Ceramic tile and natural stone installations should be relatively maintenance-free.

“Caring for tile and stone should be simple and routine,” says Jay Cool, owner of Cool’s Custom in Los Gatos. “Also, you should ensure any products are installed on a proper foundation. The most common cause for failure or deficiency in any tile or natural stonework is the way it’s installed.”

Caring for ceramic tiles
Contaminants and spills on glazed ceramic tile are usually easier to clean than other, more impervious surfaces. Glazed tile products should be routinely cleaned with an all-purpose, non oil-based household or commercial cleaner. The type of product you choose should depend on the tile application. A multipurpose spray cleaner, for example, can be used on wall tile areas in baths and showers. Routine cleaners should never contain acids or ammonia—they can damage and discolor the grout.

Prior to cleaning ceramic tile, remove any dust or debris from the area by sweeping or vacuuming. Clean and scrub tile areas with a cotton mop, cloth, sponge or non-metallic brush. After cleaning, rinse the area with clear water to remove any cleaning solution residue.

Unglazed tile should be cleaned routinely with concentrated tile cleaners that have a neutral pH level. These cleaners are better suited to remove grease, oil and normal spills.

Caring for natural stone
Only use cleaners specifically designed for cleaning stone. They contain no acids and have concentrated, neutral pH levels that won’t affect existing sealers or wax-type coatings.

Dampen the surface of the stone with clear water to keep the cleaning solution on the surface. Apply the solution with a sponge or mop; use a spray bottle on walls, kitchen counters or vanity tops. Allow the solution to sit for three to five minutes. Agitate the stone with a sponge, synthetic mop, soft bristle brush or floor-scrubbing machine. Finally, mop up the dirty solution and buff the stone dry.

Once the stone has been cleaned, you can periodically apply a wax-type floor finish to enhance its luster. Apply the finish with a spray applicator and buff it immediately with a white nylon pad. Reapply as needed, depending on the volume of surface traffic and the consistency of your maintenance program.
