San Carlos-based Cacci Construction handles every kind of construction job, from one-room remodels to custom new-home construction. “What sets us apart from our competition is the way we work,” says owner Michael Cacci. “We try to make the remodeling or new construction process as painless as possible for our customers.”
That process starts with planning, he says. Unlike many contractors, Cacci Construction consults with customers to develop a complete plan before starting any work. Design and brand choices are made and priced up front, so there are no delays once work has begun and initial cost estimates become more reliable. This also gives customers more time to research and make decisions, without feeling pressured for holding up a job’s progress. “When we start a job,” says Mr. Cacci, “all the decisions have been made. I don’t call the customer and say, ‘I need a decision on the tile by 5 p.m. or we’re going to have to stop work.’”
Consultation and communication continues throughout the job. “We stay involved with customers,” confirms Mr. Cacci. “We tell them what we’re doing and why we’re doing it. We also ask for their opinions. I think the consultation is what makes customers most happy.” Cacci Construction shows customers every bill that’s paid, so they know exactly where their money is going. If something comes in at a higher price, Mr. Cacci explains the reasons. “Honesty is the best policy,” he says.
Cacci Construction also provides firm start and end dates, with daily plans for what’s to be accomplished. Generally, onsite work hours are 7:30 a.m. to 4 p.m., with late or Saturday hours if needed to keep a job on schedule. “We meet the schedule about 98 percent of the time,” says Mr. Cacci.
Once a job is underway, Cacci Construction keeps a clean work site, aiming to minimize disruption to the people living in the home. Its crews maintain dust and floor protection and do daily clean-up and garbage removal.
At the end of every job, Cacci Construction gives customers the opportunity to list all deficiencies on a “punch list.” Every item on the list is subsequently corrected, and final payment isn’t invoiced until customers are satisfied.
Cacci Construction’s employees have been with the firm for an average of seven years. The company uses the same pool of subcontractors for all jobs, some of whom have been working with them for more than 15 years. “They all know the Cacci Construction way,” says Mr. Cacci. “On every job, big or small, everyone’s on the same page.”
