Successful Case

SAN JOSE — Jim Kabel started his career in the high-tech field, but after 25 years in the industry, he was ready for a change. “I was running service and support for a major business group when I decided I wanted to do something completely different—specifically to own and manage a business in an entirely new industry,” he explains. After considering his options, Jim decided his professional abilities would be best utilized in the field of home improvement. “As a homeowner, I’d had both good and bad experiences with home improvement, and I felt there was an overall shortage of quality, customer satisfaction-focused companies to address the needs of others like myself.”

When he came across an East Coast-based company that was offering franchise opportunities, Jim knew he’d found a perfect match. “Case Design/Remodeling had a process for remodeling and construction that made a tremendous amount of sense to me, and I ultimately decided to partner with them, which has worked out very well.” Since founding Case’s Santa Clara franchise in 2004, Jim says he’s enjoyed applying his prior professional experience to another industry. “I like taking the things I learned working for a large company, applying them to a small business and seeing how they work. By identifying the skills that are crucial for this industry and tapping the expertise of high-quality professionals, I’ve been able to take things to the next level.”

Originally from Southern California, Jim eventually migrated to the Bay Area and currently resides in San Jose, where he says he enjoys the city’s characteristic diversity. “In addition to the variety of things to do—from sports and entertainment to outdoor activities—I also appreciate the diversity of the people, as well as the professional opportunities available here. It’s just a very fun place to be.”

Outside of work, Jim enjoys partaking in the many things San Jose has to offer. “As a fan of music, movies and sports, there’s always something for me to do here,” he says. “I like going to see live music, and I’m also a San Jose Sharks season ticket holder.” In addition to local entertainment, Jim enjoys playing the keyboard and participating on his company’s softball team.

When asked what his future retirement might look like, Jim says he’d continue to do things that keep him active. “I don’t know if I’ll ever fully retire, but even in semi-retirement, I hope to teach or consult in some capacity—whatever allows me to stay active and relevant.”

    SAN JOSE — When planning for a large remodeling project (or any project that’s design-intensive), consider the following points:

    Define the scope of the project. Before you begin interviewing designers and contractors, have a clear idea of what you want. Consider which aspects you plan to change and which you plan to keep. Knowing what you want will be very important when it comes to determining the project’s budget.

    Establish your style. Get a sense of your style and make sure it’s appropriate for the size, price and architecture of your home. Browse home remodeling websites and magazines and note what you like and don’t like. You may not understand the nuances of all the different styles, but if you can get a clear idea of what you like and don’t like and communicate that to your designer, it can be extremely helpful.

    Define structural details as early as possible. Whether you plan to open up a wall or change the size of a door or window, structural changes are one of the most expensive aspects of remodeling. They can consume your budget very quickly if you’re not careful, so you should get a contractor involved in the design early to verify the viability of planned structural alterations.

    Insist on detailed documentation. Unless it’s a simple repair, design and drafting make a huge difference in clarity of scope and accuracy of detail, so make sure every phase is accompanied with detailed drawings. In addition, make sure you have a written contract that spells out all the terms of the project.

    Choose the right partners. One of the most essential aspects of remodeling is finding a quality, trustworthy contractor and designer. Additionally, since home remodeling is often a long-term affair, make sure you hire someone you feel comfortable working with.

SAN JOSE — Host, Sarah Rutan: When remodeling your home, its important to plan ahead. Today, we’re in San Jose with Diamond Certified Expert Contributor Jim Kabel of Case Design/Remodeling to learn five steps to consider before beginning a project.

Diamond Certified Expert Contributor, Jim Kabel: When considering doing a large remodeling project or anything that’s design-intensive, here are five steps that I think are important for you to think about, or five key points, actually.

Number one is get a clear definition of your scope. As you’re starting to interview potential companies that you’re going to be working with, having a clear idea of what you’re going to be doing, what’s included, what’s not included, what aspects you plan to keep, what aspects you plan to change are going to be very important to help you get a good budgetary idea of what the project’s going to cost.

Number two, get a sense of what your style is. Understand the architecture of your home. Get a good sense of what types of projects are of interest to you based on websites you’ve visited, magazines you’ve looked through. You may not have to understand all the different types of styles, but if you can get a clear idea of what you like and don’t like and communicate that, that’s extremely helpful.

Third, get the structural details defined as early as possible. If you plan to open up walls, move walls, bump out space, change the size of doors and windows, those are all things that can consume your budget very quickly and it’s important to nail those down up front so you can manage the rest of your budget properly.

Fourth, when you actually move forward with the project, get everything documented in great detail. Make sure that there are drawings that spell out everything specifically. Make sure you have a contract that supports those drawings that spells out all the terms, all of the other nuances that are important in this project as it goes forward.

And then fifth, choose the right partner. Find a company that you trust. Find somebody that you’re comfortable working with. You’re going to have this working relationship going on for an extended period of time, both before, during, and after the project and you want to hire somebody that you trust and that you feel comfortable with.
